Why going Green makes dollars and sense
2007-11-17 21:00:10
Over the last two years, southern Nevada has seen a huge increase in the amount of "green" building in both the commercial and residential sectors. Many would attribute the growing green trend with rising fuel costs and a growing awareness by the consumer of global warming. While that is a reasonable assumption, its only part of the reason why builders are going green. As usual, its about the money and I'm not talking about the dollars that consumers will save in utility bills. Back in 2005, the Nevada Legislature debated and unanimously approved a measure to cut property taxes up to 50% for 10 years for energy-efficient construction.  The measure also lowered sales taxes for building supplies to 2% as well. For an enormous project like CityCenter, the resulting savings

Realtors descend on Las Vegas
2007-11-13 16:22:40
When it comes to conventions, Vegas .htm">Las Vegas is near the top of the list. Ask anyone that lives someplace else, given a choice, where would you like to go for a convention.....VEGAS BABY!  This year, the National Association of REALTORS(R) convention and expo is in town. Last year, it was held in New Orleans, giving the local economy a nice shot in the arm.  Conventioneers were treated to a truly Las Vegas event, the demolition of the Frontier Hotel and Casino. The property was located center strip, near the Fashion show mall and Trump Tower. The convention has brought thousands of Realtors (R) from all over the world to exchange ideas, discuss marketing strategies and of course, view the latest and greatest wares being marketed to the real estate industry. Given the amount of bloggers that a

Historic Frontier soon to be dust
2007-11-12 20:10:34
Within the next 24 hours, New Frontier Hotel will be imploded. As usual for Las Vegas, change is constant. The Frontier is being demolished to clear the way for the Plaza Hotel complex, that will be like the one in New York City. The project will be in the multi-billion dollar range. The 34.5 acre property was purchased for over one billion dollars, making it some of the pricest Las Vegas real estate on the strip. Construction is slated to start in 2008 with a completion date some time in 2012. Early reports state that the project will have a 3,500 room ultra luxury hotel, retail shops, convention space, dining and condominiums. No word yet on whether they will condo hotel units like the Cosmopolitan or regular residential high rise condos like ones at the Sky Las Vegas. Yet another

Remembering our Veterans
2007-11-11 22:30:14
Today undoubtedly you will see many tributes to our veterans on television, in print and on the web. Last week when I spent a day in Boulder City, I spent some time driving through the different neighborhoods and visiting the historic part of the city. One of the recent additions to Boulder City was a Veteran's cemetery located off of Veteran's Memorial Drive and Commons Way. There is an onsite chapel and a computer terminal that will help you locate a loved one's resting place. There are also pavers and monuments to the various branches of the armed forces. As for what we can say to describe our vets, I think this monument sums it up best. To all our members of the armed forces, thank you. Your sacrifices are appreciated.

2007-11-09 14:45:43
Not all of the action will be taking place in Las Vegas. A day in Boulder City
2007-11-07 00:43:57
Today I spent the day in clean, green Boulder City. Despite the severely restricted growth, there is some new construction going on there. Several new homes are being finished in Lake Mead View Estates. Some of the views are spectacular and the homes aren't bad either!  The community is located just off US 93 on your way to Lake Mead. After touring the community, we took a break and made a pit stop at Hemening Way park. It has great views of Lake Mead and attracts all sorts of visitors. A few minutes later, several females came to join him for lunch. Apparently they are regular visitors because there are signs up everywhere stating that they are wild animals and not to feed them. Dogs aren't allowed at the park either. One of the residents we were talking to there said that they

All Ogog about blogs

My husband had started blogging a few years ago. Back then, blogs were not as main stream as they are now.  There were a lot of sites that compiled and organized blogs like there are now. One of the newer ones is ogog.com. Its actually a non-profit site (a rarity indeed) that uses an open source API. You can see his profile here. The site lets you rate individual posts and display your "ratings".

Trump gets his name on the strip
2007-09-16 15:59:10
Well, its official. Visitors to the Las Vegas strip will now see "Trump " listed there.   Construction crews finished adding the Don's name to the first tower of the Trump International Hotel and Tower. The sign is a total of 140 feet long and each letter is 20 feet high!  Of course, when they decided on a name for the project there was only going to be a single tower. Sales for Trump Tower II are already underway. According to the Trump sales team, the final touchs on the interior lobby are being made at this time as well as completion of the rest of the interior.  There is no official word on their website as to a completion date, but judging by the speed of the construction I'm guessing by next summer it will be completed and occupied. Las Vegas Monorail
2007-09-10 22:03:38
This Saturday the Vegas .htm">Las Vegas monorail had free giveaways at each station. Locals rode the monorail free all day and the regular unlimited one day pass was discounted for visitors to $9. We boarded at the end of the line at the MGM Station and road it all the way to the end, at the Sahara Station. The entire trip took about 30 minutes, with stops at each of the five stations in between. Some of the "entertainment" at each station was truly Las Vegas. One stop had a photo opportunity in front of a green screen where you could dress in various costumes and appear in front of the Las Vegas strip sign. Of course it wouldn't be Las Vegas without gambling. One stop had BlackJack and the other a wheel of fortune. Each station had a DJ  as well. There are plans to expand the monorail

Top Five Henderson Condo communities
2008-04-02 20:38:36
With so much focus on Las Vegas, the city of Henderson some times gets overlooked. Henderson is still one of the fastest growing cities in southern Nevada and for good reason. It has a lot to offer. Henderson has more parks per capita than Las Vegas, the first master planned community (green valley), good schools and infra-structure. A lot of people that work in Las Vegas end up living in Henderson and home prices have gone up, so I put together my picks for the top five condo communities in Henderson. Bella Vista condos are my overall first pick. They are brand new condos, located in Green Valley Ranch. Community amenities are good, and some condos come with a garage. They are also just across from the District, so there are plenty of entertainment, shopping and dining choices within a

International investment up among high rise properties

While the decline of the dollar hasn't been good for the US, our neighbors to the north and across the oceans have been quick to take advantage of it. The increased value of the Euro and Loonie over the last few years has spurred foreign investment in the high rise and housing market. Currently there are several completed high rise condos ready for move in, both on and off the strip. Real estate shenanigans land couple in hot water
2008-03-18 18:07:22
Last week the FBI started a mortgage fraud task force to deal with the high number of foreclosures in Southern Nevada. The task force is comprised of local and federal authorities, including the IRS, FBI, Metro, HUD and the Nevada AG's office. The same day they announced their first case against the owners of Distinctive Real Estate & Investments, Eve Mazzarrella and her husband Steven Grimm. The company website, lasvegascondomania.com is still up and running, although no one answers the phone and all of the photos of Eve and the company name have been removed. According to authorities, the couple was allegedly involved in a scheme of inflated housing values, straw buyers and limited liability companies. Investigators have seized hundreds of boxes of documents and some computers fr

Bankrupt lenders

Bankrupt lenders trash confidentiality Think your personal information is safe? So did these people when they applied for a loan. Another black eye for the mortgage industry This is a prime example of the additional fallout from the subprime mortgage collaspe. Several lenders here in Las Vegas have gone belly up. By law, these companies are required to properly dispose of any private documents they had in their possession. What you can do There are several things you can do to protect your confidential information. Making sure that you shred any personal information at home before throwing it away is a must. You may also want to invest in a safety deposit box for your confidential documents. If you suspect that your information may have been lost or stolen, there are some things you shoul

Real Estate news update

Later this month their prior project the WorldMark Las Vegas Tropicana, is scheduled to open (Wyndham has been advertising heavily employment sites). FHA Loans Offering No Money Down Purchase Financing?
2008-04-11 17:39:13
by Loan Officer Chris Goulart  Yes, no money down financing is still alive in these days of tightening lending standards!  The Nehemiah program, in conjunction with an FHA loan can help a potential homebuyer obtain a home loan with no money out of pocket.  FHA guidelines state that you must have 3% of your own money into the deal through down payment and closing cost funds, but FHA also allows you to receive a gift that can be used for both your down payment and closing costs. This gift can come from either a family member or a non-profit organization (such as Nehemiah). Nehemiah is a program that allows the seller to contribute up to 6% of the purchase price.  This contribution can be applied towards the buyer's down payment and closing costs. They charge a small processing fee fo

Las Vegas gets largest green building in the world
2008-04-14 22:43:52
When you think of the Vegas .htm">Las Vegas strip with its miles of neon lights and huge television screens you wouldn't associate it with being green. However things on the strip are changing. The Palazzo resort opened at the end of 2007 without a lot of fanfare. That changed last week as the US Green Building Council presented the developer Las Vegas Sands Corp. with a Silver LEED (Leadership in Energy and Environmental Design) Certificate at an award ceremony, making the Palazzo resort the largest “green” building in the world. The $1.9-billion resort is more than four times bigger than any other LEED certified building to date. The Las Vegas Sands Corp. also received "The Energy Innovator's Award" which recognizes energy-efficient and/or renewable energy technologies, servic

Loft 5 on House Hunters

It seems that the spotlight on Las Vegas isn't going away any time soon. 21 (currently in theaters) is the story of the MIT students who "broke the bank" at local casinos and next month, the movie "What Happens in Vegas" will be in theaters as well. On the small screen CSI remains one of the most popular shows on television. Starting April 24th, HGTV's show House Hunters will have a Las Vegas episode featuring Loft 5!  The show will be a kind of behind the scenes look at what people look for when deciding if a home is right for them. The episode will be at 10:30 pm on the 24th with another run at 2:30 am on the 25th and 7:30 pm on May 18th. HGTV is channel 55 on Cox cable. Las Vegas boasts some of the most gorgeous and rewarding courses in the world, designed by some of the top legends of the game. Las Vegas saw a boom in golf course communities, starting off with the Las Vegas country club. CNN Money launched its 2008 list of the top 100 best places to live and start a business in the US. This year, the city of Henderson managed to make the list, squeaking in at number 98 (Henderson was in the top 20 in 2006). Several reasons were cited, among these were the accessibility of parks (per capita more parks than any other city in Nevada), good urban planning and city funded business coaching.
