Pre-Construction New Home Buying Process
2007-06-29 10:40:06
There are typically four phases of purchasing a new home or condo in the early stages of planning and development: reservation agreement, right of recession period, contract for sale, and closing. Under reservation agreement, the buyers are required to put down a small deposit to reserve a particular unit or home. This deposit may or may not go into an interest bearing bank trust account. In any legitimate deal, the builder or developer does not have access to these funds. If you are counting on price appreciation, then obviously you would like your new home purchase to take as long as possible to build after your price is locked in. To fully understand the benefits of buying a new home the moment it’s released for sale, you need to understand the different stages of pre-construction home buying. Phase 1: (First Release Purchasing Advantage) This is the stage where homebuyers are alerted of the builder’s first sales release, selects a pre-constructed home and is often re

Should I wait to sell my house until I can get the same price my neighbor sold their house for?
2007-06-26 09:36:32
Answer: No. It’s always better to trade up in a buyer’s market, like the one we are in now. While the value of your house has fallen, the price of higher-end homes has also dropped. Your home value is now down 10 percent to $270,000. But don’t forget that in today’s buyer’s market, higher priced homes are also dropping in price. But for argument’s sake, let’s say that a $500,000 move-up home has also dropped 10 percent in value and now sells at $450,000. If you sold your home today for $270,000 and purchased the larger house for $450,000, the difference in price would be $180,000. But if you waited to recoup the 10 percent value on your home and sold it at $300,000, chances are that same move-up home would also move up in price to at least $500,000. That’s a $200,000 price difference between the two homes. So by selling today, you would actually save $20,000. And most likely, by jumping into the market today your savings would be even greater because consumers have much

Why Purchase a Pre-Constructed New Home?
2007-06-25 10:36:44
Many people hear about buying brand new homes in the pre-construction phase of development and having their home value increase in the first few years. These stories usually involve someone “getting in” during the early phases of development when the builders offer good incentives and competitive pricing. We have found that pre-construction purchasing is the best way for people to own or invest in a new home or condo (reserving a price in the market), but also postpone their closing date until the new home is completed (giving them time to sell their current house, save for additional down payment, or find a competitive lender). Along the same lines, most builders only require the buyer to put down a small amount (anywhere from $1,000-18,000 depending on price of house) upfront. After making this payment, one does not pay any more until additional milestones are met, the new home is built, or they close on it. So, if you are still making mortgage payments on your existing

As a first-time buyer, should I wait until prices go lower to buy a new home?
2007-06-21 20:36:14
Answer: No. If you continue to wait, you may never be able to afford to get into the housing market. Even as home prices are currently moderating – or even falling in some areas – rents continue to climb. The best way to build household wealth is to own a home. Once you become a home owner, you are able to take advantage of the generous tax deductions that homeownership offers, and you begin to build equity in your property. As your property builds in equity, you can use those gains to sell your starter home and afford to move into a bigger house. With so many homes on the market to choose from, your best strategy may be to scale back expectations for your dream starter-home. Instead of trying to buy a 2,000 square foot home, consider shopping for a 1,500 square foot home. Remember, the sooner you make the jump from renter to home owner, the quicker you begin to create and build up wealth for your family. After a few years, you will be able to leverage this investment and buy a lar

8 Reasons to Buy Real Estate
2007-07-05 11:40:34
If you’re like most first-time home buyers, you’ve probably listened to friends’, family’s and coworkers’ advice, many of whom are encouraging you to buy a home. However, you may still wonder if buying a home is the right thing to do. Relax. Having reservations is normal. The more you know about why you should buy a home, the less scary the entire process will appear to you. Here are eight good reasons why you should buy a home. Pride of Ownership Pride of ownership is the number one reason why people yearn to own their home or condo. It means you can paint the walls any color you desire, turn up the volume on your CD player, attach permanent fixtures and decorate your home according to your own taste. Home ownership gives you and your family a sense of stability and security. It’s making an investment in your future. Appreciation Although pre-construction real estate moves in cycles, sometimes up, sometimes down, over the years, real estate has co

The Real Reason We Celebrate America. It’s Not the Food, the Parades, or the Fireworks.
2007-07-04 09:06:31
July 4th, 1776 - The colonists of the original thirteen colonies are weary, bone weary. They’ve been under the subjugation of Britain for years. They have to live in fear of the British soldiers; they are under the rule of King George III. They have to abide by laws that have been enacted (which are blatently unfair to them), and have to pay taxes; the British seem to be getting richer, while they are getting poorer. They’ve decided to do something about it. This is the day that they adopt the Declaration of Independence, which will allow them to finally break from the rule of Britain, and will allow them to have their own government. The colonists are tired of the British, and they decide they are not going to be pushed around any more. This Declaration states that a government should be run by the wishes of the people and for the people. If this doesn’t happen, the people have the right to revolt. This means FREEDOM for the United States of America and its citizens.

Is Real Estate Still the Best Investment?
2007-07-03 11:57:45
Not if most americans can have their way. Hopefully perception is reality as Americans are confident their homes are retaining, even gaining, value, according to a nationwide telephone survey conducted this month by The Boston Consulting Group (BCG). In fact, Americans are nearly as optimistic now about the rising value of their homes as they were a year ago, according to the research. According to the survey: • 55% of Americans say their home would sell for more money now than it would have a year ago. (Last summer, 59% of American homeowners felt that way.) • 85% of Americans believe their house will be worth more five years from now than it is today. • Nearly three-quarters (74%) of homeowners say they’re confident they could sell their home within the next six months at a price they think it’s worth. • The majority - 63% - of Americans think real estate is a good or excellent investment. • 76% of Americans say the current real estate market has no impact on how they

Advantages of Purchasing a Brand New Home Vs. an Existing or Older Home:
2007-07-09 14:24:07
There are, of course, some definite advantages to buying a brand-new home, as opposed to an existing or older home: 1. One example is that brand new homes are one of the easiest ways for first time home buyers to get onto the property ladder and start generating substantial equity over those first few years. 2. Pride inherent in being the first owner of a brand new home or condo which is an expression of your decisions on community location, options, decorating, style and landscaping. 3. You don’t have to worry about replacing old carpeting and counter tops as well as aging appliances and roofs. You select the floor plan, appliances, window treatment and flooring. 4. Today’s brand new homes and condos are being wired to take full advantage of the latest communication, security, home office and entertainment technologies. 5. New homes often sell at higher resale values then older homes and carry better warranties. Builders today are subject to more stringent disclosure stan

What is a Condo-Hotel?
2007-07-12 12:58:54
By Joel Greene  1. What is a condo hotel or condotel? Think of a condo hotel (also sometimes called a condotel or hotel condo) as buying a condominium, although one that is part of a four-star caliber hotel. Therefore, as an owner, when you are on vacation, you’ll get the benefit of more four-star services and amenities than you’d get in a typical condominium. 2. What types of services and amenities are found in condo hotels? If you can imagine the niceties you’d find in an upscale hotel, then you can picture a condo hotel. Among the features are often resort-style pools, full-service spas, state-of-the-art fitness centers, fine dining restaurants, concierge services and room service. In some locations, like Las Vegas, you’ll find condo hotels with their own casinos, retail areas, and entertainment venues. In places like Orlando, you’ll find condo hotels with their own water parks and convention facilities. 3. What is the difference between a condo hotel and a traditiona

What is a FICO Score and Why Should I Care?
2007-07-16 10:53:15
Before you start your brand new home or condo search. One of the best things you can do is look at your credit or FICO score. Most lenders rely on a credit score – called a “FICO score”  –  to determine a new home buyer’s credit worthiness when applying for a pre-approval or mortgage for the purchase of a new home or condo. Your FICO score or credit score may determine your ability to get pre-approved prior to the initial sales release and determine the interest rate and loan program you are likely to be offered from a lender prior to the completion of your pre built new home or upon close of escrow. Taking this simple step prior to considering a new home purchase will save you time, stress and possibly thousands of dollars over the life of the loan. To learn more about your credit score and to order a copy of your FICO score from one or all three credit bureaus – Equifax, Trans-Union and Experian, click here.

Purchasing Investment Property Using Your 401k
2007-07-23 15:50:09
Did you know that you can use your IRA to invest in real estate and get a loan? A self directed IRA can buy raw land, commercial property, condo hotels, residential (e.g., rental) property, real estate options, as well as extend loans (e.g., first and second mortgages), secured by real estate with your IRA, to unrelated parties. As discussed above, your IRA can buy a brand new home or condo that you would simply rent to tenants through leveraging, provided the loan is not guaranteed by the IRA owner (or any other disqualified person) and that the IRA has enough liquidity to support the mortgage and expenses. Generally, most custodians will have limits on the amount of leverage they will permit. Also, as previously mentioned, leveraging can result in income taxes on UDFI that must be paid by the IRA. Generally, these taxes are higher than would be paid on income generated from a property that you buy and finance personally. In addition, the UDFI taxes must be paid from funds from the

What is an Active Adult Community?
2007-07-30 10:33:12
An active adult community, or an active community is a generic term that usually refers to a community of people who are primarily between the ages of 50 and 75.  Active Adult Communities are broad  in their range and vary widely in what they offer to the adults who take part in the community.
