It seems as though there has been a passing of the baton from Pat Flood to another CEO. Pat had been with HomeBanc since 1985. I wish him well. I hope the new CEO - his last name is Race - can take the reigns and make the company prosper.There are two HomeBanc lan officers in my KW office in Buford. They are knowledgeable and offer great service. It is a pleasure doing business with them. If you need a loan for a 1 to 4 family property call them. I guess that is because I have been really busy.....which is a GOOD thing.Before I get off track, I want to let you folks know of a home for sale in Snellville Georgia. The fact that Pat Flood has been replaced signals a change in the mindset of the company. They are a huge REIT, with lots of shareholders. Change is inevitable in any business. Flood had been with the company for 20 years....and I guess the powers that be thought it was time for a change. The new guy - I think his surname is Race - is a new broom. That new broom will sweep clean. Look for HomeBanc to really thrive in the near future and for years to come. I think that they are tops for 1 to 4 family loans.

and football season is winding down. This has nothing to do with real estate, but it has everything to do with football. My gripe is the Atlanta Falcons. What are they doing?? Ticket prices are going up and their win record is going down. We have a QB that has rushed for over 1,000 yards......isn't that odd? I think it signals a fundamental flaw in the way the Falcons play ball. I thought the RBs were supposed to run the ball and the QBs were supposed to pass the ball. I have to say, I have never been a fan of Michael Vicks. I am sure the man is an absolute prince, but I watched him run the ball too many times when he had receivers open. I have always thought he has been over rated as a QB. MAybe the Falcons could make him a RB, FB or TB? The man made $24 million dollars last year playing ball.....but did he earn it? . The Saints tried, but fell short. Turnovers killed them as did the safety on the intentional grounding call. That one call really seemed to deflate the momentum they had. I don't think Grossman had his best game but it doesn't matter since they won. The weather hurt the Saints also. They are used to a dome, not snow showers and 30* temps. 39 - 14.........kinda sad. I am hoping the second game is better.Brady and Manning are both good QBs. The game is inside so crowd noise could be a factor. The Colts could have an advantage there. I also found a few of our summer vacation at the beach. I really would like to be there now. Remember............a bad day at the beach is better then a good day at work! that were feeling bad for Pat Flood - founder of HomeBanc and former CEO who got canned last week - don't. He got a nice $5M severance package to go along with his dismissal. Maybe not what exactly what he wanted but better then a poke in the eye. He will be able to continue to live his lifestyle for a little while. His replacement is getting a new pay package, although no details have been made public.Flood's severance wasn't even close to Nardelli's. He got to be CEO of Home Depot, put profits above people and the Jack Welch business model in place, drove customer service and morale down and helped HD become like most other retailers out there. When I first moved to Atlanta in the early 1990s HD was a great place to go. Every employee was eager to help you no matter what department they worked in. Once Nardelli took over, that attitude went away. Hopefully the new guy can bring back the old HD.I was glad to see that public enemy #1 - Michael Vick - w

for dinner when I heard that a Dekalb police office was shot in the leg. Talk about a thankless job. Being a cop is a high stress, low pay type occupation. Sure they get free cars, guns, off duty jobs and the like but in the end it is a job I wouldn't want to do......at least not in an area like ours. Maybe I would do it in Mayberry but not in the ATL. What is worse is the media coverage. They seemed almost gleeful in their reporting of it. Ah yes, the liberal media. Having a cop get shot is great for the news and bad for him and his brother officers. ? For those of you that have been following it, I was very surprised to see Sam go home. I really liked him. I thought that Elia and Ilan (spelling??) should have gone home. A good finale would have been Sam against Marcel. Sam should have won the whole thing, in my opinion. Marcel is the one that people love to hate, but he can cook. Now that it is between Marcel and Ilan, I hope that Marcel wins. Ilan has a mean streak in him. I anxiously await next weeks episode.******************************Once again Michael Vick is in the news. In this week's SI there are two pages dedicated to him. SI called it, Vick is, at best, a mediocre passer. Will the Falcons trade him? With his contract, the salary cap comes into play, so he will be tough to unload. Toyota is gaining fast on GM also. Why do you think that Toyota is gaining ground? Could it be its reputation for quality? Could it be that American vehicles are known for their low quality? I hope this huge loss by Ford and the ground Toyota is gaining is enough of a wake up call that the big three get their act together. Foreign auto makers make a better product then American auto makers. If the current big three aren't careful the new big three will be Toyota, Nissan and Mazda. A major shift needs to happen at the American auto makers before things will look better for them. I don't have all the answers, but I think I have a few. I won't go into them here just yet. Actually Sam should have won, but the judges got that one wrong also. Everything Ilan cooked was Spanish in nature. I don't think he showed much depth as a chef. Sam did as did Marcel. . What a city. Gambling, huge hotels lots of taxi cabs and stuff to do. Only in Vegas can you see a guy in a fluorescent green t-shirt that says "strippers to your room". He is handing out cards with mostly nude women on them and a phone number. Different.I was there for Keller Williams' Family Reunion. Family Reunion is the annual convention and it is stacked with classes, vendors and networking sessions. Overall, it was a very interesting week from an educational standpoint. I met several really good people, and I see myself working with them in the future. Lots of knowledge was passed around this past week.As to nightlife, I played a few table games....won a little.....lost a little, but overall had fun doing that also. I tried craps and found out I need to stick to poker. It was a fast way to lose money for me. Poker - three and four card specifically - was were I spent my time and money. here in the ATL. The rain is supposed to end in the morning and then be overcast and cold. The word "cold" is a relative term, depending on where you live. For us, it is a temp in the 30s and 40s. For my brother that lives in NE PA it 0* and below. He sent me pictures of his front yard. He has snow that is over 40 inches deep on his property. He lives in the area of the NE that was hammered by the snow last week. In the Atlanta area, if there is even a chance of snow the whole city shuts down and the grocery stores run out of milk and bread. It is kind of funny.*****************************************Well, we are coming into the prime time to sell real estate. For us the months of March to October mark "the season".
