Friday Photo Fun - Seen in Athens, Georgia This Week!
2007-09-21 05:32:34
This week has been packed full of fun!  Midweek, Wells Fargo Home Mortgage of Athens had their summer REALTORS® Appreciation Event featuring a visit from the famous Wells Fargo Stagecoach & Harry Dawg (mascot for the University of Georgia ).  I thoroughly enjoyed talking with Donna Stallings, who recently joined the Athens, GA Wells Fargo branch - and her super sweet husband Jim, who was one of the first real estate appraisers I worked with, pictured here in front of the Wells Fargo Stagecoach. There were REALTORS® everywhere, to the right is Brenda Thompson of Carriage House Realty, Cathy Scarborough of Coldwell Banker Upchurch Realty, Harry Dawg & myself.   We all enjoyed the BBQ and networking and some, like Jeannie Cheek of Wells Fargo got happy with Harry Dawg & a frisbee!  It was a pleasure to talk with Jeannie Cheek and her husband David, who I sold a home to several years ago!        I also had the

Countrywide Mortgage Layoff Announced
2007-09-21 05:25:50
On August 18th, I wrote "It's my opinion that Countrywide 's troubles aren't over yet, but I hope they are able to hang in the mortgage business as foreclosure continue to rise in many areas of the country.  The loss of jobs and stability in the market would be huge , should Countrywide fail.  There is talk and as always rumors flying around regarding a potential government bailout, should the situation worsen."  Unfortunately, Business Week reports an announced bloodbath, as predicited.  According to Business Week "Countrywide, the nation's largest and recently most-embattled mortgage lender, announced it was laying off as many as 12,000 people today, roughly one-fifth of its 61,000-strong workforce. In a letter to employees company founder and ceo Angelo Mozilo called the current slump "the most severe in the contemporary history of our industry." He said home price appreciation had "stopped dead in its tracks," that there had been increased delinque

Economic Matters Affecting Housing - Market Moves
2007-08-18 06:01:15
As we near the end of the week, there are some promising stories regarding the housing and economic market. "An analyst at Banc of America Securities upgraded shares of troubled mortgage lender Countrywide Financial Corp. to neutral from sell Friday" according to CNN Money after "Earlier this week, the stock plunged after Merrill Lynch analyst Kenneth Bruce downgraded the shares to sell from buy."  It's my opinion that Countrywide's troubles aren't over yet, but I hope they are able to hang in the mortgage business as foreclosure continue to rise in many areas of the country.  The loss of jobs and stability in the market would be huge , should Countrywide fail.  There is talk and as always rumors flying around regarding a potential government bailout, should the situation worsen.  For point & counterpoint regarding a possible federal bailout, visit:  Brian Brady's World Wide Wealth Planners  for a pro reaction to a bailout. Athens, GA - Where's The Perfect Home?
2007-07-30 17:32:25
The housing market in Athens, Georgia is not a buyers market!  It is a stable market where buyers and sellers both benefit from a healthy economy. I have the perfect buyer client....unfortunately they are so perfect that I cannot find them a home!  For the past eight days, I've been working with a client who knows exactly what they need in a home: 1 Story (a bonus room is acceptable) No Basement Prefers brick construction, but will consider siding Located no more than 4 or 5 miles from hospital Will pay cash Needs to occupy in 10 to 14 days - becasue they are living in a hotel room while all their belongings are in storage! They fell in love with a home last Saturday and based on the gloom and doom real estate reports in the news, they chose to make an offer $20,000 below asking price, even though I showed them the Athens, GA Housing Statistics, that clearly show the area they are looking in has appreciated 3% in the prior 6 months, has fewer days

Colbert, Georgia Fantastic 4th of July Parade and Festival
2007-07-22 18:15:09
Colbert, Georgia in Madison County was the place to be at 9am this 4th of July!  Over 10,000 people were expected to be at the 4th of July parade and festival and I think at least that many showed up!  The parade time was moved from 10am to 9am this year due to the heat and everyone got the word.  Highway 72, East was closed for the duration of the parade through Colbert as everyone lined the streets to see classic cars, septic tank trucks, horses and more!  The parade was huge this year! Colbert, GA Mayor, John Waggoner, says volunteers to coordinate this festival are getting harder to find so we hope folks keep stepping up as this is a local favorite! The craft festival was fantastic, as always and featured plenty of pocket books, handmade clay and wood flowers, jewelry, and many more unique items.  Food vendors were on hand with the requisite BBQ, Homemade Lemonade, Hamburgers, Hotdogs, Corndogs and even Thai Food this year!      Antique Ambul

The Big Bad Wolf Sues the Watchdog!
2007-06-27 05:53:36
Foreclosure rates are rising, mortgage fraud is rising...unscrupulous lenders and appraisers are to blame!  Industry watchdogs are springing up to try and get a grasp what is going on and several groups are making headway.  Today AppraisalScoop.com reports that Pamela Crowley, founder of Mortgage Fraud Watch List, which "is a database of addresses, submitted by real estate professionals from all 50 states, where a sale or refinance transaction has suspicious activity" is being sued by eAppraiseIT, an appraisal management company. According to Brian Davis on AppraisalScoop.com, who has watched as this situation unfolds, "It appears that the controversy centers around a claim by Pamela that eAppraiseIT is unlocking and changing security settings in appraisal reports that pass through them to lender clients".   AppraisalScoop.com has done a spectacular job of compiling the issues, responses, quotes from both side and more, so instead of t

A Thanksgiving Prayer is Answered & Maddie Gets to Go Home!
2007-11-30 16:39:51
She was lost and showed up in the road in front of our house near Athens, Georgia yesterday.  I kept looking outside and hoping she would travel on down the road, but when she almost got hit, I had to do something!  So into the house she came while my son Chris and his girlfriend Megan and her friend Amanada canvassed the neighborhood and put flyers up at the nearby stores - Is this your lost dog? We have 5 dogs in our family and she was so small and quiet I knew she wouldn't be happy here.  She seemed really dismayed by the hustle of bustle of living with 4 kids, 5 dogs, my loud husband, and who knows how many cats....but at least she was warm and safe.  We posted her on facebook marketplace, checked online lost dog ads, searched the newspaper, to no avail.  But this morning a call to the Clarke County Animal Control led to 1 lost dog inquiry that might be for her!  Chris left an anxious message, asking "Is this your dog?" at 10

Take the DRAMA out of Buying Your Athens, Georgia Home!
2007-12-07 19:52:04
I recently spoke to a young couple who had been considering buying a home for over a year.  They were paying high rent -typical in Athens, a university town - where rents are often higher than a house payment, had decent jobs and were considering starting a family soon.  They had actually looked at houses early summer, but were traumatized!  The process just felt overwhelming, so they quit looking and signed a new lease which is going to expire in a few months.  They called because they decided to "bite the bullet" and try again.  So today we put together a plan of action to help take some of the trauma/drama out of buying their first home. Find a REALTOR®  you can be comfortable working with - disclosing all manner of traditionally private and personal information can be uncomfortable - it's critical that your representative in the transaction knows enough about your personal and financial life to be of assistance to
