I read articles every day on how to cope in a slowing market. A few tips are: Reduce advertising spending, call past clients more frequently, get out in front of more people to meet the fewer buyers, and build a sphere of influence. I Have The Best Builder - An Ex-Realtor ! Working several years with an ex-realtor that started building homes and wanted me to list his houses. I was a little taken back, when I met with him, to realize that he had watched my advertising and knew my listing strategy. Knowing the market, I was able to preview his homes and tell him how to price his homes. This year, I currently have two homes on the market, in Nixa, Mo. one I just received an offer on this last week. My assistant could not get him on the phone, so she went to his house and rang the door bell. First thing she heard was the baby start to cry. Local Housing Bubble Hasn't Burst I read a great article that only reaffirms what I am seeing in the real estate market for Springfield Missouri. The article was written by Martin Crutsinger, The Associated Press, published in the Springfield Newsleader and states that nationally, home prices are dropping, but in Springfield they are still rising.Martin Crutsinger The Associated Press Post CommentWashington — The median price of a new home plunged in September by the largest amount in more than 35 years, even as the pace of sales rebounded for a second month.The Commerce Department reported that the median price for a new home sold in September was $217,100, a drop of 9.7 percent from September 2005. It was the lowest median price for a new home since September 2004 and the sharpest year-over-year decline since December 1970. The weakness in new home prices was even sharper than a 2.5 percent fall in the price of existing homes last month, which had been the biggest drop on record.

Residential Sales Trends In a letter from a loan officer friend of mine, I am excited to learn that the current real estate housing market in Springfield, Missouri and surrounding counties is still pretty steady when compared to August 2005. The growth in the "average sales price" of houses has slowed. The number of houses sold in our area is still steady or slightly increasing, and the average sales price is still increasing, just not at the rates we have seen over the last 3 years. This is good news to us, as there are markets in the U.S. that have seen their number of sales as well as "average sales prices" decline over last years numbers.According to the Greater Springfield Board of Realtors, the majority of our current listings (53%) are still in the very strong market of $120,000 to $300,000. On To Berlin !!!!!!!!!!My fearless leader (my broker) is always quoting parts of the movie "Patton" and letting me know "anything is possible". So I have spent the weekend working on my business plan for 2007 and new resolutions. I've used the same plan for several years. Here are a few items I plan to focus on this year.1. Look eagerly ahead to 2007. Plan to eliminate everything that didn't work and try something new. 2. Improve on my business plan and stick with it. Check it monthly. I am putting it in my daytimer this year. Seeing it daily will help me stay the course.3. Walk away from over priced listings. Springfield Missouri Ice Storm - 2007Mother Nature is in the process of pruning her trees! Since the ice storm over the weekend, I am spending several hours a day making sure all the unoccupied homes that we currently have on the market are winterized and ok.Yesterday, we actually showed a few homes, then worked thru each home, shutting off the water and gas, if the homes are out of electricity. Pulling limbs off the roofs and checking on some of the elderly people we know.Here are a few photos of Springfield Missouri that we photographed today. I am still without power at my own home, except for a Brand New Generator that came in today! Hopefully we'll be back to normal in about a week. Some of the residence think it will take several months to clean all the debris!On the bright side, we have been blessed with an abundance of help.

ARE YOU IN THE DARK?As I sit here tonight rocking and writing to the music on the radio, it takes me back to my teenage years. As a young girl, I thought country music was terrible. Now listening to Jim Ed Brown, Charlie Pride, Dollie Parton, and others, what a great era the 60's and 70's were. This past week has been a hardship for many residence that live in and around Springfield. While a lot of us have been without power, we were somewhat handicapped and disgruntled because everything wasn't as it should be. On the other hand, doing without television, water, heat and internet has made me remember and appreciate what we take for granted every day.
