Rent collection service begins
1970-01-01 00:59:59
CARTER Jonas in Cambridge has launched a new rent payment collection service as an addition to its established suite of residential lettings and management services. The new fee-based service, whereby Carter Jonas collects rent payments on behalf of landlords and deals with associated payment-chasing or queries, has been launched in the Cambridge area following its success in the firm is other key lettings locations of London and Oxford.Approximately 75 per cent of landlords with local properties take up Carter Jonas management service over and above using them to secure new tenants, particularly if the landlord only owns one or two properties and renting is not his or her main source of income. It is this set of landlords who Bridgit Knowles a lettings specialist at the Cambridge office believes are driving letting agents to reassess the scope and scale of management services to the point where the post-lettings services are promoted as keenly as those preletting.Bridgit said: Letting a

UK rental market 'wobbling'
1970-01-01 00:59:59
People who have bought properties in the UK specifically to make money from renting them out - known as buy-to-let investors - have been urged to take a more cautious approach. Income from rental properties has fallen for the fifth quarter in a row, the Royal Institution of Chartered Surveyors (RICS) has said. There is a waiting list of landlords. Normally there is a waiting list of tenants RICS Rental yields in the central London market have been under pressure for several months because a slump in corporate lettings has led to too many properties on the market. But RICS said there was evidence that this was now rippling out to other parts of the country. Too many landlords Ray Barrowdale of RICS told BBC News Online that while landlords were still making a profit, average returns from property investments were falling. "What's appearing now, in some parts, is a waiting list of landlords. Normally there is a waiting list of tenants," he said. He said people needed to be careful and

PCS celebrates 21st anniversary in impressive style
1970-01-01 00:59:59
PCS EXPO — formerly known as the Property Computer Show — is traditionally the event that provides the opportunity for agents to see a range of software and other products in one location and to be able to compare them while each is fresh in the mind. The show, now held at the Business Design Centre in Islington, celebrated 21 years this year and I think I have probably been to most of those exhibitions. The venue has changed over the years but most people seem to agree that Islington suits PCS and as visitors we feel we know our way around.I was particularly interested in estate agency software and I found an extremely full range of products. The old favourites Encore, Vebra, Dezrez and Aspasia were all there but there were some refreshing new products as well. More of them later. You could not help but notice the pitch from Core Systems — the firm behind the Encore software — as you walked in to the impressive new stand.Encore is a traditional client server product that has bee

Current Property Articles

http://www.equitygazette.com/It's a pity that very few people consider auctioning a house as a viable selling option. This may be because many believe that auctions are only done at Christie's for small works of art, or done by banks to get rid of their repossessed properties. The latter reason may also be the most compelling reason why home owners would rather not put their house on public auction, and choose to just wait it out. Unfortunately, waiting for the right time to sell a house or the right person to come along and purchase the house will not be beneficial to your property's existing market value. Remember that the longer your house stays on the market, the older and the more new competition it gets. Although the land the house rests on may increase in value, the physical structure itself, devalues. In addition, you may be paying extra on taxes and maintenance, expenses that you can do without. If there is an existing real estate demand or the property rates are high, why

Residential Rental Price Index
1970-01-01 00:59:59
Are you moving to a new area? Do you know what the prices of property to rent in the area are? If not, then you may be looking to find a rental price index that can provide a guideline to rental property prices. What Factors may Influence the Rental MarketLike any property market the rental market prices will fluctuate depending on a number of different factors. These influences can depend on supply and demand factors, are there more properties than demand, this can have a major impact on prices. If there is more available property than the demand for rental houses then it is inevitable that the better quality property will be in demand, plus this can have a factor on the price of these properties. Also if there is less property than demand then this can force the rental prices up for the available property. Other factors can depend on interest rates and mortgage prices as to whether landlords keep their rental property or sell the property in order to cash in on higher house prices.Mov

1970-01-01 00:59:59
These findings are contained in the third quarter ARLA Survey of Member Letting Agents, published today 14 September. This is the largest survey of its kind produced for the private rented sector and the buy to let marketThe healthy balance between supply and demand in the private rented sector in most parts of the country is reported in the survey. ARLA believes this could lead to a shortage of rental property before long. The value of houses on the rental market increased by 3.8% overall, while flats rose by 5.8%. Rental flats in prime central London gained an impressive 12.9% rise in their capital values.A healthy balance between supply and demand is reported for the whole rental market. Debt mountain claims 300 victims a day
1970-01-01 00:59:59
LONDON (Reuters) - Three hundred people a day in England and Wales declared themselves insolvent in the summer as Britain's trillion pound debt mountain claimed a record number of victims.Mortgage repossessions also rose sharply -- up more than a fifth -- as households have struggled to repay home loans at a time when house prices have been rising almost twice as fast as wages. And a near certain hike in borrowing costs next week can only pile further pressure on the growing number of Britons struggling to cope with credit card debts and soaring household bills.Analysts argue the situation will get worse and hit economic growth next year."With unemployment continuing to rise, utility bills soaring, debt levels at record highs and home buyers stretching themselves ever more as house prices rise move significantly higher, it seems certain that individual insolvencies and mortgage repossessions will climb markedly further over the coming months," said Howard Archer, economist at Global In

Buy-to-let the Growth Residential Property Market in 2006
1970-01-01 00:59:59
Thought this article snippet would be good to add to the site, it makes an interesting read for anyone who has a buy to let property, judging by this you are not alone.Figures released by The Council of Mortgage Lenders show that, for 2006, the Growth in lending to the buy-to-let market exceeded that to the residential housing market generally. 330,000 buy-to-let mortgages, representing a total of £38.4 billion, were taken out in 2006. Compared with 2005, these figures show an increase of 48% in the number of buy-to-let mortgages and an increase in total value of 57% which represents 11% of all new lending.Despite the increase in this lending, the proportion of buy-to-let mortgages which are in arrears by 3 months or more has fallen during 2006 from 0.64% in the middle of the year to 0.59% at the end of 2006. This compares with the higher figure of 0.89% for the wider mortgage market.Indications of rising rents, high tenant demand and reducing periods of property being unoccupied poin

Estate Agency Times Has Arrived
1970-01-01 00:59:59
A new property publication has been launched with issue one being received late last week. A traditional style newspaper with a number of different sections. The main sections include HIPS, Commercial Property, Finance, Technology, Employment, Lettings and ofcourse Estate Agency. There were some interesting articles within the publication and the newspaper was clear concise and well written. There was not an over kill amount of adverts within the newspaper but we shall see if this changes over time when the newspaper coverage and circulation increases. It will remain to be seen how this newspaper fairs against the more established rivals in the market including Estate Agency News and the relativly new but hugely popular quirky SQM magazine. I suspect for the traditionalist the Estate Agency Times Magazine may be a popular choice to pick up and read when you are reaching for your coffee. If you are involved in the industry and have any interesting magazines that you receive why not let us

Leaving your Property at Christmas
1970-01-01 00:59:59
It is almost unbelievable that the year is coming to a close and the festive season is upon us. The weather in the UK has been incredibly mild over the last couple of months through Autumn and early winter and this can lead us into believing that it will stay this way. However the weather is very unpredictable and with a lot of people going away at Christmas to relatives or warmer climbs and leaving their property this could cause some major problems unless certain precautions are taken. The most common issue that is faced during the winter months especially over the cold periods are from burst pipes. This can be caused by the cold weather freezing the water pipes and then leading to the pipes cracking and causing leaks. The last thing you want to come back to after you have been away is a living room full of water. One of the best ways to prevent this is to ensure that you have the heating on twice a day even while you are away. Leave the heating on for around 2 hours (1 hour in the m

American Real Estate - Rhode Island
1970-01-01 00:59:59
The American Real Estate Market is huge with a vast amount of competition, getting the real estate exposure can be a hard task. In marketing property the principles stay pretty much the same worldwide, what is needed is good exposure to the right people at the right time in the right place. How can this be achieved?A good example is with Rhode Island Real Estate and the methods used to obtain sales for property and real estate in this location. One of the most important methods is to use the search engines in ensuring that the RI Homes for Sale on the website get the best possible coverage. With a competitive market place the most important and crucial step is to remain one step ahead of the competition and this can be achieved with these methods.Another primary factor is to try to differentiate your Real Estate or Property business from the competition. A start is to have a clear and well designed website which displays the property for sale in an effective manner with enough detail t

Property Hot Spot............East Anglia?
1970-01-01 00:59:59
When you think of property hotspots, the last place you would think of would be East Anglia . You are probably thinking there isn't much there, well that is where you would be very wrong. The area is in a boom situation with good communication links and some excellent new developments it is likely that house prices could rise there by a further 10% over 2007, now that's good news if you already own a property there.Spicerhart Estate Agency conducted a survey across all of their branches nationwide and found that over 2006 East Anglia came top with a 9% house increase to an average of £169,510, closely followed by London with an 8% increase and an average house price of £257,568. In fact the east/south east of England pretty much had it sewn up with the top 3 as the South East came in third with 7% increase over 2006 and an average house price of £232,600.As can be clearly seen from these figures East Anglia is still an affordable option for commuters into London, plus there are goo

Buy to Let Still the Number One Investment in the UK
1970-01-01 00:59:59
I read an intersting article today in Estate Agency Times which quoted that the property investors are riding the stormy waters of the buy to let property market. With the interst rate rises in the UK and the tightening of the yields, there are still a record number of landlords looking to continue to build and expand their property portfolios. An interesting survey was conducted by the Homebuyer Show which found that 47% of people surveyed were looking to buy a property or expand their property portfolios, which in contrast was at 40% last year. The Homebuyer show commented that with the high interest rates, the low yields and the property prices at an all time high the buy to let market was not one to make a quick buck. But for long term gains over the capital and the property prices then it makes buy to let a balanced investment opportunity. As long as the property market keeps stable and there is no house price crash then buy to let is still a viable option for investment. For more o

Driving Through Twickenham
2007-03-02 18:52:00
I was taking a drive through Twickenham a couple of days ago and I was just looking around at some of the property I was driving past and thinking thats nice, thats nice, thats nice. Then I thought to myself I wonder what those houses are actually worth. Twickenham is a nice area on the outskirts of London in Surrey......so I predicted that they would be worth a fair old whack.I didnt have time to stop and check the prices in an estate agents, plus I had no change for the parking meters which patrol the side of what I could see every road within miles, along with the eager traffic wardens, sniffing around looking for the next victim. So I thought the safer method is to take a look online, I have just visited the Rightmove website and did a search for any property over £1million and I came up with one result. Now dont get me wrong it is a nice house but £3million!!!!! for a 5 bedroom house and no games room, swimming pool or gym........the world has gone truly mad. Check it out from t

Demand for Rental Property on the Rise
2007-03-02 18:47:00
Tenant demand for residential property is rising at its fastest pace for nine years, according to a new survey that will bring much-needed relief to Britain's many landlords.Landlords have faced several sluggish years in which rents barely moved in many parts of the country, despite the rapid growth in house prices. Residential yields – rent as a proportion of the cost of a home – have fallen to record lows and are now often below the cost of borrowing. But 30 per cent more chartered surveyors reported a rise than a fall in tenant lettings in February, according to the report by the Royal Institution of Chartered Surveyors (Rics). This has translated into some rises in rents in certain markets. The figure was an increase on the 21 per cent recorded in October.Although anecdotal, the rise suggests conditions are improving for many landlords at a time when buy-to-let has never been so popular."Rising household incomes are leading to increased rental demand for larger properties," sai
