2008-03-03 08:56:00
When making a real estate investment decision, agents encourage you to consider factors such as location, ocean views and swimming pools. When purchasing Mexico real estate, these factors influence you to fall in love but they should be tempered with an analysis of the investment security. Be sure to understand and compare the relative investment security of each potential deal based on seven factors: 1. Registered Title

Similarly, Koogle has built housing on 100 acres of land, but his four-bedroom beach villas are much higher end. The development is near Punta de Mita, Mexico , about 45 minutes from Puerto Vallarta, and the villas "offer expansive views of the Bay of Banderas, Marietas Islands, Sierra Madre Mountains," and the white-sand beaches, according to the company. Two of the seven villas are built, but all of them are for sale. Eventually, Koogle and his wife Pam (a partner in the venture) plan to build a boutique hotel called Las Banderas del Banco, which will include a spa, cooking school, and about 75 guest suites.

Baja California, Mexico properties
2008-02-19 04:51:00
LA Times article titled “Mexican Resorts Show No Sign of Catching U.S. Housing's Cold.” Certainly the US real estate economy has greatly affected the perspective of US buyers when they consider coastal property in Baja California , Mexico . The fact is that for many the recent withering of their home equity and other financing options means that coastal property south of the border is no longer something that they can consider. Yet there is still a large group of Baby Boomers who do have the resources to take action, but market uncertainties have most of them in a holding pattern.

MEXICO CITY — In her bustling corner real estate brokerage, Ana Laura Pulido is doing her best business in years, enjoying a sort of Mexican immunity from the U.S. housing crash. "It's a time of hope," said Pulido, who has sold hundreds of homes to middle-income families since 1992. "The buyer today is more aware. People buy with more ease. They can plan long-term."

Erosion transforms Mexico beaches
2008-02-12 03:35:00
was stunned at the transformation, though perhaps I shouldn't have been. Nearby resorts had been affected by the same erosion forces before my visit. The resort immediately north of the Tucan — the upscale Riu Yucatan — had an extremely narrow beach during my stay, and I remember thinking, "Boy, am I glad I'm not staying there." Many of the folks now staying at the Tucan may be wishing they were elsewhere, despite furious efforts by the staff to rebuild the beach.

Real Estate in Puerto Vallarta, Mexico
2008-01-30 04:16:00
We have owned property here in Vallarta, located in the foot hills of the Sierra Madres overlooking Banderas Bay on the Pacific Ocean, for 24 years and have made Paradise our permanent residence for the past ten years. During the first 15 years, there were virtually no changes made here and the property values reflected it. However, during the years that PAN has been in power, the changes have been obvious and dramatic. Our villa has tripled in value and is expected to double again in the next five years as the baby boomers discover Paradise.

Good time for Mexico's real estate market
2008-01-30 04:15:00
The main difference between the Mexican and American homeowner is the chances that his or her home is mortgaged. At this point in Mexico , only slightly over 25 percent of all homes are financed with mortgages. That is wildly different from the situation in America, where 67 percent of all homes are mortgaged. The mortgage gap between the countries should begin to slow however, as the nation's leader, President Felipe Calderon, has established a national goal of 1 million new mortgages a year by 2010.

Mexico real estate ventures blasted
2008-03-10 03:32:00
Arizona and Sonora state officials were bombarded with criticism Wednesday from more than 100 people at a Phoenix forum on real-estate frauds and failures in northern Mexico ."You're stealing our money," said one American, facing Sonora's tourism director. "You suck our money into Mexico, where you've stolen it."Thousands of Arizonans have bought property in Puerto Peñasco without problems, but an Arizona Republic story in November described how some buyers in a development known as Playa Norte, or North Beach, lost millions of dollars after the project became mired in Mexican court battles.

American buyers using their cultural assumptions may believe that opting for in-house financing is just a simple cost/convenience decision. The in-house loans are easier to set up than any of the commercial loans. Some in-house rates are now only slightly above the commercial loan rates and up-front closing costs tend to be lower. Yet there is a downside to some in-house financing offered in Mexico that should cause buyers to stop and think carefully.

Oaxaca, Mexico Real Estate Investment
2008-04-07 12:30:00
Real estate in the city of Oaxaca , Mexico is not as heavily promoted as other markets, such as the coastal town of Puerto Escondido; however, investors might take an interest in this cultural metropolis, located in the Southern Mexico state of the same name, Oaxaca. The city of Oaxaca’s property sector has remained intact in spite of the political unrest of 2006, and the Mexican government’s heavy investment in local infrastructure could indicate increasingly favorable investing conditions. Perhaps even more remarkably, local experts have observed that Oaxaca real estate values are appreciating and active construction of new homes has been taking place.

The True Price of Adventure in Paradise
2008-04-20 06:29:00
The main attraction for those migrating to Mexico has clearly been the real estate, as evidenced by the phenomenal growth of the home market here, especially since 9/11. Not only are oceanfront and ocean view properties still 50-80% less than their US counterparts (if there really is a direct comparison), property taxes are a tiny fraction of states within the United States. Coastal and inland water-view living is simply a bargain in Mexico when compared to the United States.
