Sale Tip #2
You have missed or are about to miss a mortgage payment. You’ve called your lender and they said they can’t help you at this point. Your upset because you work hard and always paid your mortgage on time.
Be realistic and be honest with yourself. Sit down with whom ever you are going to make that decision with. Where do you see yourself in 12 months. You’ve got options at this point.
Refinance, but only if that is going to help and not prolong your problem
Live in the house, try to earn more money
Put the house on the Market. if market value isn’t greater than your mortgage amount talk to your mortgage co. or Professional Realtor about a short sale.
Live in the house until it is foreclosed or you declare chapter 13 bankruptcy.
Obviously if you have equity in your home you don’t want to be foreclosed on. If you declare bankruptcy you have to keep up with existing payments while cat Read more:Tampa

Tampa Florida Community Development Districts 101 2007-11-14 12:39:14 Community DevelopmentDistricts
(CDD) have become common place in TampaFlorida
. People moving from out of the area have little understanding of what the benefits of a CDD are. Here is a simple explanation and a few benefits of the CDD.
The pressure is on developers to offer a number of amenities to the residents, such as community pools, public parks and playgrounds. The additional cost of building these amenities is passed on to the homeowner in the form of a CDD tax. Payable over a predetermined amount of time and included in the tax bill as non ad valorum taxes.(that’s a whole other blog) The amout of the CDD varies and is generally determined by the size of the property, not the home.
Residents choose to live in a well maintained community with easy access to amenities.CDD has the power to make improvements to the community, such as in Covington Park in Southern Hillsborough county. A new community center was opened in 2007 with a fitness center, a community room a

There are actions and steps Tampa Bay homeowners who have fallen on hard times can take to avoid foreclosure.
Can Chapter 13 Bankruptcy Stop Foreclosure?
When filing for Chapter 13 bankruptcy, in most cases, an automatic stay is entered as soon as a Chapter 13 bankruptcy petition is filed. The automatic stay will temporarily stop foreclosure, regardless of the stage of the foreclosure proceedings.
How Does Chapter 13 Bankruptcy Work?
Short
ly after filing a Chapter 13 bankruptcy petition, the debtor must file a proposed plan, setting forth his income, allowable living expenses, and proposed payments to the trustee for the benefit of creditors. Current payments must be kept current after the Chapter 13 petition is filed.

5 Things You Need To Know about Foreclosure and Short Sales 2007-11-09 14:06:19 Featured Short
Sale Listing2706 W. Cleveland St,Tampa
If you are late with a mortgage payment or you know you can not keep up with your mortgage call your mortgage company and let them know what’s happening.
Call a Realtor with real experience, dealing with mortgage company’s loss mitigation or short sales department.
Do not ignore letters from you mortgage company or their attorneys. Foreclosure
is much worse than a short sale or pre-foreclosure sale.
Once you’ve identified at least 2 Realtors who know how to handle a short sale or pre-foreclosure sale, select the agent with the better marketing plan. The real estate market is getting flooded with short sales and pre-Foreclosures and listing the home does not guarantee a sale. It takes skill and knowledge to compete in the Tampa real estate market.
Once a contract is written and the proper package is submitted to the lender or lenders it is important that the buyer and the buyers age Read more:Sales

Good Real Estate Investments in Tampa Florida In 2008 2007-11-05 16:11:35 Everyone seemed to be a real estate genius in 2005. While most of TampaFlorida
’s real estate investors of 2005 and 2006 are sitting this year out, the smart money is coming out of hiding. I’ve had conversations with several investors in the past 2 weeks and the consensus is, find them a great deal starting the first on the year.
This makes perfect sense to me and here are the 3 factors that are a common theme:
The stock market keeps climbing higher and higher despite the recent problems with sub prime lenders and the rest of the ailing lending market.
Buyers are skiddish and prices keep falling, in some cases reaching levels we haven’t seem since 2004. An experienced investor or Realtor can find and put together great deals in this market.
There are properties that can be purchased that would generate income or a positive cash flow.
The number of Foreclosures and Short Sales have gone through the roof and appear to be headed even higher. A Read more:Estate

Does The Proposed Property Tax Cut Help You 2007-11-03 18:24:40 We there problems with the original tax cut proposal. Most would say yes, It did not address commercial real estate. Some people though it was confusing. Apparently the courts thought is was unclear. I believe it would have been a step in the right direction. I think most people would have to agree that Florida’s real estate tax laws were OK until 2004 when prices and assessments were on a steep incline.
People who have purchased a home in the last 3 years are being punished for sold and upsized or down sized. Oh and if you’ve relocated and purchased a home “WELCOME TO FLORIDA”… Please don’t ask your neighbor what their taxes are.
I believe Charlie Crist Is an excellent Governor for the state of Florida. He is working hard to improve many things in our state. However, I truly don’t see how doubling the homestead exemption can possibly help the homeowners burdened with the highest and most unfair property taxes. When
Will The Fed Rate Cut Help The Tampa Real Estate Market? 2007-10-31 15:56:07 Interest rates in the 5’s should be back soon and they may be the lowest rates all year. But will this encourage buyers to start looking again. Most people say no. The only buyers this will affect are the ones who had put off buying for a month to see if we’d get an additional drop.
Although rates continue to drop and sellers are getting desperate, buyers are still a bit skiddish.
If you are ready to buy a home or investment property before the end of 2007 and you’re looking to take advantage of the FORECLOSURES AND SHORT SALES on the market today make sure you have a Realtor who will show you homes that are priced right and them negotiate a great deal for you. There are no insulting offers in the real estate market, just people uncomfortable making an offer that could potentially solve a sellers problem.

Just Who Is Reading This Blog About Tampa Florida Real Estate 2007-11-22 06:35:14 We know that everyone is waiting for a sign from above to telling us “IT”S SAFE TO BUY A HOME, AGAIN!”
That sign can come in a lot of different ways. Personally I’m hoping for the Monty Python version when the clouds open up and god just tells us it time.
I really believe it will be a little more subtle than that. Maybe it’ll be a combination of things like… the three houses on the block will sell and the bagger at the grocery store will tell you about his new rental property.
Of course there are always the nay sayers… When hell freezes over or maybe it’ll be when your local newspaper’s real estate investigator (in our case Shannon Behken)writes something positive about real estate or perhaps those two things will happen simaltaniousely and home buyers will start flocking back to real estate offices all around Tampa

Buyers, Purchase a Home With a Plan For The Future 2007-11-21 12:04:55 Home ownership is a milestone most people look forward to, many with the idea that they will be in the home a long time. Sounds a little funny to say, think of resale before you even purchase a home but there are a few things to think about when making your decisions. Statistically, the average amount of time a person stays in a home is five years. What about this home will make it attractive to the next buyer ? Most people want a second bedroom, a den or a loft that can function as an office or room for guests. You may not want a pool but it could be a good idea to verify the property is large enough to accomodate one. Lastly location, you may not mind being on a busy street not everyone agrees, it might be a good idea to see if there are road widening or new roads planned for the area, or if a change in zoning is proposed.Circumstances in our lives change, often times our real estate needs change with them. Considering these things when buying could make your real Read more:Buyers

Buyers, Watch Out You Might Get What You Ask For 2007-11-20 11:35:42 There’s no getting around it, the Real Estate Market has been in a flux of change for awhile now. Sellers aren’t lowering their asking prices every week, like they were a month or two ago, but they are considering all offers. Hillsborough County’s Southshore area has lots of great deals to be had. Since many of the experts will tell you, we won’t know we hit bottom until the prices start going up again, why not make an offer and let the negotiations begin. You just might get what you ask for.

Tampa
Bay Area Home Owners - Real Estate Short
Sale Tip #3
You've talked to the people you need to speak with and you've decided the short sale is your best option at this point. You can sell your home and walk away clean, avoiding foreclosure, bankruptcy and taxes on any amount forgiven by your lender.
But it's not that easy. The mortgage company holds all the cards and although most do not want to own single family homes, Your short sale must be approved by the lenders loss mitigation department. (We'll discuss how to get approval in tip #4)
Here are some things to consider at this time.
Because you have no equity in the home and the bank will ultimately decide what they will accept, you will also pay no commission or closing costs for the sale.
Short sales are a lot of work and lenders often prefer to work with an experienced Realtor, rather then a home owner. Realtors have the best chance of selling the property in this market.

The 3 Most Important Things To Know About Short Sales And Pre-Foreclosures 2007-12-19 17:53:05
1. There are predators out there and they know how to find distress sales, short sales and pre-foreclosures.
Not everyone who wants to buy your home or property is a predator. However they’re out there. So, just be aware to read carefully and remember DON’T PAY TO ANYONE TO DO A SHORT SALE FOR YOU!
2. How do I protect myself from those, not looking out for my best interest?
If your selling a property yourself, have an attorney look over any contract BEFORE YOU SIGN IT.
Hire a Realtor to market your home or property. Be sure to interview as many as you need to find one you are comfortable with to:
Trust to act in your best interest, review and explain details of any offer
Have the experience to get you sale done. An inexperienced Agent can cost you a deal or worse… your home.
All offers should provide that the contract is for a short sale and subject to 3rd party approval.
3. Time is limited when the foreclosure process starts. After Three mis Read more:Sales
