 Face Lift anyone?   This morning, I got caught up on the latest upheavals on the mortgage side. I can't deny it was not something that I really wanted to start off my day with, but it is what it is.  What could I do is what I asked myself.  Well I didn't come up with a list of new ideas that I can share, but I did decide to keep a positive view instead falling on the floor crying and giving up.  I have a duty to do my part in helping and that is to keep on doing what I have been doing in trying to help others, get listings, keep listings and making sales.  Also offering my comfort and loyality to sellers that are in pre-foreclosure by offering them education on their options and my services.  After all this market - no matter how uncertain is what I rely on for food, clothing and a life style -- so I not only owe it to my real estate profession, I owe it to myself.  So that is what I am doing.  I know I am a winner and I know that this too s

C O E - what does it mean???? Easy as 1 2 3 or is it???? Hardship or not? that is the question....

Hardship or not?   A qualifying hardship is one of the most important parts of the short sale process.  The lender will not just give you the approval of the short sale without you meeting their short sale requirements.  Most mortgage companies or lenders require the hardship letter pursuant to a short sale.   A hardship letter is a requirement from all the lenders that I have delt with.  The plainer you present that letter, the better.  The hardship needs to be documented and it must be truthful.  There are other items necessary to complete the short sale request package, but the hardship is certainly one of the most important.As an agent, this is one of the first questions to ask and find out -- do they have a qualifying hardship.  Whereas it is not up to an agent to decide if the hardship will be considered or proven to be qualifying but it is up to us to explain the important of clear documentation of the hardship and to gather as m

California, We are moving on up!  Our MLS covered 9 counties, now we have an alliance effective 7/31/07 that has increased our access to 22 counties!  This includes Northern and Southern California!  This is great news.  I can think of the great possibilities that this has opened up and as far as I know there is no additional fees with this alliance.  Right now the data is not totally transfered over from some of the counties, but as they continue to work on it (per technical support) the data will be more reliable and easy accessible to over 2.5 million active listings and off market properties.Counties involved:   Alameda, Contra Costa, Lake, El Dorado, Mann, Mendocino, Napa, Orange, Riverdale, San Bernardino, San Francisco, San Mateo, Salano, Ventura, Sonoma, Sacramento, El Dorado, San Joaquin, Stanislaus, Placer, Merced, YoloWe're moving on it and finally got a piece of the pie --- a big piece, thank you and this is a salut

Follow through....One of my lisitngs was set for trustee sale today so me being the professional agent, did my follow through and went to the court house to see if the property would sell, so that I could take the information back to the seller.  This is the seller that has not moved out because they are having a problem finding something else to move into.  They are really in a hardship.A little history:  We had an offer, but the lender turned it down because the offer was too low and the buyer is not willing to deal with the counter price that the lender is asking. I do not blame the buyer in this case becaue the lender obviously have no real ideal or care of what that property really looks like or the actual value.  The BPO that came out, did not do their job, just gave a high number to the lender basing their estimate on whatever, but not based on the market, and /or the condition of that property.So anyway, I went to the court house and low and behold.  Th

Keep it simple or is it?OK this is my brain storming time, sitting here thinking of 3 simple things (that works) I can do to get more listings????1.        Post card mailing?  Yes I can do a "just Listed" postcard of the property that I just listed.  Send out 100 cards to the close by neighbors... but what if... there is no one within that area that is either interested in selling or is interested in my postcard!2.        Cold Calling?  Naw - next.  I have to get over my fear of calling and getting hung up on! Father of the 49ers - in memory

 Sad News for the 49ers.  As I have proclaimed I am a die hard 49er and I wish to take this time to express my saddness of the dealth of the "father" of the 49ers - Bill Walsh.  He was 75 years old and I for one will always remember how he built the great team with Steve Debird, Joe Montana, Jerry Rice, Ronnie Lott, Kena Turner, Steve Young, Dwight Clark, Roger Craig and so many more.  I am sure these guys will have some sad and happy memory days ahead remembering what Bill taught them.  I guess I feel in love with the 9ers when I was married to one of the team members (well at least for the camp - he did not make the team his name: Keith Hall) but it was as though he was on the team back when Cedric Hardman, Willie Harper, Tim Anderson, Delwin Williams and many more that I had the privillage of meeting. I remember going to the Rocklin camp and watching them workout.I hope that Jerry Rice will be entered into the Hall of Fame and I hope

Rage... desk rage, road rage are they similar?

I know a great deal of us real estate agents work at home.... but does that eliminate us from Desk Rage?Desk rage = is similar to road rage - Right?  Except I can't see someone walking up to their desk and pointing that middle finger at the paperwork, notes, books, pencils and if they were to do that I can't see that it would a satisfaction from doing that.
