Sacramento will be celebrating 4th of July…all over the Sacramento County area with spectacular shows. No matter what your political affiliation is, this is a time for all us to celebrate our Nation’s freedom. In honor of our fallen heros and those serving our Country it only seems befitting for each of us to display the American flag at our homes. It would be great to see each home owner, apartment dweller and renter in Sacramento displaying our American flag. Going Once, Going Twice…SOLD to the HIGHEST bidder who now has overpaid on a piece of the American Dream!   If you haven’t heard, on June 23rd at Cal Expo there will be 107 Sacramento area bank-owned houses put on the auctioning block that have been repossessed.   Some folks unfortunately, will get caught up in this and over pay during the frenzy of the moment. That’s what the Banks are counting on and there will be those that won’t let the Banks down.   Now, you ask, is this a good thing? Absolutely not! In my opinion, the Banks have not made an attempt to renegotiate the bad loans that they disseminated nor have they accepted Short Sale offers on homes for sale during the Short Sale process because of their greed.   So, what we have here is an attempt by the Banks to give the public what they perceive as a “good deal, “ an auction. Folsom California About to Grow

Folsom, California is extending their Real Estate by allowing Real Estate development south of Highway 50 for up to 30,000 new residents. This plan will bring about 12,000 new residential units to Folsom, 7, 500 new jobs and a regional mall for the area. Once again the Tsakopoulous, one of the Sacramento developers, appears to be among the seven landowners or at least affiliated with them in what has been a long time discussion in developing and extending the City of Folsom. Supplying water to this area is and has been an issue that must be resolved.  I do hope that some thought goes into this before adding to an already problematic issue. Many current Folsom residents oppose this development and have for some time, now. One of the main objections that Folsom residents have is the water issue. 30% of this undeveloped area must be kept as open space, if developed water would have to be found other than where the current Folsom residents get their water currently and current Folsom


Sac Towers Officially Dead

The Sacramento Towers are now officially a dead deal. Dead in terms of what we were all expecting in height and what had gained International acclaim.  This project unfortunately was a financial fiasco, became stalled once construction costs sky rocketed and then CALPers backed out.   This would have been the iconic project that would have put Sacramento on the map and changed our skyline.  It would have been the tallest building on the West coast. However, as the plans stand, this Towers project is officially dead. The Sacca offices are closed, locked and empty. The investors whose money has been tied up in escrow with the Title company will be returned by Friday according to the Sacca office. In fact, I am told that Sacca himself has been calling the investors. The huge ugly hole will have to wait until CAL Pers makes a statement as to what they plan to do with the hole and what if any relationship they will have with Sacca. Average prices for each of the Sacramento County areas is provided by clicking and viewing the Sacramento County stats.   As an overview of Sacramento County, it is important to know how to read the criteria. Sacramento lost The Towers that would have changed our skyline and given us the tallest building on the West Coast.   John Saca and Cal PERS were partners in The Towers. Due to the decline in Real Estate , the increasing cost associated with building and possibly some poor choices on Saca’s part, The Towers project failed.   Cal PERS cut off funds to the project, bought out John Saca and will be working with a Southern CA developer, CIM Group on a much smaller scale for the hole in the ground at Capital Mall.                               This was quite a blow not only for Sacramento but to Saca, himself. Sacramento Real Estate Gets Hit AGAIN by Auction Company

Sacramento Real Estate once again will have an Auction Company hit our State Capital. These Auction Companies are being asked to auction off homes in our area by the Lenders who gave out loans that are in default. Last month we had Wells Fargo asking Real Estate Disposition Corporation Auction company to come help bail the bank out of their “bad loans” and this month Washington Mutual is asking Hudson & Marshall to Auction off 175 repossessed houses in the Sacramento area. According to an article in the Sac Bee, Foreclosure Auctions Grow Bigger about 651 homes in Sacramento County have been part of this foreclosure/auction process where “Home Buyers bought at the height of the housing boom with little or no money down and fell behind on payments as housing values fell.” Feel behind?…hmmm could it have been the loan that they were placed with? Showing Homes in Today’s Sacramento Real Estate Market

Real Estate in Sacramento as in many of the surrounding areas is spattered with quite few homes in Short Sale, Foreclosure and REO properties (owned by the bank). Every now and then, we see a home for sale that isn’t distressed and part of the back lash of the irresponsible loans issued in the past 3 years. It is such a pleasure to show a Seller’s home who can actually accept an be part of an offer on their house. Recently, I read that 22.4% of the homes listed for sale are either a short sale or Bank owned property for sale (called a REO) on Sacramento Real Estate Statistics. It is easy to see the Bank owned properties…just look for the burned up lawns and the house that sticks out like a soar thumb in any neighborhood. All of these distressed properties have a direct impact on the neighboring homes in their area. In other words, this effects each and everyone of us. Elk Grove Real Estate Development for 2,500 New Jobs

The Elk Grove , CA Promenade Shopping Mall was approved by the City Council of Elk Grove on Wednesday night. The Promenade Mall, an open air mall is set to open October 2008 and provide within the first year of opening 2,500 new jobs for Elk Grove citizens along with a sales tax revenue expected of $4 million. Now, doesn’t that make more sense than building yet more homes? It’s time to bring some jobs into Elk Grove. This is a good start. Next is big business…higher paying jobs. If you want a City to prosper, in my opinion you need to focus on establishing new business partners along with controlled, responsible growth. Elk Grove , CA home owners have been battling over 2 years now, for a Big Box Ordinance. The Elk Grove City Council last week finally adopted a Big Box Ordinance for Elk Grove. This debate started two years ago when Walmart proposed a Big Box store within a neighborhood. Local home owners as well as other residents came together and demanded that a Big Box store was not appropriate for the neighborhood. Big Box stores will be appropriately located outside the perimeter of a neighborhood and homeowners are reassured that their property values and neighborhood way of life will not be hampered by Big Box Stores entering their neighborhood. I thought especially after all the “Sky is Falling” news with Real Estate, that this is great timing for all of us to unwind and have some fun. Go for the food and stay for the fun…we are never to old to enjoy the State Fair. In fact,this year the theme of the State Fair that opens August 17th and ends September 3rd at Cal Expo is “Fun Never Grows Old.” So put away your cares, go enjoy yourself and have fun being young again at the State Fair in Sacramento.
