Home Lender's points to ponder....
2008-09-02 20:10:03
Does a standard lender's appraisal often fail to reveal the true condition of a home?  This is where a home inspection conducted by a qualified professional home inspector - perhaps commissioned or required by the mortgage lender - could serve as a valuable complement to the appraisal. Would you like to take control of the inspection process by making it routine? Such a move would not only

Quick checklist for folks who are getting a home inspection....
2008-09-01 22:32:58
Just wanted to share a few things that will speed the home inspection along for you. Ensure all utilities are on, Clear an area in front of the electrical service panel. Must be a minimum of 36" wide and 36" deep. This means no washers or dryers left in front of panel. Pets are kept away from inspector. I love animals but like the post-man, pets can turn on strangers in a heart beat so please jus

When in Central Georgia (and you like airplanes) visit the Museum of Aviation in Warner Robins
2008-09-01 21:53:09
I have had a love of all things with wings as long as I can remember; born on an Air Force base, grew up within a couple miles of that same Air Force base, built dozens and dozens of model airplanes while growing up, attended dozens of air shows and visit ed aviation museums such as the Air Force Museum in Dayton Ohio, the National Air & Space Museum in Washington D.C. and the Duxford Museum in

Gustav is no Katrina.....Thank God!
2008-09-01 15:34:33
I've been glued to the TV set all last night and in-between jobs today and it looks like the worst has passed as far as hurricane Gustav goes. I'm sure there will be some flooding and other damages as it blows inland but the people of New Orleans and surrounding areas have been spared the devastation that was experienced during Katrina . Thank God! (Katrina damage)

Home Inspection-Thermal Imaging question
2008-08-31 22:04:25
A question for all my Realtor friends.... Have any of your clients been asking for thermal imaging (infrared thermography) services during their home inspection? This relatively new technology is the all the buzz amongst home inspectors for many good reasons. The technology allows us to see through walls and identify defects that we could not see otherwise. I am looking for some feedback on

BRAC's effects on Robins Air Force Base, Warner Robins GA
2008-08-31 21:41:40
Robins Air Force base is located in Warner Robins GA....which is about 15 miles south of Macon. The base is Georgia's single largest employer with 22,000 civilian personnel and about 3,000 Active Duty, Guard and Reservists. The latest round of the Base Realignment and Closure Commission (BRAC) left it's mark on Robins in good and not-so-good ways. First the not-so-good, the 19th Air Refueling Grou

Georgia Home Inspector licensing Bill vetoed by Governor Purdue
2008-08-31 21:07:53
Governor Sonny Purdue vetoed HB 1217 which was to require licensing and set out training requirements for Home Inspector s. Part of his reasoning was that his preference "is for the market--not the State--regulate as many of our industries as possible. Thus, in order to not supplant the good work of our free market with taxpayer funds, I VETO House Bill 1217." When I first read this I said to

Pre-listing (Sellers) home inspections.... a step beyond.
2008-08-29 18:28:29
I know I'm preaching to the choir here, well at least part of it, but why aren't more sellers getting pre-listing home inspections? Of all the biggest no-brainers in selling a home there are, I think that the pre-listing inspection has to be ranked up near the top along with curb appeal checklists and cleaning the carpet! Here are some points to ponder if you still don't get it: Can help you real

Helpful tips to avoid the Home Inspector "Deal Killer".
2008-08-29 16:29:37
Hello to all, I would like to share some information with my favorite people....Realtors! I can say that without being struck down because I am engaged to one, LOL. The reputation that Home Inspector s have throughout the real estate community is one of being a "Deal Killer " or a "Schmuck-in-a-Truck", and some of that criticism is probably well earned. Once a Realtor has found an Inspector who does

My job is so fun!
2008-09-24 18:38:55
I have had the pleasure to inspect many properties.....from 5000+ sqft. mansions to 900sqft. homes. Today was fun because it was one of those jobs that just challenged a lot of my knowledge and quite frankly my experience. This duplex would be a great model for a home inspection school to buy as a model for their students to practice on. Every single system and component in this duplex required co

Recent inspection brought up stair safety issues.
2008-09-17 16:44:28
I recently inspected a two story home that was approximately 23 years old. This home was a duplex in a neighborhood of duplexes which was my first clue. These homes were put together in haste and the craftsmanship proved it. There were many items of concern in this home but the stairs were the most concerning to me since there were to be children moving into the home. A young child (or elderly per

How agents can limit their liability with regard to home inspections.
2008-09-07 12:21:56
by Joe Ferry, Esquire and Nick Gromicko, InterNACHI Founder   In a world where litigation is the preferred method of resolving even the most minor conflicts, it should come as no surprise to real estate agents that they are increasingly finding themselves named as defendants in law suits wherein purchasers of residential real estate are claiming damages as the result of the alleged fraud and/or

What is efflorescence?
2008-10-08 17:49:04
Many home buyers and real estate agents are puzzled when I use the word efflorescence. What is it and is it a problem? Here is a quick explanation: Efflorescence is caused when soluble salts and other water dispersible materials come to the surface of concrete and mortars. It's induced by low temperatures, moist conditions, condensation, rain, dew, and water added to the surface of fresh conc
