Issues with the Greater Las Vegas valley Home Owner Associations (HOAs) 2007-08-16 21:08:34 The newer Las Vegas
residential properties are built in subdivisions. Subdivisions are real estate lingo for common-interest development. The fastest growing form of housing in the United States today is common-interest developments, a category that includes planned-unit developments of single-family homes, condominiums, and cooperative apartments. A homeowners' association is the governance function of a common interest development. This governance, created by the real estate developer, is transferred to the home or condo owners upon selling out of the project. HOAs are subsequently governed by the owners and officers are elected by owners. HOAs possess the authority to enforce the covenants, conditions, and restrictions of managing the common amenities of the development. Most homeowners' associations are non-profit corporations, and are subject to state statutes that govern non-profit corporations and homeowner associations. One interesting point is that in the Las Vegas

Better Way to Bombard People 2007-08-15 23:15:28 When I visit Yahoo News or watch CNN or other news channels, it is hard to miss all the killings and violence. Today the headline was that 3 bombers have blown up a bunch of people in three small villages Northwest of Iraq. The bombers hid the bombs in a water truck, a gasoline truck and the bomber just went among a number of people and blew himself and a bunch of them up. The number of dead exceeds 250 plus and many more have been injured. Violence is not limited to Iraq. In every region and on a daily basis human beings are killed by other humans; the atrocities, hatred and the depth of violence that man can exercise against another defies the imagination. I believe that universal intellect and civility lags technology by many decades. While technology has made it possible for a single person or even a small group to kill or maim many, we as human beings have not intellectually evolved adequately to harness the technology for the good of all. I believe that ignorance is the root of a
Homes Under $150,000 in Las Vegas 2007-08-14 21:36:41 I did a home search for houses under $150,000 in the Greater Las Vegas
Valley. There were about 18 homes available in the MLS (Multiple Listing Service), these homes were either pre-manufactured homes which were set on permanent foundation for the ease of financing or homes that are older than 35 years old and in need of repair. The average size of these properties was a little smaller than 1000 square feet. Most of these properties are in probate court. $150,000 gets a buyer an average home in the mid-west, but not in Las Vegas
. Those moving to Las Vegas from cities with far lower median home prices need to adjust their expectations. A good way to gain an understanding of the Las Vegas home and condo prices is to click on the new and resale home data bases which I have made available to the public in my web site. Select your desired criteria and see what results come back. If you get a not found message, lower your expectations. Read more:Homes
Beautiful faces of Las Vegas that you don't get to see 2007-08-13 22:25:05 I am starting to gain a great deal of respect for those who blog on a daily basis, it takes a good deal of discipline to write about something every day. I’ll do my best but given that Saturday and Sundays are the days which I catch up with paperwork and we now have football back, I will probably take those days off. My much better half, Karen, won a couple of tickets to see the Stray Cats, The Pretenders and ZZ Top, which we attended on Saturday night. The concert was held at the Orleans Arena and we had good seats. Evidently they could not sell out the concert and gave many tickets away. The concert was a guitar lover’s dream and we had a lot of fun. What I love about these concerts is that you get to see Las Vegas
residents in all their beautiful diversity. Many ladies had dressed liberally and you could see men and women with tank tops and a lot of tattoos having fun side by side with conservative looking attendees. Many of these people are the ignored face of Las Vegas

I love Las Vegas, but don’t move here if…… 2007-08-11 16:39:23 Las Vegas
reminds me of a childhood story about the champion who wanted the king’s only daughter and had to pass various challenges to get her. If he failed at any stage he could die, but the success meant the hand of the king’s daughter and eventual throne. Las Vegas gives you exactly what you are looking for and then some, just be careful what you wish for because you may get it. If you are good enough in your chosen field, Las Vegas rewards you more than any place else, and if you make mistakes it punishes you more severely than any other place. Great practitioners of gambling come here, make a bundle of money and end up staying here and make even more money, however for every one of these there are hundreds who “thought” there were good enough and ended up losing all they had, Las Vegas casinos are not built on winners money. Here you can find any drug or vice you could possibly imagine and quite a few that are outside your realm of imagination, downside is doing vice in Las
Lessons to Complete a Successful Real Estate Transaction and Avoid Foreclosure 2007-08-10 23:46:24 Day after day I look at the FORECLOSURE REPORT OF SOUTHERN NEVADA (CLARK COUNTRY) and see one home buyer after the other lose their nest egg along with their one shot at home ownership. Boy, if there are losers these are the people. I am not being disrespectful, what I mean is, these people have already lost their down payment and all their mortgage payments, their credit has gone up in smoke and it will take many years, if ever, for them to realize their dream of home ownership. Why is this happening? There has not been any catastrophic economical down turn like the great depression, at least Las Vegas economy is humming along just fine, there has been no great layoffs, corporations aren’t filing bankruptcy left and right. Then why have we ended up here? Well, I will tell you; the reason is that most people look at buying their home as a singular act and not a process. They think that, looking for and locating a house or condo which they believed they could barely afford (evidentl Read more:Foreclosure

Where is the best place in Las Vegas to buy commercial real estate or investment property? 2007-08-20 20:38:28 While a realtor cannot answer the buyer’s question as to where is the best area in Las Vegas
to buy a home or condo, Commercial real estate agents can tell the investor which areas of Las Vegas
are best suited to his/her needs. The best area to buy commercial real estate depends on the buyer’s needs. Naturally the buyer must decide what criteria’s are the most important to him/her. · Is the transaction cash or is financing needed (some properties are easier to finance than others)· Cap Rate must be a certain number, say 7%· Short term appreciation for the purpose of flipping the property
· Mid or long term appreciation of property· Appreciation through fixing a distressed property· Should it be a passive investment
or does the buyer want to be hands on· Does it have to be an income property (Land Investments do not generate income unless they are leased)·
Best Place in Las Vegas to Buy a Home, Condo or Investment and Commercial Properties 2007-08-19 19:22:11 I get a few enquiries about the best place in Las Vegas
to buy a home, condo or commercial real estate. The answer is twofold.1: No REALTOR or residential real estate agent can tell you where the best place to buy a residential property is. And the reasons follow:A: Doing so violates the Fair Housing Act of 1968. “The Fair Housing Act of 1968 is a federal law of the United States prohibiting discrimination in housing. It has a wide spread effect on homeowners, renters, apartment managers and anyone working within the real estate industry. As a U.S. Citizen you can help protect your rights by learning about this law and how it can affect you”. “The 1968 Fair Housing Act specifically deals with discrimination based on race, national origin, color or religion but in 1974 an amendment was added that also includes any discrimination on the basis of sex as well”.One of the provisions of this act is STEERING AND BLOCKBUSTING and is defined below. The Fair Housing Act specifically state Read more:Las Vegas

Pricing Las Vegas Properties Illogically 2007-08-17 22:47:06 Last week an out of state customer asked me to e-mail him some commercial listings between 1.5-3 million dollars. I picked a few properties which suited his needs from the commercial properties data base and e-mailed him. He wanted more info on three properties, so I called the listing agents. One of the listing agents promptly went on to tell me that the seller had changed his mind about the price and wanted a million dollars more than the price which was listed in the data base. He went on telling me that this is due to the seller’s difficulty with finding a replacement property. Please note the lack of any logic behind this method of pricing a property. And that nothing has happened in Las Vegas
in the last few weeks to justify the price increase. It is imperative that sellers understand that the seller does not price a property, the market does. Everything on this earth is at the best, worth exactly the highest amount someone else is willing to pay for, contingent on the seller Read more:Properties

High-Rise pages to my Las Vegas
Real Estate web site within the next month. In order to provide real information to my customers I will try to provide them with a grading system for Las Vegas high-rise condominiums. The grading system is as follows:Las Vegas is definitely not New York, Paris, London or Tokyo when it comes to transportation, so a prospective high-rise investor should be even more critical of the high-rise location when purchasing in Las Vegas. A subway system or complex mass transportation system is available in these other popular high-rise locations, where it is very easy and economical to get around. The only type of transportation available in Las Vegas outside of walking, cars and busses is a three mile monorail system. However, this system is often packed with the ever-growing need for an even larger mass transportation system. War with Iran is bad for Las Vegas real estate 2007-08-27 23:53:29 The estimations for the cost of Iraq war vary widely. One estimate shows “A running total of the amount of money spent by the US Government to finance the war, based on estimates from the Congressional Budget Office” to be about 456 billion dollars so far. The same website estimates the cost of war by state and city, the cost to Nevada is about four billion and eighty three million dollars and climbing by $1000 every 30 seconds, Las Vegas
’ share is about 976 billion dollars. These numbers show the present costs and don’t take into account future costs of perusing the war, withdrawal costs or the massive future costs of caring for the veterans who are injured physically or mentally. A 1.2 trillion dollars (that is 1.2 million, million dollars) in Iraq war cost is not out of the realm of imagination. Such money could fund universal health insurance, help pay for upgrading the antiquated infrastructure in many cities like New Orleans or Minneapolis etc… Starting another war wi Read more:Las Vegas
Las Vegas land prices are sliding, save the Las Vegas Boulevard (Strip) 2007-08-26 22:50:52 I am in the middle of a fresh look at all of the available vacant land for sale which are listed in property Line. Property Line is the commercial real estate agents version of MLS. I am primarily looking at all the land between 1- 15 acres. There are 610 parcels listed and I am up to 250, however a few things are worth noting. There are many price cuts and one can see phrases such as “$250,000 below appraisal” which brings up the question about the appraisal date, appraisals are not valid for period of longer than six months and that’s in markets that are going sideways and not as dynamic as Las Vegas
. According to data published by Applied Analysis the total acreage sold in Greater Las Vegas
Valley is down by 60%, and average price has gone down to $718,000, this is a 9.5 percent decline from the last quarter and 11.3 decline from the same quarter last year. The Art of Negotiation: This feedback got my web-site indexed in Yahoo in only 4 days! 2007-08-25 23:46:00 One of the most important aspects of a real estate transaction and for that matter any kind of transaction is the negotiation. The reason I called negotiations an art is because both science and uncertainty are involved. The outcome of any act which involves human beings is inherently uncertain. A successful negotiator possesses complete knowledge of his/her environment. By that I mean the facts involved in the transaction, and a good knowledge of the other sides want and needs and concerns. A good negotiator tries to optimally leverage any asset she/he has in order to acquire what he/she wants, and remember there is always two sides in any transaction. Having discussed all this I will analyze my feed back to Yahoo
.The situation was as follows:A: I wanted Yahoo to index my web site’s pages and had no indication on when or if my web site’s pages were going to get indexed in Yahoo. B: Yahoo is huge, I am little, Yahoo has nothing to gain by indexing my pages and I have everything t Read more:Negotiation
Dubai World is buying a half of the Las Vegas CityCenter plus a share of MGM Mirage. 2007-08-24 19:52:07 Dubai World
is investing $2.7bn in MGM’s City Center development. CityCenter is a mixed-use luxury residential, resort and retail complex along the Las Vegas
Strip. Dubai World is also buying $2.4 billion worth of MGM Mirage shares, reflecting a 9.5% stake in the business.Dubai World made headlines last year when its subsidiary, Dubai Ports World, was forced to sell its American port operations after an uproar in the US congress over security concerns. Dubai has become an influential player in global business and tourism, attracting US oil services firm Halliburton which recently moved their headquarters office there.I visited Dubai about two years ago and it looked to me as a striped down version of Las Vegas. However the rate of construction in Dubai matched Las Vegas, and in high-rise developments they are way ahead of Las Vegas. It should be noted that gambling is prohibited in Dubai and the only place where gambling is allowed is their 7-star hotel which is built on a manmade pe Read more:Dubai
All Las Vegas real estate agents are not equal: the pitfalls of being represented by a Realtor® with no commercial experience or education in commercial real estate transactions. 2007-08-31 19:59:35 I am going to break an important business rule and promote a competitor of mine. Why? Credit has to be given when it’s earned and Colin has earned my respect.A good way to gain added value in a real estate transaction in Las Vegas
is to buy a property and then up-zone it. For example; buying a residential property and then changing the zoning to office commercial. Millions have been made by savvy investors who bought industrial properties or Las Vegas land and changed the zoning to commercial tourist or MUD1.I have a property on Desert Inn and Oneida Way, for those who are unfamiliar with Las Vegas it is located about seven minutes to the east of Wynn Las Vegas on Las Vegas Boulevard. The zoning for this property was residential and master plan was office. Although this is called a conforming zone change, one has to satisfy numerous Clark County requirements in order to change the zoning and obtain a certificate of occupancy. Las Vegas home and condo market condition past, present and future. What happened to Las Vegas residential real estate 2003-2005 (part one) 2007-08-30 21:08:16 Las Vegas
real estate began to heat up towards the summer of 2002 and really heated up by Feb-2003. During the summer of 2003 new home sales staff would not even let the customers in the sales office. Every time a new home builder announced the opening of a new home sub-division there would be lines formed up to 5 days before grand opening and those who made it to the sales office had to win a lottery for privilege of buying from the builder. Most Las Vegas
sales offices had huge waiting lists, and buyers were told they had to wait for more than a year before their turn comes up. The situation got so bad that Pulte raised the price for one their projects in Summerlin by about $200K from high $400,000 to high $600K over a weekend and only 8 buyers dropped out. One has to note that neither fundamentals of economy nor real estate would support such price increases. Las Vegas real estate in 2001-2002 was downright undervalued, and whoever bought at that time will not lose money in any mark Read more:residential
Pitfalls of not being represented by a realtor when buying a new Las Vegas home 2007-08-28 21:26:47 I am always baffled when I see new home buyers in one of the Las Vegas
new home sale offices without an agent by their side. Talk about foolishness, why would someone take such a big risk with one of the biggest transactions of their life when there are no rewards? Las Vegas new home buyers have nothing to gain by doing the transaction on their own, as Nevada home builders are prohibited by law from sharing the savings from not paying the Realtor’s commission with the buyers. It would be understandable if the new home buyers had good understanding of Las Vegas New home market conditions or could obtain the latest incentives offered by new home builders these days. Other issues include an understanding of LIDS and SIDS, future construction in the area which could impact future value of their residence and the saving obtained when buying an inventory house instead of building one from scratch.Such new home buyers fail to understand that as nice as the new home sales persons are, th

From the balcony I could see construction activities for Echelon project which is Harrah’s answer to MGM’s CityCenter. At this time they are moving dirt around and preparing the land. Fountainebleau is quite a bit further along and 4-5 floors have already been constructed. I keep being impressed by the sales staff of these high-rise condo projects and this one was no exception. I want to give real information about these condo projects to my customers like HOA (home owner association) fees which run about 42 cents per square foot for Sky Las Vegas. Each resident gets one parking spot and there is unlimited Valet parking. I have not seen the above information in other sites which I visited.I am using a grading system for these high rise projects. You can read about my g
My problems with hackers and spammers. 2007-09-17 20:18:52 I have not blogged in the last few days and the reason is that my web-site and blog are under constant attack by hackers and spammers
from a range of web-sites, including adult-sites, online pill-pushers and Florida vehicle and vehicle related web-sites. Funny, one of the biggest spammers is a web-site which offers legal advice to the victims of vehicle accidents. If people only knew what kind of scum they get their legal advice from. Notice I have not used other synonyms for vehicle since that is how they find their victims, by Googling the other synonyms. In order to fight this I have to take many steps which I can’t discuss here since a great deal of attacks are prompted by my web log. I hope you excuse some delays which could not be avoided while I go through growing pains. Enough said. I will try to do a series of blogs about Las Vegas High-rise condominiums next. The structure includes two distinct parts, layout and semantic tags. I desperately wanted a three column layout, so the visitor to my web site can see more links in the side bars. About three years ago three column layouts were all the rage in the web master community with many articles and demos about the subject on the internet. But doing a three column layout offers no advantage in search engine optimization. In order to gain maximum advantage over competition web sites mine had to have a special kind of layout called source ordered three column layout. Commercial real estate is not meant for civilians.3: People had to be able to find it relatively easily.4: It had to be aesthetically pleasing; the rule of thumb is that web page readers decide to stay with a web site in under six seconds.5: The web site had to be easy to navigate and all the information in the web site should be reachable within three clicks if possible. This is all good. in Oct. 2003, the Las Vegas real estate market was on fire. Everybody and their aunts and uncles were getting into the business. The number of Las Vegas real estate agent reps (unless you are a Las Vegas real estate broker you are called a real estate agent representative since you are representing your broker) went from under 10,000 to 17,000 in no time and everyone, especially brokers, made a lot of money since those who got their real estate license would buy a property for themselves and one or more others for a relative or friends. I agree and will change things accordingly.First a few words about me so you can get a picture of my environment as it is essential to this discussion. A bad accident can be a point of discontinuity in a person’s life and an auto accident turned mine upside down in October 1996 and due to the same accident I don’t remember much about my life prior to the accident other than being a habitual underperformer. I had studied electrical engineering and ended up with a low C average and was drifting through life aimlessly. One day I came across a quote from Michael Jordan. Help is under way for Las Vegas distressed home owners with strings attached 2007-09-05 22:53:53 Following are excerpts from an article published in FHA Mortgage Guide by Peter G. Miller1: “The Administration Will Also Launch A New FHA Initiative Called “FHA-Secure.” The President has asked Secretary Jackson to pursue important administrative changes to give FHA the flexibility to help more families stay in their homes during this time of transition in the mortgage market. The FHA-Secure program will help people who have good credit but who have not made all of their payments on time because of rising mortgage payments. For the first time, FHA will be able to offer many of these homeowners an option to refinance their existing mortgage so they can make their payments and keep their homes. FHA will also charge mortgage insurance premiums based on the individual risk of each loan, using traditional underwriting standards, so it can expand access and help even more families.”2: “The President Calls on Congress To Change A Key Housing Provision Of The Federal Tax Code So It Read more:Vegas

Upcoming legislation about removal of the mortgage interest deduction for homeowners with houses of more than 3,000 square feet of interior space-STOP THIS BILL! 2007-09-04 22:28:30 Rep. John Dingell (D-MI) is planning to introduce legislation that would eliminate mortgage interest deductions for homeowners whose home is larger than 3000 sq. ft.The reason behind this is that in order to discourage people from adding carbon emissions to the atmosphere, U.S. Government should penalize homeowners whose energy use is excessive due to the size of their residence. Yeah right, that’s all our real estate market needs, if this mindless piece of legislation passes, its effect on an already deeply troubled real estate and mortgage industry would be devastating. Mr. Dingles’ timing could not be worst.Furthermore, his argument is fundamentally flawed and for any type of building, including residences the question should be energy efficiency and not the size of a residence. A 4000 sq.ft. home could use less energy than a 2500 sq.ft. home if the larger home uses energy-efficient light bulbs, high grade insulation, energy saving appliances and air conditioning and infrared Read more:Upcoming
