Canadian tree farms seeing less U.S. green 2007-12-10 11:58:04
Drooping dollar impacts growers
By David Sharp
Associated Press
PORTLAND, Maine — The drooping value of the U.S. dollar means Canadian
Christmas tree growers are seeing less green this season.
Canadian growers have seen their U.S. sales decline in recent years because of increasing costs and competition from U.S. growers. But it’s their own currency that’s causing them the most grief these days.
Compared to the U.S. greenback, the Canadian dollar is 15 percent higher in value than it was at the beginning of the year. Because growers are paid in U.S. dollars, their revenues are dropping by the same amount.
Canadian exporters of products ranging from seafood, lumber and auto parts to Canadian Club whiskey are all in the same boat. But Christmas trees are an especially visible example at this time of year.
The situation is blamed for driving Canada’s largest Christmas tree grower, Nova Scotia’s Kirk Forest Products, out of business.

Creating Business Success by Creating Controls 2007-12-10 11:26:15 The controls that are put to effect in a company aim to prevent fraud and errors and work toward promoting efficiency. They also help to reduce or eliminate surprises and move towards business goals.
Internal Controls
The procedures and policies that companies put into place are called Internal Controls, and they are handled by top management or the business owner. Administrative Controls and Accounting Controls are the 2 main types of Internal Controls.
Accounting Controls safeguard the assets of the company and see to it that the accounts have reliable information. Administrative controls, on the other hand, ensure that employees of the company work efficiently and comply with company rules.
Responsibilities Under Controls

Residents Fail To Foil 28-Acre Davie Residential Project 2007-12-09 11:41:01 Over the objections of dozens of residents, the Davie Town Council voted early Thursday to move ahead with a new 28-acre residential and commercial project.
The $70 million project known as Trotters Chase would be built on Griffin Road between Davie Road and Florida’s Turnpike. The site was once a horse farm. At a Wednesday night council meeting that stretched past 1 a.m. Thursday, some residents wore T-shirts that read, ”Less Is Better . . . Keep Davie Green.” They said the development would increase traffic, noise and crime.
Their arguments didn’t sway council members Susan Starkey, Marlon Luis and Mayor Tom Truex, who voted for the project. They liked the promise of Miami-based Amadi Company, the developer, to set aside 20 percent of the residential units for workforce and affordable housing.
Councilman Bryan Caletka was the sole ”no” vote. Councilman Michael Crowley, who represents the district where the proposed project will be built, did not at Read more:Project

What are Dividends ? 2007-12-08 15:15:30 Dividends
A dividend is a portion of a company’s earnings that is returned to shareholders. Dividends provide an added incentive (in the form of a return on your investment) to own stock in stable companies even if they are not experiencing much growth. Many companies — mature and young, large and small — pay a regular dividend to their stockholders.
Companies use dividends to pass on their profits directly to their shareholders. Most often, the dividend comes in the form of cash: a company will pay a small percentage of its profits to the owner of each share of stock. However, it is not unheard of for companies to pay dividends in the form of stock. Dividends can be determined by a fixed rate known as preferred dividends, or a variable rate based on the company’s latest profits known as common dividends . Companies are in no way obligated to pay dividends, although they will almost always pay them to preferred shareholders unless the company is experiencing fin
Iran drops dollar from oil deals: report 2007-12-08 12:42:43
Major crude producer Iran has completely stopped carrying out its oil transactions in dollars, Oil Minister Gholam Hossein Nozari said on Saturday, labelling the greenback an "unreliable" currency.
"At the moment selling oil in dollars has been completely halted, in line with the policy of selling crude in non-dollar currencies," Nozari was quoted as saying by the ISNA news agency.
"The dollar is an unreliable currency, considering its devaluation and the oil exporters’ losses," he added.
The world’s fourth largest oil exporter, Iran has massively reduced its dependence on the dollar over the past year in the face of US pressures on its financial system.
The United States has successfully encouraged major European and Asian banks to cut their dealings with Iran in a bid to make the Islamic republic give way on its controversial nuclear programme.
Washington has also blacklisted major Iranian banks for alleged support of terrorism and seeking n Read more:report
Higher yuan will provide clearer market signals: US 2007-12-08 02:31:41
China should not worry about allowing a more rapid appreciation of its currency as the yuan’s 12 percent rise over the last two years has not dampened the economy or exports of the world most populous nation, the US Treasury said Friday.
A higher yuan, it said, would not only provide greater confidence to investors and help address issues arising from China’s bloating trade surplus but also create price and financial stability in the country.
China freed the yuan in 2005 from a long-standing peg of about 8.3 to the dollar in favor of a trade-weighted basket of currencies, and has since allowed it to appreciate slowly, but steadily.
Ahead of twice-yearly high level talks between senior US and Chinese economic officials in Beijing next week, Washington has stepped up its push for a stronger yuan amid perceptions that Chinese exporters have an unfair edge on world markets with an artificially low currency.
"It’s our view that even though the RMB (yuan) has apprecia Read more:Higher
Mortgages - 3 Important Factors 2007-12-21 07:40:17 Understanding mortgages is not as difficult as many people believe. When you talk about the ‘bottom line’, there are really only a few factors that go into most people choice of mortgages; Rate, Term, & Cost. Here is some info on each of these factors.
Rate – The rates of mortgages can be fixed or adjustable. The rate is termed as a percentage and, obviously, the lower the percentage, the better the rate. Rate is often determined by credit worthiness, income, or home value. Look out for adjustable rate mortgages and be sure to understand the adjustments clearly. With rates as low as they are today, most people are choosing fixed mortgages for their homes.
Term – How long will you be paying off your mortgage? This is the ‘Term’. Most mortgages today are offered over terms of 10, 15, 20, or 30 years. The longer your term, the lower your monthly payment will be. Rates will often go lower with a shorter term mortgage, so decide what matters most t
The Most Expensive States for Speeding Tickets 2007 2007-12-21 07:26:38 Taking a road trip home for the holidays this year? Be sure to go easy on the gas pedal, particularly if your travels take you up or down the East Coast.
According to stats from the National Highway Traffic Safety Administration (NHTSA), the I-95 corridor between the southeast and New England includes five of the 10 U.S. states carrying the highest fines for speeding–Virginia, Georgia, North Carolina, Maryland and New Hampshire. All hit up speeders for a maximum of $500 or more for a first offense. Judges in Carolina and Georgia, not to mention 16 other states, have the discretion to add jail time.
Tough for travelers? Sure. But nothing compared with what can happen to residents. Virginia, this year’s lone newcomer to the list, instituted a $1,050 surcharge to state residents on top of its traditional $300 speeding fine in July. The law is designed to raise money for infrastructure projects throughout the state without raising taxes. Thankfully, the penalty only applies to Read more:States

Auckland International Airport board rejects Canadian bid 2007-12-16 23:48:19 The board of AucklandInternational
Airport Monday recommended shareholders reject a partial takeover bid for New Zealand’s air transport hub by a Canadian
pension fund.
"We do not believe the offer fully reflects the value of Auckland Airport," chairman Tony Frankham said.
Canadian Pension Plan Investment Board (CPPIB) has offered 3.6555 dollars a share for 39.53 percent of the airport, which handles 70 percent of international arrivals to New Zealand.
Frankham said in a statement that the pension fund would not offer any material advantage to the airport, which would be valued under the partial bid at 4.46 billion dollars (3.4 billion US).
"While CPPIB would be a committed investor, the board is concerned that they bring little in the way of direct airport experience and, as a passive investment fund, have limited scope to directly contribute to Auckland Airport’s growth strategy."
"While the takeover offer has some attractive aspects, on balance
Homestead Council Approves Bulding Moratorium 2007-12-16 23:45:52 Homestead has now implemented a building moratorium, effectively halting the development of condominiums and town houses on the east side of the city for at least a year.
The Homestead City Council
voted unanimously Tuesday night to halt the development of higher-density projects that have overtaken vast swaths of land on the city’s east side. The move fulfilled a campaign pledge by Mayor Lynda Bell and three of the four newly-elected council members to slow down growth. The moratorium took effect Tuesday.
Commercial development and residential construction on the city’s west side will not be impacted by the moratorium. Single family and cluster-style homes will also be allowed to be built on the east side of the city during this time.
But three projects already in the pipeline will be continued, and they are:
• Portobello Estates, a proposed 92-unit town house project on 9.2 acres;
• Portofino Parc, a 136-unit town house project on 13.6 acres; and

Bush, Garcia, sign US-Peru trade pact 2007-12-15 03:45:53
US President George W. Bush and Peruvian President Alan Garcia
on Friday signed a US-Peru free trade agreement, each hinting that the pact was a poke in the eye to Venezuela’s Hugo Chavez.
Bush seized on the signing ceremony to push US lawmakers to pass similar accords with Panama, Colombia, saying that all of Latin America was watching "to see what this Congress will do when it comes to how we treat our friends."
"The champions of false populism will use any failure to approve these trade agreements as evidence that America will never treat other democracies in the region as full partners," the US president said.
"It’s a great day for democracy and social justice and freedom. On the contrary, it’s a bad day for authoritarianism and those who against the democracy and free trade," said Garcia, who spoke in English.
Bush’s remarks were aimed at nemesis Chavez and his staunch ally, Cuban President Fidel Castro, according to a

Nissan and Chrysler in talks on car, truck supply 2007-12-15 03:26:59 Nissan
Motor Co. and Chrysler
LLC are in talks to supply each other with vehicles as they seek to expand their market share in North America amid tightening competition, a Japanese daily reported Saturday.
The two automakers are negotiating a cost-saving original equipment manufacturing agreement, whereby each firm provides the other with selected products to be resold under its brand, the Nikkei business daily reported.
Japan’s third-largest automaker is seeking to tap into Chrysler’s pick-up and minivan lines, while the ailing US firm is interested in Nissan’s subcompacts such as the Versa, the newspaper said without citing sources. Neither company could be reached for confirmation.
The agreement will allow Nissan to boost its line-up of mid- to large-size vehicles in the North American market amid slowing sales of its Titan pick-up trucks and Quest minivans, the Nikkei reported.
