If you have questions on how to best use social bookmarking for your own advantage, please post that question here. Social bookmarking works, but you have to be somewhat active in order to use it to your advantage. There are quite a few of them which will help you promote your site. Here are a few I recommend using: 1) My Space. The network may turn you off if you don’t have a sound strategy. You need to add links to your sites in your profile. You need to browse for people who are looking for real estate or are in the business. Add them as friends, comment on their profiles and blog about something will links to your site. MySpace is a powerful tool. 2) Face Book. I myself have not used it, but have heard that it’s an effective way to promote your site as well. 3) Del.icio.us. See post below. 4) Technorati. Before you jump head over heels into a link exchange frenzy, stop for a minute and ask yourself how you network and market offline. Do you get most of your referrals from nationwide real estate people or does a large percentage come from local businesses and people mentioning you as a trustworthy real estate agent who is worth doing business with? Do you yourself refer clients to local businesses which you yourself have been satisfied with? Of course you do. If you yourself don’t offer people what they’re looking for, it’s better to pass them on to someone who does and might send you some clients in return. You also want to make sure that your customers find a good start within your community and keep mentioning you as somebody who is helpful and courteous. North County Luxury Homes

The first thing I like about North County Luxury Homes is the logo. It look professional, clean and is the kind of logo I can see looking great on a business card. The site is very clean, very professional. Not too much clutter, a few links here and there to information pages, the San Diego MLS search as well as individual pages for areas services such as Pacific Beach. North County Real Estate ranks page one for Costa Rica Real Estate on Google and is a part of the Real Estate Webmasters network. The owner Bob Crain can be reached at 800-314-2788. He is a mortgage broker as well as a realtor. If there is something I would change on the site, I would make the phone number bigger and raise the form to the top. I also would have a bigger link to the mls search. I like the amount of content, great keyword density and written naturally. Good luck with your business, Bob! Algorithm Games

Having watched the search engines for years now, I see a lot more mini changes these days than ever. Don’t be surprised to see your website ranked number 1 in Yahoo! and disappear the next day. By disappear I mean not even present in the top 100. Google has had a few mini changes, one of which I posted about here. Google also has the so called 30 day ban going on now. It’s not really a ban, more like a penalty. A lot of it seems to have a lot to do with the so called state pages which many realtors have on their websites in order to exchange links to fool the search engines. More important than anything these days is to make sense whenever you act. You should not create a links page in order to rank and then mass exchange links. You should also NOT be too paranoid to link to your friends and have them link back. Duplicate content is another discussion point. The question is whether or not link exchange is still effective and the question is whether it can get you penalized in Google or not. A lot of different opinions and wild speculations are out there, but one thing I have noticed is this: Whether or not link exchange hurts and no matter to what extent, realtors have taken notice and removed their state pages. So are we now not allowed to link to friends we have all over the country because of Google? Not at all! I believe that whatever you do, make sense. This is from Forbes.com and it shows a few ways a competitor can hurt your site. 1) Google Bowling A competitor can point a lot of links to your site from sites that are known as linkfarms. It gives Google the impression that your site is using paid links to rank and it can cause a penalty. According to Matt Cutts this is not impossible to do, but takes effort. 2) Tattling Reporting hidden links and such. 3) Google Insulation Also known as “reverse SEO”. You create content and pages targetting your competitor’s keywords in order to make him disappear from the top results. 4) Copyright Takedown Notices When Google gets notified that a website is using copyrighted content illegally, by law they have to remove the website from their index for 10 days. Within those 10 days the copyright owner needs to file a suit. This is something I didn’t know. 5) Duplicate Content According to the post on Forbes.com, this causes a penalty. Last Friday I’ve met Mel Gibson at a party. He hangs out in Santa Teresa a lot where my girlfriend’s family owns property. It’s the number one party spot in Costa Rica and also one of the top surf spots on the planet. Mel just bought some property close to Samara and is also planning to buy more. You can’t use “Realtor” as your user name on forums and blogs

It’s something I knew, but didn’t  want to point out. When you cannot use the word Realtor in a domain name, then of course, using it as your user ID on a forum has to be against the trademark law as well. Many of you are members on forums and have &ldquo ;My City Realtor&rdquo ; as a user ID. My suggestion is that when you want to advertise yourself as the real estate professional for your area, simply use the name of the area. There is an article I have read and it tells about the area where we build. The Nicoya Peninsula is the place to be in Costa Rica. You can see people over 100 years old work and be in great shape. In 2005, Dr. Luis Rosero (a Costa Rican demographer trained in the U.S.) presented an important paper at an international conference–he claimed that 60-year-old Costa Ricans have the longest life expectancy in the world. In the past few years I’ve been researching who are the successful agents, tried to figure out why top agents are top agents. Do they have a common educational background? No. Good ones have high school diplomas, masters and doctorates. No correlation. Similar previous careers? No. One of the best agents I know used to teach baton twirling. I doubt if I could find a lot of those if I tried! I’ve had waiters, teachers, high powered executives and stay-at-home Moms who were all very successful. Common interests? Reverse advertising for linkbait … good idea?

There is a thread on REW regarding weird advertising tactics which may or may not help real estate companies become better known. Here is an example for it: This is silly and doesn’t really make people want to hire you. But on the web a lot of stuff like this can be great link bait. Search engines don’t really know why a site is being linked to. A negative writeup with a link can be viewed as a good reference and some silly sites start ranking in search engines because of their silliness. A good example is the We do Stuff Company which has become famous doing just that. In my opinion it can work if you clarify that this is a joke and then link to the real content of your site. What do you think?
