eNotarizations. . the upcoming technology! 2007-09-07 15:45:52 I think it is amazing how technology has evolved. One of the newer technologies, is of course, eNotarizations. While the ins and outs are still being debated on each of the federal, state and local levels, a lot has been accomplished so far. Several states have had paperless mortgages from start to finish - many more still need to come into the 21st century and the technology it has to offer! eNotarizations developement specifics will probably remain mostly at the state levels, since notary laws already vary so much from state to state, but I hope the federal government steps in more to have some more consistency and I think stability as well. I've seen by a call I had from a woman in OH (I could not help, but it could have benefited her & her husband), to a friend locally, how eNotarizations can be applied in both business and personal needs. But finally, I had a loan officer show up at a signing, explain it to me. Plus, about a month later, I actually took the HUD Reverse Mortgage Counselling program that explained it in even greater detail. If a lender goes bankrupt, or are unable to meet their financial obligation to the borrower, it enables HUD to immediately step in and assume the mortgage and servicing of the loan. Increase in Homeowners Insurance or Tax rates - which is worse? 2007-09-04 09:36:12 Here in Florida, but even more so in Southwest Florida, so many are complaining about both of these. Florida recently enacted the policy to roll back homeowners taxes to previous years rates. I'm not sure that was necessary, but the small relief is welcome by most.I must however, commend my county, Charlotte, as prior to Hurricane Charlie in the big 2004 hurricane season, my taxes were just over $800 / year, now they are a little over $900, although without my homestead exemption, it would be close to $3000 - but that same figure was only about $2500 or so in 2004. My home has been homesteaded for over ten years now, so that does skew some of my figures. My insurance over the last few years... 2004 $800, 2005 $3200 (not a misprint 4x in one year!), 2006 $3800, now 2007, with 7.5% MORE coverage - $1600, BUT, ONLY because I went in the 'last resort' state run insurance pool. Calling all mortgage brokers & title companies. To back-date or not..... your thoughts? 2007-09-03 13:53:21 I cannot tell you how often I am asked to back date. I'm told it is no big deal, etc. I'm told, you can do it because of this or that - with their own explanation why it is OK. First off, it is a violation of Florida, and most if not all states laws. There are NO loop-holes or exceptions on this one, what-so-ever. Period. Why? Because it is fraud. And while there are many responsibilities of being a notary, one of the primary duties of a notary is to PREVENT fraud. I'm not naive to think that when I turn down this assignment, that the requesting person will keep calling other notaries until they find someone willing to honor their request. If you are a notary doing this, you either do not know what you are doing and what your responsibilities are as a notary, or you do not care. How can a notary make a living being 'just a notary'? 2007-09-02 11:07:23 This is a question I get all the time when I tell people that I am a mobile notary & mortgage notary signing agent. I am still amazed how many mortgage brokers and even title companies do not know what I do. I always take the time to explain to them the basic concept about being the last person to go to your client (or you , if you are the borrower) and even sometimes these days, the only person the client sees in the whole process. I tell them that we explain the documents, notarize them, then return them to the title company for processing and disbursement. We are not the closing company, but we represent the title company, and as I said, even the mortgage broker him/herself! If you are a Notary Signing Agent, tell as many people as you can, what it is you do. It is important that people know this service is out there, and they WILL request you. I've already had it happen several times in the last two years.
Think Professional! 2007-08-31 10:56:23 As I search through here finding different people, companies etc., I think of one thing that many do not think about - professionalism! While some do a great job, have great ideas, explain who they are, properties they have for sale, have some great quality pictures, etc, others have distorted pictures of themselves, little or no description, etc. If you don't care enough about yourself to provide a professional appearance, why should I buy from you? Why should I use your service? Why in the world would I expect you to be professional when you do not take the time up-front with your first impression, to GIVE a professional appearance. HELP with some .PDF's 2007-08-31 09:38:05 A majority of my files print with no problems. But it always seems when I'm running late, and need the package printed fast, I get that one .PDF file that prints a page a minute or so. I use Windows XP Professional on my main computer, and Windows Media edition on my laptop. It doesn't matter which computer I use, or which printer I print to, I have troubles with slow printing. I have three laser printers, I print the borrowers package to two printers through a network - an HP Laser 1320 (should print about 20 pages per minute) that is connected to the network wirelessly, and the main package to an HP 4250 that is hardwired into the network, which normally prints 55ppm. When having troubles, I switch and print to my SHARP AL-1655CS which is a printer/copier/scanner (and I think fax but I do not use that function) that is connected to the main computer only by USB. It still prints slow, but faster than through the network.

Mortgage 'consultant agency' advised a senior homeowner to contract with a company to do repairs on his home, and then gave the impression that he could likely get a Reverse Mortgage for him once his home was in better repair. The man has since died, and the family states the contractor was never given permission to start work, although that company claims they did receive permission. Now they are suing to get reimbursed for work done. Obviously, that seems to be a legal mess, and contributing to the problem apparently, is the use of Power of Attorneys. Obviously, there is a lot more to this story, that will likely be hashed out in court for quite some time, but that makes me think of a couple of things, while I am a proponent of Reverse Mortgages, if your are an elderly person considering getting a Reverse

Mortgages are predatory lending, and contributing to the economies problems, down the road anyway. Obviously, from my previous posts, you should be aware that I feel Reverse Mortgages are a great thing. Now, I would say they are not for everyone. But they can help a senior tremendously! The blogger also felt in a few years, many with Reverse Mortgages would blow the money that they get from the Reverse Mortgage, and the homeowner (& heirs) would be left with nothing and the inability to continue to pay their homeowners insurance & taxes which are required to keep the Reverse Mortgage. While I know that some undoubtedly do waste their money from not only Reverse Mortgages, but incoming money from all sources, many use these to survive and STAY in their home. Mortgages, besides how fast or slow the balance increases over time. It is one of the factors that effects how much the borrower can borrow against their equity. So, the lower the interest rate, the more they can borrow initially and the slower their balance will increase over time. The higher the interest rate, the less they can borrow initially, and the faster the balance will increase. To expand on the one part, she mentions Google alerts. I never even realize this was out there, or the power that can have, especially for Realtors. I strongly recommend if you are a Realtor, sign up for your free Google account. Then set up these alerts, they are VERY easy to set up. For example, I set up an alert for the village where my mom lives, so if anyone is searching that area on Google, it will immediately send me an email alert that someone is searching for that area.
