Office Property Trends in Delhi NCR - September 2007

In their report titled “Office Snapshot New Delhi”, Cushman & Wakefield suggest that limited availability of office space in suburban New Delhi has led to peripheral locations (Greater Noida, Manesar and Faridabad) gearing up to exploit the need for office and IT space in the city. Their outlook is that by quarter one of 2008, there will be substantial supply from the suburban locations resulting in lesser interest in peripheral locations, unless corporates are considering campus developments. Wyndham to open Days Inn and Super 8 hotels in India

Wyndham Hotel Group International plans to open 50 hotels across its various brands in India by the year 2011. It has tied up with Gammon India (a construction company) to open 38 hotels across the economy brands - Super 8 and Days Inn. It also plans to open 30 hotels under its Ramada band by 2011, 10 of which will be developed and managed by the Bangalore based Royal Orchids Hotel (ROHL). Wyndham expect 60% of its growth from Asia and Middle East in the near future. Wyndham feels that India is ready for their luxury brand which will be launched next year. Real Estate Growth in India to be Fueled by Smaller Cities

According to the India n Real Estate Report, 2007: Growth & New Destinations’, prepared jointly by FICCI and Ernst & Young. The Indian real estate has been growing at over 30% per annum for the last five years. ?The order of growth is shifting the focus of investors and developers to relatively smaller cities and hence there is a likelihood of such emerging cities, leading the transformation of the Indian real estate sector? Ernst and Young have classified Indian cities as tier I, II and III. According to the report,  besides eight metros, 11 tier II cities such as Surat, Chandigarh, Nagpur, Vadodara, Visakhapatnam Jaipur, Thiruvananthapuram, Kochi, Nashik, Indore and Ludhiana are going through rapid growth but are still in initial phase of the growth. These tier II cities have been given a rating of B++. Some deals being offered in Mumbai: Mantri group and Nirmal Lifestyles are offering a waiver on stamp duty and registration fee of the property (around 4% of the total property value). Runwal Group and Akruit Nirman are offering special rates and incentives like shopping vouchers, lucky draws etc. Royal Palms is offering a buyback of flats three years later at the ten market price. This “property buyback offer”, gives every buyer 100% of the cost paid for the property after three years of purchase but buyer has to sign the contract at the time of purchase itself.
