Oldsmar Galleria a Mixed Use Development 2007-04-01 16:02:19 The freshly-painted, awning-decked Oldsmar Galleria is empty but the mixed-use development on State Street and St. Petersburg Drive is nearing completion and signing leases.
The $12-million, 60,000-square-foot project is expected to start filling its space in May, said Douglas Weiland, CEO of Clearwater-based developers, JES Properties Inc.
“We’re very pleased with the building,” Weiland said. “We like the look of it. We think it’s a good first step for the reinvigoration of State Street.”
The development is made up of retail space on the first floor, office space on the second floor and condominiums on the second, third and fourth floors.
Twelve of the 20 condos have sold. Prices for the two-bedroom condos have ranged from $290,000 to $370,000.

Statewide, sales of single-family existing homes totaled 10,779 last month compared to 14,080 homes sold in February 2006 for a 23 percent decrease.
Real estate industry experts across the state think the outlook for Florida’s single-family residential housing market has brightened, according to a quarterly survey conducted by the University of Florida. Another High-Rise Project Proposed For Channel District 2007-03-26 15:11:24 If another high-rise is approved by the Tampa City Council in two months, Meridian Avenue may someday resemble a mini version of Bayshore Boulevard.
Fida Sirdar, whose Key Developers is developing two other projects in the ChannelDistrict
, plans a 38-story tower at 211 and 227 N. Meridian Ave.
With Sirdar’s latest proposal, the recently redesigned Meridian, used by commuters to enter and exit the elevated lanes of the Lee Roy Selmon Expressway, would have nine high-rises in its immediate area.
Sirdar said his plan for a 420-foot tower is the only way to make the retail and condominium complex work on the 1.3-acre site.

Rezoning Request For Condos in Tampa Palms Withdrawn 2007-03-25 15:21:25 Hillsborough County’s Planning and Zoning Department has put the kibosh on a controversial rezoning request that could have put 1,500 condominiums near Bruce B. Downs Boulevard.
The project was slated for a 644-acre site between Lake Forest and Tampa
Palms. The site is mostly wetlands, so the condo towers and a shopping center would have been squeezed onto 79 acres.
The zoning staff has received hundreds of letters and e-mails from residents who oppose the project.
The developer, Giunta Group, applied for the rezoning in January 2006 and has had the case continued every time it was scheduled for a public hearing. It was scheduled for a hearing March 6, and the developer again asked for a continuance, to May 1.

Publicly Accessible Boat Slips are Becoming Rare 2007-03-14 17:03:38 A clash between two icons of Florida life is leaving frustration and expense for boaters in its wake.
On one side, boat ownership, the privilege to cruise Tampa Bay.
On the other, waterfront condo development, the conversion of shorelines into dream homes.
Hillsborough County’s public boat slips have become a casualty of the real-estate boom of the past five years, according to a report presented to the County Commission last month.
In that time, the number of slips open to the public has fallen 41 percent from 1,988 to 1,168.
The commission heard a report on the disappearing slips in late January and asked its Planning and Growth Management Department to come up with recommendations. So far, the options appear to be few and the remedies costly.
“We cannot continue to allow private developers to own marinas and not allow our public citizens to enjoy the waterways,” Commissioner Rose Ferlita said.

Channel Area Momentum Continues 2007-03-10 16:11:20 Miami developer Juan Porro has had a fairly easy time developing a 280-unit residential and retail project at 202 N. 11th St.
In fall 2005, residents overwhelmingly supported the eight-story structure, since named The Slade. After getting zoning approval from the city council, Porro and his staff began selling space in the project, which calls for 14,250 square feet of retail and will wrap around Meridian Avenue near Kennedy Boulevard and Washington Street.
Porro used a $50,000 model to help prospective buyers visualize the one- to three-bedroom units, ranging from $250,000 to $500,000. So far, he said, 140 units have been sold, plus almost all of the retail space.
At the end of March, The Slade’s sales center will move across the street to the third floor of City Blue Print Co., 119 N. 11th St. Then, three connected former warehouses on 2 ½ acres will be razed to make way for the project.

Verano Condo Plans To Make Reappearance 2007-04-02 03:04:20 The Verano
condominium project is coming back.
After months of dormancy and the towing away of the sales trailer on the property, the project of 65 condos and town houses next to Gorrie Elementary School is again seeking city approval. The Architectural Review Commission approved the project in 2005 but must review the plans again because nothing happened with the project for more than a year, historic preservation manager Del Acosta said.
“It’s the same exact project,” Acosta said. “They haven’t changed anything with it.”
The project requires the commission’s review because the property is in the Hyde Park Historic District. The plans call for three buildings on the site, which is bordered by Brevard Avenue, South Boulevard and Azeele and Horatio streets.
