Not all buyers love Fido! - Knikkolette Interior Decorating
2008-02-01 08:59:47
Face it - most of us as pet owners treat our pets as an extension of our family.  They have toys, their own beds, and sometimes are even allowed upon the "people" furniture.  We need to remind the sellers that everyone (believe it or not) does not have the same affection towards animals and might even be so distracted by the litter box or pet hair they won't even consider the seller's home.  So - add these items to the seller's checklist before showing their home... Remove pet clutter and debris. Is the litter box clean, and has any stray kitty litter been removed? Are the pet toys put away?Is the pet bedding clean?Have you removed pet hair from furniture? Are there pet stains on the carpet?  If so - treat them and have them removed. Is there

What Happend to My Organized Drawers? - Knikkolette Interior Decorating
2008-01-30 13:43:28
Last year I went through every room, every drawer and organized.  Threw out junk, bought plastic trays, you name it - I did it.  It took about a month to go through the entire house but I felt so much better!   But here it is - a year later and my drawers are in almost as bad a mess as they were before!  The plastic trays are still there - but now they are full of clutter, pencils with broken tips and no erasers, candy wrappers, lonely paper clips, etc... and I wonder to myself... why did I bother?Organization isn't something that you do once and forget - it's a lifestyle we all have to maintain.  We have to encourage our families to follow suit as well.  If there's only one member of the family that puts things back where it belongs then that pers

Realtor's advantage to hiring a Home Stager - Knikkolette Interior Decorating
2008-01-30 12:38:18
Can’t buyers use their imagination and look past the décor? Only about 10% of buyers can actually visualize a home will look like with their stuff in it. This is why having a vacant home professionally staged is so very important.  Most buyers cannot visualize size and scale so furniture helps to give them a frame of reference. Benefits Of Hiring A Home Stager for The Realtor Some Points To Consider... The cost of hiring a Home Stager for an hour is less than you would earn from spending that same hour generating more listings and clients. Staging costs a far less than the first price reduction. Offering staging services

Why the Homeowner can't stage their own home... - Knikkolette Interior Decorating
2008-01-30 12:34:15
Most Homeowners ask "Why can’t I just stage my own home ?" Homeowners are Usually incapable of successfully staging their own home because our homes are like our children, we don’t always see all of its flaws. We're used to the way it looks and in many cases it is difficult emotionally to change it. If you can’t view something objectively then you are unable to market and package it effectively. Not to mention most sellers don't "stage" homes everyday for a living.  That’s what professionals are for and that is where the greatest returns come in.   So remind the seller of the following benefits:  Benefits Of H

DIY Tip - How to choose the right paint brush - Knikkolette Interior Decorating
2008-01-29 10:54:06
So Many Choices!!!  Big Brushes - Small Brushes - which to choose ?  Natural-bristle brushes are usually used  for oil-based paint and other finishes that require the use of paint thinner for cleanup.   You  don't want to use these brushes when applying latex paint and other water-base products because the bristles become limp when  used with water.   Instead, choose synthetic bristles for latex paints. Polyester brushes are my favorite - they keep their shape in water, humidity, and heat, and also keep their shape for detail work. Nylon is more abrasion-resistant but can lose stiffness on hot days. For most projects, you can get by nicely with three paintbrushes: a 2-inch trim brush, a 11/2-inch sash brush, and a 4-inch straight-ed

It's the little things when walking in the home... Knikkolette Interior Decorating
2008-01-29 08:16:04
I walked into a client's home the other day and I immediately had to start peeling away the layers...  I understand it's cold outside - but we need to remind the sellers that the potential owners will be going in and out and they don't need to be uncomfortably warm.  The house should be a comfortable temperature, not have an unappealing odor or anything else that can send a red flag to the buyer.  As a stager, I encourage the homeowner to bake cookies, (candles and sprays can affect people with upper respiratory problems such as asthma).  Another tip is to let the sunshine in - so many people are used to what they feel is the "cozy" feel of their  home - curtains drawn, blinds closed.   Is the buyer walking into a cave?  Is the

Bloody nose to paper cut - How to remove that stain! - Knikkolette Interior Decorating
2008-01-28 08:33:28
Untitled Document O.K. - so just about everyone has had a paper cut, jabbed their finger on a safety pin trying to pin up a hem on slacks at the last minute as they're running out the door... or it's you son or daughter falling for the umpteenth time scraping a knee or elbow (or is that just me?) It's just Murphy's Law that in those scenarios that you get blood on your favorite shirt. I this does happen or has happened - the best thing to get that blood stain out is hydrogen peroxide. Pour it directly over the stain - it will get warm and bubble - let it set a minute or two - then add soap (any kind if hand washing - follow the garment's instructions). Lightly scrub by hand and rinse with cool water before washing in the machine. It may not come out the fi

If your client won't hire a home stager...
2008-01-27 20:52:50
At the very least - there are 3 things every homeowner who wants to sell should do.1) Clear the clutter - books on bookshelves, piles of magazines, overstuffed cabinets and pantries, toys, work-out equipment or anything else taking up space that distracts people coming in to look at the home for sale. 2) Depersonalize - take down family photos from walls, dressers, tables, etc.  The buyer needs to place themselves in the sellers home - they can't do that if there's still photos of the sellers everywhere throughout the house.  Also take down little Suzie's art projects, anything related to a hobby - hunting, sailing, collectibles, etc...3) Neutralize but don't make it boring - beige walls are O.K. if you have a punch of color in accent pillows or drapes, but d

DIY TIP - Easy Wallpaper Removal!
2008-01-27 19:18:40
Do you have that room that needs to be updated but you have been dreading it because you have to remove wallpaper?  I've got a sure-fire easy wallpaper removal tip for you!  You don't have to use any special steamers or chemicals - if you have a wallpaper scorer - you can use it - LIGHTLY scoring the wallpaper - just enough for the moisture to soak through the holes.   Area you ready for the secret?  Wet paper towels - soak them and stick them to your walls.  If you have scored your walls with the wallpaper scorer - only leave the wet paper towels on about 5 minutes - then peel it off - take a putty knife and gently scrape the wallpaper back.  If it's still being stubborn - let the wet paper towels stay on your walls another 5 minutes.  J
