To Sign The Open House Signs In Sheet! Why it’s needed?
2007-08-16 09:48:05
Kick off your boots and sit for awhile!  Relax!  I have been wondering about, what's interesting to you?  I do know that as consumers even like myself and my husband do not like to be brother by a salesperson.  Why?  Do I say this, when we do go to look at cars there's that one salesperson who will come running outside to see if we need help.  Which, we do not need any help we're just looking at cars or truck or SUV.  So now, when we go shopping around for a car or truck or SUV, we do it on a Sunday.  Why?  No one there to brother us.  We know!     No!  I'm not putting down the car salesperson down!  I'm a salesperson license to sell real estate property.  There's a different between the both!  Now, the point I'm getting at is this, when you come to an open house on the weekend.  And I'm not the only one who does this, having you sign the open house sign in she

Howdy, from the State of Montana! Kick off your boots and sit for awhile!
2007-08-10 11:37:39
I have been looking for ways to selling myself to you.  How can I get hire by you?  I'll be honest, how can I earn your trust in me?  How can I prove myself to you?  Consumers, I do know you're smart!  I know you can find your own property, and even sell your own property. Why I'm here?  Legal matter!  The legal paper work!  I can keep you from being sued!  Keeping it legal!  I'm a license Realtor® in the State of Montana to sell real estate property.  I have made it my business to know the Law in the State of Montana.  I do keep in touch with a lawyer!  It's my business for you, as the public to protect and serve you.  I do know the legal matter that's involved in the real estate property.  How would the judge in the court system look at that situation? An out-state-agent told me this.  Well, for start, why would you want an out-state-agent answering your question?  Legally

Personally, I'm writing this to you on a personal note.   I'm proud to be an Realtor ®.  I'm proud of my license.  I'm proud of how far I came in the real estate business, and the real estate market. I do know for a fact that I did work hard to get where I'm at in the real estate business.  It's wasn't easy at first.  I had to learn the hard way about the real estate business and the real estate market.  Once I learn!  I do understand what I need to do in order to be successful in the real estate business and the real estate market.  I have been wondering!   How?  I can prove myself to you that I do know what I'm doing. I only know the best way to sell myself to you is being honest with you.  I do hope "honest" is the only way to get hire by you.  I would rather tell the truth.  How many times have you been mislead by someone who said, that they will do everything for

2007-07-27 10:44:54
I do know you have been reading my posts.  The only question, I would like to know is. What would you like to see written here in Active/Rain?  Then I would take the time to write about your subject.  Is there a subject that's not being cover for you as consumers? It's time for me to separate myself from the rest.  I will take the time to post your subjects.   Do you feel comfortable leaving a comment?  If not. You can e-mail me with your subject to MailTo:cherylfrei@nemont.net But if you're not comfortable e-mailing me.  Leave me comment on subjects that you would like to know about.  You do not need to be log in to make comment here in Active/Rain.  Please leave a suggestion!  I do know you're intelligent consumers looking for that right moment. That moment is all up to you.  I would like to ask one more question.  Do you trust?  What do I mean? Like for example; if I leave a comment will that person

Is Renting Smart When the Home Won't Sell?
2007-01-23 16:45:50
Is Renting Smart When the Home Won't Sell? Home owners who can't sell their homes for what they think they're worth might find that renting buys them enough time for the market to rise. But whether renting makes sense depends on various factors. Here are three questions to consider: 1. Do they need the cash? Sellers who can qualify for another mortgage without selling their current property are good candidates to be landlords. Lenders usually count 75 percent of the rent payments as income as long as the home owner finds a renter who will sign at least a one-year lease. 2. Can they rent the property for enough money? Major expense will include the cost of the mortgage, taxes, insurance, and repair bills. The cost of advertising and vetting tenants or of hiring a property manager can add another 10 percent of the rental cost or more. 3. Will they still meet tax exclusion requirements? Sellers who lived in a home for two years out of the previous five can exclu

5 Items to Consider Before Dropping the Price
2007-01-23 16:40:16
5 Items to Consider Before Dropping the Price When a house won't sell, the answer is often to drop the price, but how much and when? The following are some items to consider before dropping a home's price, according to several real estate professionals1. Price the house right to begin with - it will get the most activity when it first goes on the market. 2. Lower the asking price sooner rather than later while it's still fresh in buyers' minds. 3. If there has been no offer in one to two months - six at the most - consider dropping the price, then re-evaluate every two to four weeks.4. When you drop the price, lower it by enough to make the home the top house in a lower price range rather than the bottom house in a higher range. 5. The more expensive the house, the greater the decrease needs to be to attract new buyers

Why You Should Buy Your Next Properties In Absarokee, Montana?
2007-09-26 11:55:36
I would like to take this opportunity to talk a little about why you should buy your next property in Absarokee, Montana ?  As I'm sitting here in my office I can see the snow on the top of the mountains.  Fall did arrive here bringing snow with her to the top of the mountains.  There are log cabin properties that would make a great getaway for the whole families for the winter.  Red Lodge has the ski slope for the whole families to enjoy.  Red Lodge is only 30 miles from Absarokee.  Billings is only 35 miles away for the shopping for the whole families.  Absarokee, Montana has the best of both worlds.  The peaceful little town of Absarokee that's not far from the others cities!  What cities?  There's Fishtail, Nye, Dean, Columbus and of course Red Lodge to Billings.  Let me talk about Absarokee the properties are very much price to the market value.  That mean the properties can be very reasonable to buy.  Wit

The final reports from the office of public instruction indicate that the elementary, junior high and high school made AYP for the 2007 school year.  That's good news in that the Absarokee schools have met the accountability goals in area required my No Child Left Bhind.  However, the annual measurable objectives (AMO) to achieve AYP increased to 83 percent proficient advanced in reading and 68 percent proficient advanced in mathematics for the school year 2007-2008.  Because of class size in the high school, AYP was determined by the Montana Small School Accountability Process (SSAP).  There were a total of 357 points and Absarokee High School had 354.5 points or 99.3 percent.  The SSAP is based on several significant factors.  These factors include CRT scores, NRT scores, the Effectiveness Report of the five-Year Comprehensive Plan, CRT improvement, NRT improvement, and attendance or graduation rate. Making AYP is not necessarily a true indicator of

If you had a choice, who would you choose?
2007-11-23 13:23:46
Why is it so important?  Had headache of the running around but not the property of your choice.  It's only human nature, to search for that one property to fulfill the search.  A sensible agent can really do an excellent search.  Frequently, the blame goes to the agent; don't take this the wrong way, but it does take time to search out an agent that will come close to your personality.  I'm not putting blame any agent, why?  I believe all agents are made for that "one person or persons" who will fulfill the shoes.Every "agents" has their own personality.  Every "customer's" have their own personality.  So many times, I have heard the story of how it's the agent is the false, but really it's no one the false.  It's just being in hurry to find an agent and then start the search for that one property.  Does it really matter?  Yes, it does matter.  Interview!  Find ou

A lot of people think new construction is the best way to go when looking for a new home because floorplans for 'today's lifestyles' to be perfect because they won't have to do any real house work at all. However, I was out showing some new construction and some newer homes and condos built roughly within the last 5 years. I can not believe how poorly built these homes were constructed. There is one home in mind that just boggles my mind why anyone would even be considering purchasing. Located on the west side of Danbury, this home has a good amount of things wrong with it that are beyond cosmetic repair. For one thing, the builder has the driveway set up so that there is no space to plow the snow of in the winter. The kitchen is set up so it would be very difficu

Bellingham, WA Trails and Parks...So many great places!
2008-03-12 14:16:50
When touring new clients around Bellingham, I always point out our many trails and parks.  I am proud of the amount of parks we have here, and the ever growing trail system. One of my favorite parks is Whatcom Falls Park.  The trails twist and turn through out it...the fish ponds are a sight to behold, but the waterfall is the grandest sight!  The sound it makes is rather majestic.  The park is magic to me, it takes the worldly issues and puts them on the back burner, so to speak!Disc Golf is very popular at Cornwall Park. My son Aaron is an avid player...good, clean fun that keeps him out of trouble!  There is a cool new site called trails.com where you can find information about trails and parks in any city!
