Could Your Crofton Morning Use a Little Taste of Luxury? 2007-10-11 23:43:32 Master Bedroom Luxury
, The Morning
BarBy Guest Blogger, William Johnson
When staying at an up scale hotel, having coffee service is your room is expected. Grab the paper from the hallway, put on the coffee and perhaps the morning news on the TV. You would expect no less in a fine hotel.
Why not recreate that same luxury in your own master suite where you wake up most days when not traveling? Designers are designing Morning Bars that add that extra bit of luxury for the homeowner wanting that little something extra.
These Morning Bars for all intensive purposes are like a mini Kitchen. The object of this luxury idea is not to have it look anything like a Kitchen. Today these Morning Bars can be integrated so as to be fully functional and an attractive addition to a well designed Master Bedroom.
With so many available furniture pieces that can be modified to create that unique and expensive look, range from cabinets and chests, to armoire that can fill the bill. Modificatio
It’s that “Fall Festival” Time of Year Again 2007-10-10 13:46:38 Larry and I took our grandchildren, Megan and Matthew, to the Fall Festival
at Homestead Gardens on a windy and chilly October day last year. With that memory fresh in mind, it almost caught me by surprise to see the big tent set up and this year’s Fall Festival already in progress when I stopped by to get some mums on a 90 degree day in early October.
Mark your calendar, because Homestead Gardens is the place to be during weekends in fall, with live music, games, food, rides, and activities for everyone – including scarecrow-building, pumpkin-decorating, wood-carving demonstrations, and more.
I think Matthew liked the maze better than anything else, last year, in spite of falling on his face in the mud. Megan was fascinated by the animals – especially the goat, at about her eye level. Both kids enjoyed decorating pumpkins, and the four of us combined a few minutes of rest with a hay ride around the property. T Read more:Again

Why Crofton Home Sellers Need Written Goals 2007-10-08 10:23:07
A series based upon 12 Key Questions for All Home Sellers
1. WHAT ARE YOUR SPECIFIC MEASURABLE GOALS? (Be sure to write them down and prioritize them.)
Preparing your home for sale is hard work!
Clean the closets, clear the counters, shampoo (or replace) the carpet, paint the front door, polish the chrome, organize the garage, board the dogs… Oh my, the list just goes on and on.
You’re probably thinking, “And now Margaret wants me to take time to write down my goals for selling? Is she kidding? In all my spare time? I don’t need to write them down because I already KNOW why I’m selling my home!”
Okay, let’s compromise. You don’t have to write them down if you’re working with me as your agent because I will ask about your goals and write them down for you. (Note, not all agents do this - or even understand the importance Read more:Goals
Will Crofton Kids Choose Halloween Fun or Fear? 2007-10-07 21:51:41 That may sound like a silly question, but the annual Fright Fest during October at Six Flags in nearby Mitchellville is all about fear – fear of diabolical roller coasters, haunted mazes, costumed ghouls, goblins and ghosts, live cockroaches, the Coffin of Fear and more.
It’s fun, too – the ecstasy of “surviving” all the above, the energy of the season, and awe at the fabulous sights, sounds and costumes.
I’m betting that Crofton kids (of the PG-13 variety) would choose the Fun and Fear of Six Flags from now through October 28 over trick-or-treating with the little kids in Crofton.
Six Flags suggests that you enjoy Fright Fest five different ways:
1. Thrills by Day – Your kids can go trick-or-treating in a safe and exciting environment in the Looney Tunes Spooky Town, or enjoy a not-too-spooky Hay Ride. Looney Tune characters will be in the Pumpkin Patch for photos and dancing along to the Monster Mash Bash.
2. Chills by Night – As the sun goes down, gho Read more:Halloween
36 Reasons To Love Crofton 2007-10-06 19:51:12 When you live in Crofton, you will probably pass one of the two 18–hole golf courses on the way home every day. These are 36 of the many reasons why people love living in this community!
The championship golf course of Crofton Country Club is a Par 72 that plays 7211 yards from the Championship tees, 6782 from the Blues, 6297 from the White, 6004 from the Golds and 5529 from the Reds. With a course rating of 74 and slope rating of 136, it plays tough as well as long. The home-lined fairways, particularly on the front nine, and three water hazards (two creeks and the pond on #12) demand accuracy as well as length from tees and fairways alike.
Crofton Country Club’s 18-hole course, designed by Ed Ault and built in 1964, has bent green fairways and greens. With sandy soil, drainage is excellent, and the course is open year-round.
Nearby Walden Golf Club is more friendly to weekend and junior golfers Read more:Reasons
Crofton Leaf Pick-up Guidelines 2007-10-04 07:46:01 With so many trees in some areas of Crofton, you may be wondering what to do with all those leaves when they start to fall. My first word of advice would be to mulch them with your lawn mower, when you can. But there will come a time when you and your family are likely to spend some quality family time together raking your yard.
Leaf pick-up in Crofton occurs on your regular re-cycling day, assuming you have Anne Arundel County trash pick-up. Some condo or home-owner associations may have private trash and recycling contractors, however, and you should rely on your association newsletter for information.
Guidelines
for all yard waste in Crofton are the same for leaves, grass clippings, garden waste and brush such as twigs, prunings, and small branches:
1. Use a 32–gallon or smaller trash bag and mark it with a large “X” so it will be visible to the collectors.
2. Tie bags, rather than closing them with wire or metal ties.
Crofton Restaurants & Carryouts 2007-10-03 07:33:43
Crofton’s Sly Horse Tavern and Pigeon House, Rip’s in Bowie, and Kaufman’s in Gambrills were just about the only places in the area to eat out when Larry and I moved to Crofton in 1971.
In fact, the closest grocery store was located in Bowie, but that’s a story for another day.
Be sure to watch for Crofton-area restaurant reviews, coming soon to FocusOnCrofton.com. Meanwhile, here is a list of some local restaurants and carryouts for you to try (and I hope you will add your own review in the comments):
1. Allison’s Restaurant, 2207 Defense Hwy., Crofton, Maryland 21114 (410) 721-0331

How Many Crofton Homes on the Market? 2007-10-02 12:18:08 It’s a beautiful day in Crofton, so I took advantage of the clear sky and mild temperature to drive around the community and take photos for FocusOnCrofton.com. As I looked around, there seemed to be a lot more FOR SALE signs than I’ve seen in Crofton for a long time. While I do track Crofton home listings online every day, as part of my work, it startled me to see so many homes for sale in real life and not just on a computer screen or printout.
So how many are there? Surprisingly, there are only 114 town homes and 65 detached homes currently for sale in the entire 21114 zip codes. My research proves one thing: We all got spoiled over the past few years, with homes selling practically by word of mouth. The only signs we saw then were SOLD signs, so of course it seems like there are a lot of homes for sale today.
While I had the data in front of me, I took advantage of the opportunity to do a study of price r Read more:Market

Eight Energy-Saving Ideas to Minimize Heating Costs 2007-10-16 08:02:23 Crofton Residents Brace for High BGE Bills This Winter
As you may have already noticed, the BGE rate debacle in Maryland has proven to be very costly for consumers statewide since it went into effect a few months ago. Larry and I saw our summer bills double from last year, so we’re already preparing to minimize our winter heating costs. It is little consolation that higher rates are being experienced elsewhere around the country, as well.
Here are some of the ideas we have gathered from a variety of online resources, including the Department of Energy
, the Comfort Institute, and some HVAC manufacturers:
1. Annual maintenance check-up. Now, before local HVAC contractors get busy, make an appointment for a check-up of your heating system and thermostats to make sure they are performing efficiently and safely. If you don’t already have a programmable thermostat, consider installing one. And finally, while Read more:Eight

Crofton Market Study, September 2007 2007-10-14 19:04:47 A review of Crofton real estate sales in September
provides us with some good news and bad news.
Let’s start with the bad news, so we can end on an “up” note.
Looking at a six month study of homes sold in Crofton, we see the number declining steadily since June to a low of thirty-one in September, over 40% below the number of homes sold during September 2006. In September of last year, we actually saw upward movement and felt encouraged heading into the fall.
Besides looking at the number of sold homes in September, here are two other statistics: There were fifty three new listings and only twenty-three new non-contingent contracts in Crofton. Based on all this information, I project we are in for a long winter, with a constantly growing inventory keeping a lid on home prices.

It’s Not Too Late to Invest in Crofton Real Estate 2007-10-13 12:12:30 You may have watched Crofton property values double, triple, or even increase ten-fold over the years. My first Crofton condo cost $21,000, and today it would sell for almost $300,000. But it’s not too late for YOU to invest in Crofton NOW and still have potential for profit.
If someone bought my first Crofton condo a few years ago for ten times what I paid – $210,000 -they would have about $84,000 profit today, a 40% increase in property value.
Okay, you say, but it’s a “down market” and this may not be a good time to buy. To that I reply, Bah, humbug! It’s a great time to buy because sellers are highly motivated, offering huge incentives and dropping their prices. ‘Truth is, this is a GREAT time to buy investment property.

Why Plant a Wye Oak in Crofton? 2007-10-20 21:35:42 If you are new to Maryland, and not familiar with the Wye Oak, perhaps I should start by telling you what this is all about.
About the species – In 1941, Maryland designated the White Oak (Quercus Alba) as the State Tree.
The white oak is a handsome and sturdy tree, named for its whitish bark and grey twigs. The trees are large, long-lived, and slow-growing – reaching heights of 60 to 150 feet, with diameters between three to four feet. They have glossy bright green leaves with five to seven rounded lobes on each leaf.
A white oak begins to produce acorns when it is about fifty years old – as many as 10,000 annually. The acorns, crowned with shallow caps that are smooth underneath, sprout soon after falling from the tree. They are sweet to the taste, and provide nourishment to more than eighty different Maryland birds and mammals.

Homestead Tax Credit Is No Longer Automatic 2007-10-18 06:51:17 IMPORTANT INFORMATION FOR CROFTON HOMEOWNERS AND BUYERS, EFFECTIVE OCTOBER 1, 2007 FOR PROPERTY TRANSFERS AFTER DECEMBER 31, 2007:
Let’s start by answering your question, “What is the Maryland Homestead Tax Credit?”
The Homestead Tax Credit helps homeowners deal with tax assessment increases by limiting the increase in taxable assessments. In Anne Arundel County, it applies to any increase greater than 2%, according to the July 1 list provided by the Maryland State Department of Assessments and Taxation.
The Homestead Tax Credit is calculated on any property tax assessment increase exceeding 10% (or the lower cap enacted by local governments – 2% in Anne Arundel County) from one year to the next. The credit is calculated based on the 10% limit for purposes of the State property tax, and 10% or less (as determined by local governments – again, 2% in Anne Arundel County) for purposes of local taxation. In other words,
Flu Shots Available in Crofton 2007-10-17 06:02:49 Flu shots seem to be widely available this year, and I found four locations in the Crofton area where you can conveniently get yours: Giant, Safeway, CVS, and Rite-Aid.
Mark your calendar for November 3. That’s the next time you will be able to get your annual flu shot at the Giant in Crofton or the Safeway in Gambrills. (For a complete listing of Giant grocery stores where you can get flu shots, click here; for a Safeway store locator, click here to find flu shot locations.)
Two local drugstores are offering flu shots, as well: The CVS website indicates that flu shots are available daily at the Crofton location, 2003 Davidsonville Road. RiteAid, at 2203 Defense Highway, will offer flu shots today and tomorrow (October 17 and 18).
Additionally, both shots and the nasal spray vaccines will be available at the Anne Arundel County Health Services Building on Truman Parkway on Oct. 17, Nov. 13 and Dec. 11.
According to the Anne Arundel County Department of Health, the Na
5 Ways to Finance a $500,000 Crofton Home 2007-10-26 16:46:34 With prices of detached homes hovering around a half million dollars in the Crofton area, it’s not surprising to see young adults who grew up in Crofton moving to other areas and even other parts of the country. My own daughter, Susan, relocated to the Dallas-Ft.Worth area in Texas last spring, where nice single family homes are available under $200,000.
Yet there are financing options available for buying a $500,000 Crofton home, making this community accessible for many people in this high-income area to take advantage of today’s extraordinary “buyer’s market”:
1) Jumbo VA loan up to $650,000. VA loans are still “no money down” up to $417,000, but buyers must put down 25% of the difference between $417,000 and $650,000. The resulting $20,750 (on a $650,000 property) is only about 4% down, and the current rate (10/26/07) is 6.375. (Remember, active duty military personnel will have the

Crofton Schools Shuffle Boundaries 2007-11-02 14:50:39
If you use the School Locator on my website, you’ll only get part of the story.
Today’s school assignments may or may not be an accurate reflection of which Crofton-area school your child will attend in 2008–2009. With construction of a new elementary school on Nantucket Road (now referred to as Gambrills Elementary, although the school is located in Crofton), you can expect to see shuffling in some school boundaries next year.
Redistricting is a lengthy process that takes into account many factors including overcrowding in existing schools, neighborhood boundaries, and assignments for middle and high schools. While a final decision will not be made until Spring, a Redistricting Committee of parents with children in the affected schools voted earlier this week to approve this plan for recommendation to the School Superintendent:
Children who live on the east side of Route 3 that now attend Four Seasons Elementary will shift to the new school.

Five Fall Gardening Must-Do’s 2007-11-01 21:36:21 Thinking of selling your Crofton home in Spring? If so, it’s more important than ever for you to pull your green thumb out of your pocket and take care of these Fall Garden Must-Do’s. They will reward you with a beautiful lawn and garden when the growing season begins in Spring - just in time to put your home on the market!
In fact, you could say that spring curb-appeal begins today!
1. Bulbs – Now is the season for planting your spring-flowering bulbs, such as tulips and daffodils.
It’s also time to lift or “harvest” tender bulbs from your garden for next season, including gladiola, dahlia and tuberous begonia bulbs. Place them in a sheltered place, leaving the foliage intact, for two or three weeks – except begonia stems, which should dry until they are brittle enough to break off.
Store these bulbs over the winter in vermiculite or peat moss in a dark cool place,
Halloween Safety Tips for Crofton Kids 2007-10-30 07:58:18 Keep the REAL spooks out of your children’s Halloween
night by taking these precautions.
1. Accompany children when they go trick-or-treating – If they’re a little older, stand back so you’re not “lurking”, but don’t let a pedophile take advantage of this great opportunity to troll for vulnerable kids. Adolescents are not too old to be at risk on Halloween or any other time. (You might want to check the Maryland Sex Offender Registry, and avoid those residences when you take your children trick-or-treating.)
2. Encourage children to go trick-or-treating in small groups. If the group is too large, you might lose count if one is missing. My grandkids love it that their parents dress up in costume, too, but other kids may wish the adults to be less visible. Make this decision in advance, to avoid last minute hassle and controversy as you leave to go trick-or-treating.
3. Make sure that your children’s masks don’t restrict their vision. You d Read more:Safety
Seven Crofton Residents Honored 2007-11-07 06:27:13 The people of Crofton are what make this community such a special place to live. So many Crofton-area residents are active volunteers in the community, members of Crofton organizations that serve the community, and political activists locally, regionally and statewide!
To honor a few of the Crofton area’s special people, members of the Greater Crofton Chamber of Commerce and local political figures gathered at Crofton Country Club on Friday for the Chamber’s annual awards banquet. Crofton Residents Thank Vets With Flowers 2007-11-11 20:08:25 Crofton Village Garden Club has its own unique way of saying “Thank
You” to men and women who serve our country.
We have a workshop each year, in lieu of a monthly speaker at our November meeting, to create 120 red, white and blue flower arrangements for the Veterans Affairs Rehabilitation and Extended Care Center in nearby Baltimore.
Prior to the meeting,
Honey Boudman cut squares of foil to cover tuna cans collected by club members.
Shirley Levendoski and Bernie Robertson cut two huge bags full of boxwood clippings to provide greenery for the arrangements, and then stuffed the 120 cans with oasis.
Carole Hampton dampened the oasis and delivered the cans to Prince of Peace Presbyterian Church Annex for the workshop.
Bernie Robertson made red, white and blue bows for each arrangement.
Harriet Kitchen made small flags that read “Thank You from the Crofton Village Garden Club”.

Rent or Sell? Not an Easy Decision 2007-11-08 06:24:54 Crofton homeowners may consider renting instead of selling, if they have to relocate during a buyer’s market like we’re in now. Since many Crofton residents have substantial home equity and low monthly payments, they would likely have a positive cash flow. Additionally, they may be in a financial position to wait out the market and sell the next time a sellers’ market rolls around.
Yet it’s not an easy decision. There are many factors to consider:
How much rent should I charge?
Will renting impact my property value?
How will I evaluate prospective tenants?
What if my tenant doesn’t pay on time?
Will I be responsible for repairing or replacing appliances?
How much would it cost to hire a property manager?
How long will it take to rent my property?
Just what are homes renting for in Crofton?
There are seven detached homes currently on the market for rent in the 21114 zipcode ranging from $1800 to $250
Special Legislative Session COULD Add to This List 2007-11-17 08:38:08 I can’t help wondering if a bill might pass in the current SpecialLegislative
Session in Annapolis that will qualify for posting on a list of Maryland’s Craziest Laws. (The mere fact this special session is even happening might qualify for a list of it’s own – but that’s a topic for another day.)
MARYLAND’S CRAZIEST LAWS:
1. You may not go through your husband’s pockets while he is sleeping.
2. You may not buy drinks for female bartenders.
3. You may get a legal drivers license if you are in this country illegally.
4. You cannot sell condoms from vending machines, except places where alcoholic beverages are sold for consumption on the premises.
5. You may not grow thistles in your yard.
6. You may not eat while swimming in the ocean.
7. You may not wear a sleeveless shirt in a public park.
8. You may not write about alcoholic beverages u
Crofton Real Estate Market Update - October 2007 2007-11-16 09:28:08 There is good news to report about the Crofton real estate market!
Statistics released by MRIS, the regional multiple listing system for this area, indicate that homes took less time to sell in October
2007 than they did in the same month last year. Days on Market
were down 11.54% to 69.
Additionally, 42 homes sold in the 21114 zipcode last month – 7.69% more than October 2006.
Using information from MRIS, I made some charts that will give you a clearer picture of the Crofton real estate market than mere words and numbers, and added my own editorial comment:
All the news wasn’t good – the average sold price was down 14.48% to $327,400 from $382,846 in October of 2006. Unless you bought in the past year or two, it simply means your profit would be less to sell than if you had sold a year ago. However, if you Read more:Estate

Little-known Facts about Crofton’s Ledo Pizza 2007-11-15 01:02:42 Crofton loves Ledo’s at Eddie’s Place, that’s for sure!
Several months ago, I held a pizza contest on another website and invited people to post a comment about their favorite place for pizza in Crofton. Ledo’s won, hands down over Dominoe’s, Pizza
Hut, and Papa John’s. Louise Lear was the lucky winner of a drawing for pizza at her favorite pizza restaurant or carryout, and she was a Ledo’s fan – like most of the participants.
Many of us have enjoyed a long love affair with Ledo’s, having fond memories of our late-night visits to the original restaurant in Adelphi, near The University of Maryland.
Even if you have enjoyed Ledo Pizza for several years, though, you may not know these interesting facts:
