Oldsmar Galleria a Mixed Use Development

The freshly-painted, awning-decked Oldsmar Galleria is empty but the mixed-use development on State Street and St. Petersburg Drive is nearing completion and signing leases. The $12-million, 60,000-square-foot project is expected to start filling its space in May, said Douglas Weiland, CEO of Clearwater-based developers, JES Properties Inc. “We’re very pleased with the building,” Weiland said. “We like the look of it. We think it’s a good first step for the reinvigoration of State Street.” The development is made up of retail space on the first floor, office space on the second floor and condominiums on the second, third and fourth floors. City urban planner Wilson Stair said it’s a nice touch that condominium residents of the Twelve project will be able to order room service from the hotel housed in the same building. But what really upped his enthusiasm for Twelve Hotel and Residences, which won city council approval last week without controversy, is the dynamic statement the 47-story building will make at street level. Its entrance, including an outdoor cafe, will stretch around Ashley Drive and Cass Street, and the front of the parking garage will be decorated with artwork. Twelve will occupy a key location in the Ashley Drive makeover - across from the proposed art museum site - and Stair and other city officials say they weren’t about to let that plum spot go to just any ho-hum structure. A program offered since 1994 by the Tampa Downtown Partnership changes tires and jumps dead batteries free of charge in the area bounded by North Boulevard, Channelside Drive, St. Pete Times Forum Drive and Scott Street. IKEA Coming Soon To Tampa

The Tampa Tribune announced today that IKEA will be coming to Tampa. I have been to their Chicago store and I was impressed by their prices and their various products. This store is great for those wanting a minimalistic design for their apartment or condo. Straight-edges on furniture, small design. Great prices. No more looking at bulky arms for a loveseat or sectional that you cannot fit in your small space. You can certainly find it at IKEA. Now to find out where this proposed IKEA will be located in Tampa. If another high-rise is approved by the Tampa City Council in two months, Meridian Avenue may someday resemble a mini version of Bayshore Boulevard. Fida Sirdar, whose Key Developers is developing two other projects in the Channel District , plans a 38-story tower at 211 and 227 N. Meridian Ave. With Sirdar’s latest proposal, the recently redesigned Meridian, used by commuters to enter and exit the elevated lanes of the Lee Roy Selmon Expressway, would have nine high-rises in its immediate area. Sirdar said his plan for a 420-foot tower is the only way to make the retail and condominium complex work on the 1.3-acre site. “We plan a thin, graceful tower,” he told Channel District residents this month. The project would feature 259 condominiums and a seven-story parking garage. Two-story residences would surround the garage on Meridian, with parking for retail and residences accessed from Meridian and Kennedy Boulevard. Sirdar said condos would average 1,200 square feet;

Rezoning Request For Condos in Tampa Palms Withdrawn

Hillsborough County’s Planning and Zoning Department has put the kibosh on a controversial rezoning request that could have put 1,500 condominiums near Bruce B. Downs Boulevard. The project was slated for a 644-acre site between Lake Forest and Tampa Palms. The site is mostly wetlands, so the condo towers and a shopping center would have been squeezed onto 79 acres. The zoning staff has received hundreds of letters and e-mails from residents who oppose the project. The developer, Giunta Group, applied for the rezoning in January 2006 and has had the case continued every time it was scheduled for a public hearing. It was scheduled for a hearing March 6, and the developer again asked for a continuance, to May 1. Zoning Director Paula Harvey told the developer and its planner there would be no more. “Please be advised that if the requested/required information, including revised site plans, fees and notice is not provided in order to have this application heard at the May 1

Condo Buyers Can Rescind up to 3 Days

Hillsborough County’s public boat slips have become a casualty of the real-estate boom of the past five years, according to a report presented to the County Commission last month. In that time, the number of slips open to the public has fallen 41 percent from 1,988 to 1,168. The commission heard a report on the disappearing slips in late January and asked its Planning and Growth Management Department to come up with recommendations. So far, the options appear to be few and the remedies costly. “We cannot continue to allow private developers to own marinas and not allow our public citizens to enjoy the waterways,” Commissioner Rose Ferlita said. New Yacht Starship Dinner Cruise is Set to Start in April

The owner of two successful dinner cruise ships in Tampa is expanding to Clearwater. Troy Manthey, who owns and operates the Yacht StarShip and Lady Tampa Bay at Channelside, will dock his newest acquisition - the Excalibur - in the Clearwater Municipal Marina at the causeway. The 118-foot boat will be rechristened as the Yacht StarShip II and begin cruising in mid April . Manthey, who has been operating dinner cruises in Tampa since 2001, was looking to expand regionally. Recently, the 40-year-old purchased the Excalibur from the New York City-based VIP Cruise s. The Excalibur had operated as a upscale dinner cruise boat in the World Trade Center marina. The boat was used to evacuate people after the Sept. 11 terrorist attacks, Manthey said. After the disaster, business never rebounded. Miami developer Juan Porro has had a fairly easy time developing a 280-unit residential and retail project at 202 N. 11th St. In fall 2005, residents overwhelmingly supported the eight-story structure, since named The Slade. After getting zoning approval from the city council, Porro and his staff began selling space in the project, which calls for 14,250 square feet of retail and will wrap around Meridian Avenue near Kennedy Boulevard and Washington Street. Porro used a $50,000 model to help prospective buyers visualize the one- to three-bedroom units, ranging from $250,000 to $500,000. So far, he said, 140 units have been sold, plus almost all of the retail space. Condo Builders Optimistic About Market 6 months From Now

If homebuilders are right, the condo market will look significantly brighter six months from now, though current conditions remain substantially weaker than they did one year ago. Condo builders reported somewhat better market conditions in the fourth quarter of 2006 than in the previous quarter, according to the latest results of the National Association of Home Builders ’ (NAHB) Multifamily Condo Market Index (MCMI). The current-conditions index remained substantially lower than it was at the same time last year, but builders and developers are more optimistic about what they think the condo market will be doing six months out. Traffic of prospective buyers also rose slightly from the previous quarter. “The condo market is coming back toward balance following the previous four quarters when the pendulum swung from red-hot to seriously cold,” said NAHB Chief Economist David Seiders. “What we are looking for – and likely to find in 2007 – is a healthy and sustainable level o


Aqualea Resort Pedestrian Bridge Plan Scrapped

As expected, Clearwater officials agreed Thursday to let a developer for a major resort remove a pedestrian bridge from the project. The proposed $2-million walkway would have stretched from the parking garage of the Aqualea Resort and Residences on S Gulfview Boulevard to the beach. NJR Development Co. was to have built the bridge, but the city would have reimbursed it. The garage has been re-configured, and the bridge is no longer needed, city officials said. Instead, a pedestrian crossing will take its place. In addition to condos and condo-hotel units, the Aqualea will include a parking garage with 750 spaces, including 400 available for public use.

Verano Condo Plans To Make Reappearance

The Verano condominium project is coming back. After months of dormancy and the towing away of the sales trailer on the property, the project of 65 condos and town houses next to Gorrie Elementary School is again seeking city approval.  The Architectural Review Commission approved the project in 2005 but must review the plans again because nothing happened with the project for more than a year, historic preservation manager Del Acosta said. “It’s the same exact project,” Acosta said. “They haven’t changed anything with it.” The project requires the commission’s review because the property is in the Hyde Park Historic District.  The plans call for three buildings on the site, which is bordered by Brevard Avenue, South Boulevard and Azeele and Horatio streets. Starbucks has finally arrived in Downtown Tampa .  It has recently opened in the Embassy Suites hotel which is directly across the Tampa Convention Center.  The store is located at the corner of Franklin Street and Channelside Drive.  Like most stores, it will have outside seating area with tables and free wireless internet access.  With the newly built condo projects like Grand Central, Towers at Channelside, Ventana and The Place, we can only predict that more Starbuck stores will soon to follow.  Perhaps one on each block?  You never know.  I myself do not need any more caffeine, sugar or whipped cream in my system, but just happy to see more retail stores in the downtown area.
