Looking For Trouble In A Metro Police Cruiser
2007-10-12 10:15:16
The Citizens Leadership Academy is an annual 8 week course offered by the City of Las Vegas. I was honored to be one of the 25 Las Vegas residents chosen for this years class. I’ve still not posted our field trip to the waste treatment plant, but all the other posts I’ve written can be found here. Yesterday was my “extra credit” Ride-along with a Metro officer from the Downtown Area Command. Mary Alderman did a similar ride-along with a City Marshal the other day. I’m notorious for always being in learning mode. Ask any auto mechanic, or a/c repair guy, or anyone else that ever let me watch them do their job. I ask a million questions, and keep digging deeper and deeper with the “why”. Officer Pierre  did a great job answering my 100’s of questions. I stumped him a few times in the why department, though. Our first call was a teen who got mugged and had his IPOD stolen on the way home from school at 28th and Searles. It was a real s

In the “clutter” folder is a sub folder just of kitchens. We all know that kitchens and bathrooms sell homes. I picked this one today because the photo is bad in so many different ways. The angle of the shot, the clutter, the drop ceiling light panels, the top of the fridge, the dishes in the sink, the empty milk jugs. There’s 47 pictures just in the cluttered kitchen sub folder. Here’s the current top three finalists in the cluttered kitchen contest. We publish them, YOU decide. Vote in the comments section! Which one would compel YOU to want to see this home?         The only thing worse than a bad picture is NO PICTURE AT ALL! Tags: kitchen, clutter, worst+mls+photo Share This

Hints For Raising Your Credit Scores - The Most Important Thing You Can Do Right Now
2007-10-12 08:46:04
One of the things that has dramatically changed from the past few years is the kind of loan programs that are available to you at each level of the credit score range. The whole foreclosure problem is the result of easy money. Breathing was the major criteria for loans a few years ago. Now…not so easy. The truth is, the higher your score, the more flexibility there is, and the more programs that are available to you. I know a lot of you are thinking about “when” to start being serious about buying a home, or changing homes. The most important thing you can do in the meanwhile is to get your credit score as high as possible. As Steve mentioned in Part 3 of the Series we’ve been running, the report that a mortgage lender gets is very different than what you’ll get at the not so free FreeCreditReport.com. We recommend having Steve pull your credit now, and coach you as to what you need to be doing in order to get your score up for when your in the market.

New Life For the Moulin Rouge - Keep Your Fingers Crossed
2007-10-11 11:26:20
From the RJ, with a hat tip to David for pointing us to the article: Owners of the site where entertainers like Sammy Davis Jr., Frank Sinatra and Harry Belafonte basked in the vibe of the first integrated casino in Las Vegas say they are poised to revive the soul of that historic spot. Dale Scott, president and CEO of the Moulin Rouge Development Corp., said he expects to begin demolishing vacant, dilapidated buildings along Bonanza Road within 60 days and submit plans for a new Moulin Rouge resort to the Las Vegas Planning Commission by year’s end. If he succeeds in redeveloping the 15-acre site, it would mark the reversal of a run of unstable ownership, bankruptcy, deterioration and vacancy that’s plagued the former Moulin Rouge site for more than 50 years. From the “walls and windows” folder, we get these two beauties. Can’t for the life of me figure out why they’re important features of the home? Did I ever tell you that there’s usually a caption for each picture if you roll your mouse over it? And that any picture with a little magnifying glass in the bottom corner is really a thumbnail, and you can click it for a bigger picture if you want to see more detail?              The only thing worst than a bad picture is NO PICTURE AT ALL! As long as its links to cool stuff in downtown Las Vegas! For now the link is still labeled “Whatever” at the top of our page. Eventually we’ll change it to ‘links’, but for now it’ll stay the way it is. Just wanted to let you all know it works now, and that we’ll be adding to the links page content as we find & have time to play with more HTML. Most of the important stuff is up there. Mary And The Marshal - My Ride Along With A City Of Las Vegas Marshal
2007-10-10 16:34:46
Yesterday as part of the Citizen’s Leadership Academy, I got to ride along all day with City Marshal Brent Bucy. We started at 7 a.m. The marshal’s offices are at 417 N. 7th St., downtown, just a couple blocks from City Hall. Our first stop was Starbucks. I offered to buy his but he insisted on getting mine. He told me that he basically patrolled the whole east part of the city. At that time we went out to one of the code response centers where a complaint had been lodged citing harassment of a co-worker. There was a separate discussion with each of the parties involved. One felt that it was just a misunderstanding and conflict of personality, however the other said that he had been threatened and wanted to press charges.  What resulted was a citizen’s arrest. The accused party was given a citation and a court date. It was similar to a traffic ticket. He wasn’t happy, but told the marshal that he would be talking to his union a

The City Of Las Vegas’ Million Dollar Car - And Uncle Jack Got To Drive It
2007-10-10 15:28:54
There’s only 30 of them in the world. There’s only 16 in the US. There’s only one in Vegas .htm">Las Vegas . We’re happy to report that the city only leases it for only 5000 a month, and didn’t actually buy it. What is it, you ask? It’s the Honda Hydrogen Fuel Cell Concept Car called the FCX. It runs on Hydrogen. Some people think it’s THE future technology to solve our oil dependence. Some are skeptical that the cost can ever come down enough to make it practical for the masses. I’ll stay optimistic. The city has it as a pilot test program. It’s being used daily by the Parking Enforcement Supervisor, so it’s always running around downtown, where it can get the most visibility. Don’t tell anyone, but I got to to take it for a very very short spin around the parking lot. I swear it had the fastest acceleration of anything I’ve ever driven. They’re working on getting the range improved, but right now it’s only

Top Ten Reasons It’s A Great Time To Buy Real Estate!
2007-10-17 11:05:52
by Paul Pastore an agent in Phoenix. It does reference the Phoenix market of Course, but their market and ours have always been on parallel tracks. I mention several of these all the time to people I talk to, but this is a real great list. Selection, selection, selection. There are about 57,000 resale homes on the market in Maricopa county(Phoenix). Regardless of the price range a buyer desires, there are plenty of houses from which to choose. Just a few years ago the resale inventory dropped below 5,000 units. A buyer was forced to make compromises if they were going to locate the home of their dreams. There is a great selection of attached homes, condos, and townhouses. You can find large lots, small lots, and a lot that will accommodate your boat or RV. There are lots of options in this market. No Bidding Wars. In 2005 we had one client that made an offer on ten homes. They lost the first nine to the ‘feeding frenzy’ that existed. Other buyers bid the properties up su

City Of Las Vegas Department Of Leisure Services
2007-10-17 10:55:00
The Citizens Leadership Academy spent the evening with the Department of Leisure Services . Dinner was served at the Darling Tennis Center, which truly astounded me. There are things out in suburbs that we deserve to know about. Darling is one small part of the 120 acre regional sports park which runs alongside Sum**lin Parkway from Buffalo to Durango. There’s 20 tennis courts and the tennis stadium, 11 Soccer Fields, playgrounds, picnic areas, and plenty of parking. We had short presentations from Senior Services, Youth Program, Arts and Entertainment and a variety of other departments within Leisure Services. I learned a lot about artificial verses natural turf. For example, 7 of the soccer fields are artificial. It appeared to be a huge cost and time savings decision for the city, but following the laws of unintended consequences, it was soon discovered that the artificial turf radiates heat and creates air temperatures air the 150 degree range for the players. Those fields c

Worst MLS Photo Of The Day - What’s A Fixture And What’s Personal Property

There’s a huge debate in the real estate industry as to whether shower curtains, (even plain ordinary ones) should convey with home. Our contracts say curtains are fixtures, but it doesn’t specifically say “shower curtains”. Ambiguity is the devil’s work. There was a deal on this home but it fell apart at the walk-thru because the seller took the shower curtain, even though it was never disclosed that it was “excluded”. Oh well! A Multi Purpose Dump Of The Week - A Bank Owned REO In Glen Heather
2007-10-16 15:38:59
Besides that it’s one of the mid-mods in Glen Heather , it was also a listing of mine about 10 years ago. The seller then had completely restored the home. It was stunning, very original, and full of funky cool vintage 50’s furniture. We got 125,000 for it, which at the time was TOP TOP dollar for Glen Heather. It’s changed hands a few times along the way, and now it’s a bank owned, beat up mess which qualifies it for the dump of the week. The Bank just lowered it’s price by 20k to $268,500.           The lot is 10,000 sf, with good views of the stratosphere and the some of the strip, but it’s far enough west to avoid any freeway noise.   I’m also categorizing it as a “remodeling mishap” because somewhere in the last few years a new roof was put on it, and they used nails that were too long. Since it’s an open beamed ceiling with tongue and groove planking, th

Demolision Of Home In Radwick Park Causes Unfounded Panic in Downtown Las Vegas
2007-10-16 15:09:46
But it turns out its not a complete demolition. I spoke to the owner, Tom, who’s been battling the city planners for 2 years to get permits to tear off the majority of the home and rebuild from scratch. He’ll be adding 800 feet, and keeping the home in character with the neighborhood. I started getting calls over the weekend, and became determined to find out what was happening. The neighbors who called me were worried that a complete demolition would lead to a suburban style home that would be a sore thumb in this otherwise charming neighborhood.  If you see something that needs exploring, or that the other readers of VVV would want to know about, give me a call or send an email.            From April 5, 2007 on the old web site: I Stalked A Roadrunner Through Radwick Park – Beep Beep I spent 20 minutes stalking/following/chasing an extremely rare sighting yesterday! I Found Another Decorative Block Pattern I Haven’t Seen Before

Found it in Fran Park 3, one of our undiscovered mini-mod neighborhoods. We did a whole series of posts on the old site. I’m linking to the posts below, and republishing Fran Park 3 for you today.   All The Francisco Park posts from the old site are here     From our July 24th Archive:   Francisco Park is one of the currently unloved and undiscovered Vintage Vegas Neighborhoods Fran Park Group #3 is between Maryland Parkway and Eastern Ave. on the east and west and from Karen Ave. on the north to Golden Arrow on the south where it bumps into Paradise Palms. Pardee started on this group of about 600 homes in 1960, and by 1969 had bumped up to the dirt road that was Eastern Ave. Going south from Downtown, it’s also the first neighborhood in Vintage Vegas that’s in the COUNTY instead of the City. Originally, I had divided what I’m now calling group 3 into groups 3 and 4, but I’ve had a change of mind. So from now on what we&rsquo

Very Vintage Columbus - My Childhood Stomping Grounds
2007-10-14 22:30:40
Joe Peffer writes a similar blog to VVV that’s about Very Vintage Columbus Ohio. Of course an old home in Columbus was built in the 10’s and 20’s or even earlier. The first house JJ and I cut our teeth on as home restorers cost me a big chunk of my life savings and an even bigger chunk of my ego. It was built in 1894 and sits smack in the middle of what Joe calls “Old Town East” which is no further from downtown Columbus than Huntridge or McNeil is from Downtown Las Vegas. We bought it for $18,000, spent 18,000 on it, paid the realtor etc, and sold it for 36,000. Net Loss….$5000. But that’s were I learned to finish drywall, and sweat copper pipes and finish cement, and install a water heater, and glaze a window, and paint and and and and. Columbus was already a 100 year old city with well over a million people even when I was a kid way back in the 50’s. Vegas was only about 50,000 people then. I grew up in a neighborhood similar t

Creating An Urban Core and Downtown That We Can Call Home
2007-10-21 11:38:39
Saturday Morning was the last field trip of the Citizens Leadership Academy. We were led by Scott Adams, the Director of the Las Vegas Redevelopment Agency. The RDA is charged with recruiting new business and development into the downtown. Our bus trip took us thru the Arts District, Union Park, The New Fremont East Entertainment District, sites of various existing, planned, under construction, and wishful thinking high rise condos, the REI Stadium Project, and many of the 160 different projects that are on the books.   There’s a lot of new jobs coming to downtown as a result of these projects. The Brain Center, the Cancer Center, The Water District and Water Authority, The expansion of the outlet mall, A new city hall, Lady Luck and 3rd Street are back on track with new owners, 15 new venues on the books for Fremont East, and maybe even a grocery store! New jobs, bring new people, and living close to work and eliminating both the time and gas of the long commute

Liberace Townhome Has Stained Glass Windows Returned After 20 Years
2007-10-21 08:33:39
This is a VVV exclusive, as the story hasn’t been told anywhere else. I heard from a friend that Liberace had designed, but never lived in one of the Tudor Townhomes in Forest Hills. I dug a little deeper, and got introduced to the owners, who graciously allowed the first look at the newly restored home. According to my sources, though unverified, Liberace was on the original board of the association, helped with the design and architecture of the complex, and then  rebuilt the model home to his own specs. There’s a all kinds of discrepancies and inaccuracies between the assessors records and the Review Journal Story that I’ve posted below. Liberace sold the property to Millie Kaufman in 1982, but I see no sign of Millie having sold it back to Liberace, yet his estate was the seller of the property in 1987. This sale is where our story actually begins. Liberace died on February 4, 1987. In the spring of that year, there was an auction. The current owners s

An amusing look at things from fellow blogger in Sacremento Gena Riede: Home Buyers, are asking the question… When is the Best Time to Buy a House? When is the Best Time to Buy a Condo? Do you feel like this donkey? Are you confused and wondering if you will buy a house or condo at the wrong time? Do you think you will get stuck and pay too much for a home or condo? Do you think the Real Estate market will go down more? These are just a few of the many questions that Home Buyers today in the Sacramento area are asking and wondering. The big question is, “when is the BOTTOM of the Real Estate market?” Think of donkey tails. One side is going down   and one side is going up. No one REALLY knows when the bottom is the REAL bottom until real estate prices change and start going up. That’s when everyone will be an expert and say, “the Real Estate Market has changed … last month was the official bottom of the Real Estate Market.” Yo

The Susan Saga - Chapter 15
2007-10-20 09:10:42
After 3 months of life getting in the way , Susan has finally got her home in Spokane on the market. Susan is the very first of many out of towners who were about to move to Las Vegas that found us on line when we started VeryVintageVegas. Bruce, (who I haven’t told you about) was the second. He went to contract this week on a really nice home in Paradise Palms North. Susan’s having a great time living the Las Vegas Urban Core Life. She’s jumped right in and become a regular at First Fridays, Lo-Pro, Classic Las Vegas events and all kinds of fun things. We’ve got her top choice townhomes all picked out, and anticipate her home selling any day now. Susan’s a nostalgia freak, and loves Vintage, and Retro. She’s mad for flocked wallpaper, funky furniture, 50’s and 60’s light fixtures, pink tiled bathrooms and a whole host of other fun, interesting and kitstchy things. These pictures are from the home she’s selling in Spokane. She’s looking for the same kind of vintage

How To Sell Your Home in A Buyer’s Market
2007-10-19 10:31:08
Our guest columnist today is Jackie Colson-Miller, a Keller Williams Agent from Tampa, Florida. I had started a similar article, but found hers, and it’s everything I wanted to say, so we’re linking to it instead: We are experiencing the first “buyer’s market” in nearly a decade. For some sellers, this is their first experience selling in a buyer’s market. What can you do to position your home to sell in a reasonable amount of time? 1. Spruce it up! Many homeowners don’t see the flaws in their own home. Ask your agent, and several others, to objectively look at your yard and the exterior of your home. Curb appeal is critical, so paint the exterior, make any rotted wood or roof repairs and plant some flowers to make the home inviting. Homes with neutral colors inside are also more appealing. Clean out the clutter, too. Make sure the closets are neat. Rent a local storage space, if you need to. 2. Get a Home Inspection Hire a Professional Home In

What Determines My Mortgage Rate? Part 1
2007-10-18 17:39:38
To follow up on the great response we’ve gotten from readers on ‘What to Expect When You Go to Get a Real Estate Loan,’ we’re taking you further inside the ‘mortgage machine’ to see what details about you it uses to determine rates and programs available to you as a home buyer. There are many factors about your financial situation that go into determining what sort of loan you qualify for.  The first of course has to do with how much money you make, and how much of it goes to monthly bills (credit card payments, car payments, etc.) already.  What’s left over is combined with your proposed monthly housing expense (principal, interest, taxes, insurance & in some cases HOA dues).  This ratio of cash in to cash out makes up what is called your Debt to Income Ratio.  In today’s mortgage market most lenders are comfortable lending you an about that would equate to (monthly housing payment + other debt)&nbs
