The location on Interstate 20 at Exit 140 is perfect as it will reach not only the residents of Birmingham, Alabama but also the many out of state travellers that travel one of Alabama's busiest roadways. The Bass Pro Shop that opened in Prattville, Alabama has been wildly successful and we can only hope that the same results happen here, as that area of town could use a good commercial boost! We are asked all the time, here in Birmingham, Alabama about the condition of the market on the coast and this article sums up our bullish attitude about buying at the beach, but without a pile of cash, that "great deal" may only continue to be a dream. While the allure of buying one of the luxury condos at a resort town like Destin or Panama City at "Fire-Sale" prices that are the result of the ridiculous run-up in sales prices over the last number of years. Additionally, owners were taking out loans on these beach homes that quite frankly made no sense (i.e. 0% down or ARM's). Major Development Headed to Leeds Adjacent to the New Bass Pro Shop and Barber Motor Sports Park 2007-11-30 23:13:49 Continued good news for Leeds
, Alabama as Daniel Corporation announced that it will build "Grand River" which will include 940 homes and an outlet mall all adjacent to the new and much anticipated Bass Pro Shop and BarberMotorSports
Park. In an article in the Birmingham News, Patrick Hickerson reported that groundbreaking should begin on the the outlet mall in early 2008 followed by the 940 house which make up the first phase of the development. The total cost of the project is almost $135 million dollars and the developers plan to make a planned effort to create an environmentally friendly development. The developers are looking to Audubon International and the Cahaba River Society to advise on the environmental aspects of the project.
In a sign of a progressive city government (which Birmingham Mayor Larry Langford should take notice) the City of Leeds will contribute nearly 40 million dollars for roads and utilities.

Birmingham News Buries National Home Price Increase in the Middle of Article! 2007-11-30 22:33:47 In the November 30, 2007 edition of The Birmingham
News, the Money Section editors ran a wire story entitled "Home Prices Decline .4%" and once again let what appears to be a national wire story bury the most relevant information deep into the article. It would have been nice if the article had been title National
Home Prices Increase!". I say this because, as is mentioned in the article, home prices dipped .4% nationwide from July 2007 - September 2007 from the previous quarter (April 2007 - June 2007). This being said the more important fact is that home prices actually rose 1.8% from 1 year prior. These statistics are basically on par with the Birmingham, Alabama real estate market and are just as important to the home owners in Birmingham. , Alabama is starting to be an active part of the real estate market again. We have noticed more million dollar plus homes selling again. This has been the case in Atlanta for about 6 months now. Of course there is still a large inventory of luxury homes on the market but more are actually being listed and sold. Last month was the third month that we have seen Mountain
Brook (with an average sales price of mid $500's) inventory stay flat instead of falling (from an inventory perspective). It was the only municipality in Greater Birmingham not to have a continued increase in number of homes in inventory and decrease of average sales price.
I find the news that the luxury homes are selling again to be a welcome relief to the market in Birmingham because I believe that the good news will trickle down to the rest of market over the coming months! Read more:Market

Oak Hills Subdivision Planned for Birmingham 2007-12-13 17:43:53 The City of Birmingham
has hired Fomation Methods to develop a 34 home subdivision, Oak Hills
, on the site of the World War II era apartment complex Camellia Terrace. Construction could begin as early as this month. The location is about 1 mile from Miles College, between Fairfield and Belview Heights. The subdivison will consist of 3 bedroom 2 bath homes that have been designed by The Garrison Barrett Group and the designers have paid special attention to making sure that the homes blend with the existing homes in adjacent Belview Heights. The houses will range in size from 1367 square feet to 1600 square feet, will be ADA compliant and will have rear parking. The prices for these homes will top out at $145,000, which is a great price point in a time with such great interest rates.
While the City of Birmingham technically is the owner of this project and not a true partner with Fomation Methods, I believe that we need to see more partnerships between municipalities and private busin
ALL HOUSING MARKETS ARE LOCAL! 2007-12-13 17:22:37 I received a report from the Birmingham Board of Realtors that shows exactly why it is important for all of us to pay little attention to the national media when it comes to the real estate market. This is important because our local television stations and our newspaper of record, The Birmingham News, continue to print these national stories about the real estate market even though the statistics quoted have no correlation to our local market. Even ignoring the national media, we have got to look deeper into the statistics that the local news media is reporting. For Instance, October 2007 sales were 15% lower than those from October 2006. This would be drastic, if not for the fact that the October 2006 home sales were the MOST EVER and October 2007's were the 3rd best in history. Lets all put on our "perspective glasses" please!

Housing Prices Need to Decline 2007-12-19 10:44:20 In the November 2007 edition of Fortune Magazine, Fortune did an analysis in 50+ markets in the U.S. to evaluate the cost of home ownership compared to the cost of renting in each of these markets. There is a historic correlation between these 2 markets. When the rental market is too expensive, more renters will choose to purchase a home. When home prices rise too much, more potential homeonwers will choose to stay in the rental market.
According the the Fortune report, most markets have 3 - 5 years of price declines ahead before the rental and housing markets will be back in balance. Only 8 of the markets surveyed by Fortune are not expected to have any price declines in the coming years. Most of these markets did not participate in the price runups of the past several years.
