Atlanta May Get Its Way On A Prime Piece Of Beltline Property 2007-08-09 12:53:20 Last September, we spoke a bit about the Gwinnett County developer, Wayne Mason, who took his ball (a 70 acre piece of proposed Beltline property) and went home. Well, Beltline officials announced, Tuesday, that a portion of that property may be sold to an investment team and developers to further advance the Beltline project.
If the deal closes, it would give Atlanta
city officials complete control over this property in regards to how it’s developed. There haven’t been a lot of clues as to the details of the deal, but here’s a small segment of what was released earlier this week.
The question of how much development will be allowed won’t be answered until a master plan is finished in about a year, Montague said. Here are some details she did release:
• The city’s share would be less than $25 million, what Mason paid for the out-of-service railroad corridor.

It will be especially beneficial for those of you without vehicles that are trying to help green up the city and leave your gas guzzlers behind every once in a while.
The website is called Walk Score, and is very simple to use. You enter an address and the site rates the address on how walkable it is. There are some neat criteria it bases its score on like proximity to; grocery stores, restaurants, bars, coffee shops, fitness, book stores and a few others.

Atlanta City Council Moving Forward On Bond Sale For Beltline 2007-05-29 12:32:16 The Atlanta

Georgia Foreclosure Hotline Announced 2007-01-31 14:07:51 A 24 hour, 7 days a week hotline has been announced to assist Georgia
homeowners avoid foreclosure. The program, called HOPE, will also offer face to face counseling to Georgians who may be at risk of losing their homes to foreclosure. This program announcement comes on the heels of a report that places Atlanta’s 2006 foreclosure total at 63,737 homes, 4.4% of the city’s households, which is 2nd highest in the country among major metro areas.

, did I find some information about one of the luxury hotels that will be a part of the project. And it surprises and makes me happy that this news continues a trend on this blog of “green building”.
It turns out that one of the hotels will be a “green hotel”. Barry Hotel
Partners is partnering to develop 1 Hotel & Residences, a 175 room luxury hotel with 100 condo units a spa and a restaurant within. They’ll start this portion of The Streets of Buckhead sometime in 2008 with a completion date set at 2010.

The 1.2 billion dollar mixed use project in Buckhead
called The Streets of Buckhead, should begin the teardown phase of its construction in October. Eight blocks will be demolished to build this project which will feature 500,000 square feet of retail and restaurant space, four world class hotels, up to 1,000 luxury residential units and 300,000 square feet of class A office space. The Streets of Buckhead has a scheduled completion date of fall, 2009.

are being built in what else - an old Triumph Motorcycle parts distribution warehouse. How fabulous is that? Especially since you can see the old conveyor belt lines on the ceilings of some of the lofts. Tagged as “close to everything,” these lofts boast floor to ceiling glass windows, are very spacious, have individual balconies, and the Triumph spa pool with the immersion sun deck is very Miami even on Memorial
Blvd., and quite frankly, I think it is going to work. The view (even on a cloudy day) from the roof top deck is incredible as you look out over the old Cabbagetown mill stacks to the city where it spans from downtown to mid-town.

Georgia Is Below Average, But This Time That Is Good News 2007-08-30 08:37:39 Bankrate just released their 2007 study of closing costs for every state.
Closing costs can be divided into three categories.
Closing costs:
• Origination fees charged by the lender.
• Title and settlement fees charged by third parties.
• Taxes and prepaid items such as homeowners insurance, association fees and prorated interest.
Bankrate’s survey includes lenders’ origination fees and title and settlement fees, and not taxes or prepaid items. The survey was conducted in June.
The nationwide average closing costs came in at $2,736. Georgia
ranked 31st on the list at $2,655.

One CityPlace: First Phase Of CityPlace Buckhead 2007-08-29 20:42:09
Construction will soon begin on One CityPlace, a 29 story residential tower with 269 condominium units and 11 townhomes. The price tag will be around $300,000 to start and venture into the $1,000,000’s. One CityPlace is another Cousins project and will sit on the corner of Roxboro and East Paces Ferry in Buckhead
. Construction is expected to be completed in 2009.
This tower is just the first phase of CityPlace Buckhead, a 16 acre development consisting of 3,800 homes near the Buckhead Loop, Georgia 400, Peachtree Road and Lenox Road.

Now that the sales center has opened up at 10 Terminus Place
, the third tower in Cousins mixed used development on the corner of Peachtree and Piedmont in Buckhead, closings are going into the books for late 2008. 10 Terminus Place is the first residential portion of Terminus and is a 32 story tower which will feature 142 residential units and 13 levels of parking. The condos will start in the $300,000’s and rise up to over $3,000,000.
Also planned for 10 terminus Place are four new 4-star restaurants and a Midtown favorite moving a bit north, The Flying Biscuit.

Historic Oakland Cemetary gets a Green Neighbor 2007-09-21 15:05:48 I thought I would ride my bike to the new Oakland
Park condos on Memorial Drive since I was going to go learn about the newest and true green condos in Atlanta, but then I got lazy and drove. I did walk a couple of blocks after parking though. I digress. Oakland Park condos are sexy, sleek, and way green, and being green is what makes them so fabulous. As the only condo in Atlanta that is seeking LEED (Leadership in Energy and Environmental Design) certification - believe me, LEED is a difficult process for builders and developers, - this building has placed the standard very high for other condos going up in Atlanta. I will be very surprised if anyone else comes close to creating such a green building in the near future. Call me if you do.

Strolling in Castleberry Hill 2007-09-14 13:18:15 I decided to take a little stroll in Castleberry Hill today with my dog, Brutus, to get ready for the Loft Tour in October as well as the 4th Friday Art Stroll on September 28th. If you have not done the art stroll, I must tell you it is really cool. Of course, I am not sure I am cool enough, but alas, I have done it. Atlanta’s art district, as far as I am concerned, is in Castleberry Hill. You won’t believe the number of galleries amongst the lofts in this area. It is great. So today, Brutus and I did not do the whole “stroll,” but instead stuck to a bit of a circle going from Peters Street to right on Haynes then left on Walker, and then back left on Peters Street. The Art Stroll is much bigger and many more streets are involved. In fact, Castleberry Neighborhood Association is kind enough to tell individuals what galleries, businesses, and restaurants are involved in the stroll.

I know that for some people, Castleberry Hill is “old news.” After all, many of the lofts have been there for a few years now. But I find Castleberry Hill more fascinating now than ever. If you have not been to the area, you must indeed go. Listed on the National Register of Historic Places, Castleberry Hill is the most complete warehouse district in Atlanta. Situated in the Southwest area of downtown Atlanta, the neighborhood offers exactly what in-town loft dwellers desire - or at least what I think they should desire. I will be doing a couple of posts on Castleberry Hill in the next week or two, so please come back for more groovy information.
