Bachman Lake Apartment Renovations 2007-08-24 17:28:14 BACHMAN LAKE (Bascom Group) – The Bascom Group has added the 320-unit Warwick Apartments in this Dallas suburb to Bascom–Warburg Pincus Partnership’s $50 million equity pool.
The property, which Bascom purchased from CWCapital, consists of 11 two- and three-story buildings on a six-acre campus at 3330 Webb Chapel Extension. It was about 68 percent occupied at closing.
Bascom has budgeted $10,000 per unit for renovations. The units average 528 square feet. The average monthly rent is $442.
Bascom and Warburg were self-represented. The property was marketed by Transwestern, and George Smith Partners arranged financing with Capmark. Pinnacle will manage the complex. Read more:Renovations
Remembering to Build Industrial in Alamo City 2007-08-24 17:24:18 SAN ANTONIO (globest.com) – Santa Barbara Development Services and DB Rreef Trust will soon begin work on their $100 million plan to build 1.5 million square feet of industrial space in the region.
Next month, the partnership will break ground in Interchange Park on five buildings totaling almost 340,000 square feet. Interchange Park is at I-410 and I-35.
In October, the partnership will begin adding 550,800 square feet to the Port of San Antonio along Billy Mitchell Road, more than 408,500 square feet to Tri-County Business Park at I-35 and FM 3009, and 251,000 square feet to Cornerstone Business Park at I-10 and Loop 404. Read more:Remembering

Suburbs for Amarillo? 2007-08-24 17:20:14 AMARILLO (Amarillo Globe-News) – While construction spending through July was 27.5 percent lower than the same period last year, those numbers do not give a full picture of today's construction market here, according to representatives of two builders' groups.
"This year, a lot of contractors are busy with projects outside the city limits, in the surrounding area," said Tonya Felder, executive director of the Panhandle of Texas Chapter of Associated General Contractors of America, listing ethanol plants, dairies, schools and government projects in surrounding Texas Panhandle towns.
Lew Bradshaw, executive officer of the Texas Panhandle Builders Association, also sees a tight labor market for the area. "If there's skilled workers out there, there's a great opportunity for them," he said.

Far North Austin Project of 2,500 More Homes 2007-08-24 17:17:02 GEORGETOWN (Austin
Business Journal) – Southwest Land Services Inc. is developing a mixed-use project that could bring up to 2,500 homes to the area.
The 600-acre Goodwater development, slated for the northwest corner of Shell Road and SH 195, will be built in gradual phases. The first phase, which is beginning the entitlement process now, will have about 700 homes and 45,000 square feet of retail in a neighborhood center.
David Singleton, president of the Austin-based development company behind Goodwater, says the project could take 12 to 15 years to complete. Homes
will be built by custom homebuilders rather than national firms.

Signs of Strength for Texas Home Market 2007-08-24 17:14:39 AUSTIN (Austin Board of Realtors) – Central Texas
’ market for existing single-family homes remains healthy, according to the most recent MLS report from the Austin Board of Realtors.
The number of homes sold in July 2007 fell two percent from a year ago to 2,645.
The median price increased 7 percent from July 2006 to a record $190,000.
Homes remained on the market an average of 55 days, down 7 percent from a year ago.
Active listings increased by 13 percent from July 2006 to 9,451, while new listings fell by 2 percent to 3,670.
Townhouse and condominium sales rose, with July’s 333 sales representing a 17 percent increase from one year ago.
The median price for townhouses and condominiums rose 36 percent from last July to $180,000. Read more:Market
A Grand Warehouse for Grand Prarie 2007-08-24 17:12:36 GRAND PRAIRIE (globest.com) – Duke Realty Corp. is set to build Grand
Lakes II, which, at just over one million square feet, will be the largest speculative warehouse in the metroplex.
The $30 million warehouse will be built on almost 51 acres in the 130-acre Grand Lakes Business Park on I-30.
Grand Lakes II, designed by GSR Andrade of Dallas, will have 247 dock doors, 32-foot clear height, three drive-in ramp/doors and parking for 311 noncommercial vehicles and 141 trailers.

Big Industrial Center for Garland 2007-08-24 17:10:56 GARLAND (globest.com) – Courtland Development has closed on 14.6 acres near the crossroads of Texas 78 and Crist Road and will begin site work early next month on its $19 million Firewheel Distribution Center

The light-industrial space speculative center consists of a 128,200-square-foot building with a 24-foot clear height alongside a just over 73,000-square-foot, 18-foot clear height building, both with rear doors.

Building Purchase and Renovation in Plano 2007-08-24 17:05:03 DALLAS (Dallas Business Journal) – Adler Realty Investments Inc. has purchased three office campuses totaling more than 400,000 square feet and valued at more than $35 million.
The Forum at Beltline and Bent Tree Plaza, both of which are near the Dallas North Tollway, consist of six office buildings totaling almost 300,000 square feet. The Preston has three freestanding buildings at the corner of Preston and Belt Line Road.
The California-based company plans to renovate and upgrade each of the properties. Bradford Cos. has been hired to manage and lease the buildings.

for a planned $90 million redevelopment that will begin with West Love Market

Site work will begin in the spring. The first six months will be spent preparing the land for construction of the ten-building West Love Market, which was designed by Dallas-based O’Brien & Associates Inc. Retail space is slated to be available in fall 2009.

, in a joint venture with ING Clarion Ltd., has purchased more than 1,200 acres of the 4,000-acre Jacintoport Industrial
Park.
The property at the southeast corner of Beltway 8 East and I-10 East features about 432 acres fronting deep water on the Houston Ship Channel, 213 acres of upland industrial sites, a 209-acre nature conservancy, more than 100 miles of available pipeline easements and a 372-acre private dredge spoil and reclamation facility.
Pinto and ING plan to develop, lease and hold the industrial properties long term.
The Houston office of Colliers International represented both sides in the transaction.
Bolivar Peninsula, Beachfront Avenue 2007-09-02 08:29:05 BOLIVAR PENINSULA (Houston Chronicle) – Provident Realty Advisors and the PNL Cos. have purchased almost 2,800 acres of beachfront property for a residential development that could include thousands of homes.
According to CB Richard Ellis, which represented seller Crown Team Texas, the property, known as Cade Ranch, is one of the largest remaining beachfront properties on the Texas coast. It has more than 13,000 feet of frontage on the Gulf of Mexico and Intracoastal Waterway.

New Home Sales Increased in July 2007-09-02 07:29:23 WASHINGTON (Associated Press) – After a 4 percent drop in June, sales of new homes rose 2.8 percent in July to a seasonally adjusted annual rate of 870,000 units, according to the U.S. Department of Commerce.
Sales
increased 22.4 percent in the West and 0.6 percent in the South during July. However, sales dropped 24.3 percent in the Northeast and 0.9 percent in the Midwest.
The median price of a new home in July was $239,500, up 0.6 percent from last year. The average home price, however, dropped to $300,800 in July, down 3.4 percent from last year. Read more:New Home

Ltd. has purchased more than 11 acres on the southeast corner of Mason Road and Grand Parkway.
The company, an affiliate of Wile Interests, will develop a 40,000-square-foot shopping center and six pad sites ranging from 30,000 to 55,000 square feet each.

Hillwood Two Deliver: More Buildings For Flower Mound 2007-09-02 07:23:59 FLOWER MOUND (Hillwood Communications) – Hillwood has begun construction on two speculative buildings north of Lakeside Parkway and Enterprise Drive in the Lakeside Trade Center development.
The Lakeside Trade Center 4 building will have more than 333,000 square feet, while building 5 will have almost 457,000 square feet. The new construction has received tax incentives from the city and county and is triple freeport exempt.
The 137-acre Lakeside Trade Center development currently holds three 100 percent occupied buildings totaling 1.4 million square feet, and it employs approximately 400 workers. Tenants include Best Buy, Maytag, Stacy Furniture and Exel Logistics.
