Income trusts, real estate investment trusts, and royalty trusts are a form of entity know as a "flow through entity" because the cash flows generated in the trust are flowed through to the trust unit holders proportionately in the form they were received by the trust.

Consolidation expected for real estate investment trusts in Singapore
SINGAPORE: Once-booming real estate investment trusts in Singapore could face a round of mergers to weed out the weak who find it harder to raise money and refinance loans because of the global credit crisis. At least six of 20 listed real estate investment trusts, or REITs, in Singapore are valued for less than what their properties are worth, as is the case with many trusts in Japan and Australia, which means expansion is being hurt by higher financing costs and investor returns are limited. Some of the trusts will face higher interest payments when they need to refinance their debt soon, leading to lower earnings and distributions to investors. "I would expect consolidation to gather pace in the course of the next six to 12 months," said Tony Darwell, head of Asian equity rese

Know if you use Deeds of Trusts or Mortgages
I live in a state that is very unique.  Half of the state has deeds of trusts, the others have mortgages. There are only a handful of states that use mortgages and the majority use the deed of trust. The major difference lies after a person defaults. With a mortgage, the laws are different and the owner can buy back the home after the auction for the default has occurred.  While in a deed of trust the sale is the final piece to the house selling, which is why most states use it.  I know that most people don't have to worry about the difference, but in states where both are used, which there are a few, it is important to know whether it is a mortgage or a deed of trust that a person is getting when they purchase a home.

Cashing In On High Oil Prices with Canadian Royalty Trusts
Few people know about a class of Canadian public companies that trade on the stock market called Royalty Trusts. They trade like normal stocks; however, Royalty Trusts is a special business entity in Canada which receives special tax breaks from the Canadian government. In exchange for these tax breaks, they are required by law to pay out at least 90% of all earnings to shareholders. Canadian Royalty Trusts are created so that the dividends are taxed as personal income and the corporation is not taxed at the corporate level, therefore avoiding double taxation. This is a great income generator for investors as many of the Royalty Trusts are paying double digit dividends annually just by holding these stocks, whether the stock goes up or down. Most Royalty Trusts are based on a revenue source for a specific asset(s) that the corporation owns. These assets are varied depending on the company and can be in such industries or sectors as mining (gold, uranium etc.), timber, oil and gas o

      Broken Family Trusts
A father is someone who you trust because he is your family member. You won’t expect him to take advantage of you. You expect him to take care of you and love you. Unfortunately, there are fathers who betray your trust by taking advantage of you. Some even kill. Take this father of 3 young boys from ages two to ten. He killed them by drowning them in a dam near his home in Winchelsea in the southeastern state of Victoria on September 4, 2005. How horrible. Another father tried to make advances on his 17-year-old daughter and when he was refused, he decided to kill her and himself. The horrible thing is when parents cage their children. The kids have to wear remote controlled shock collar, used to train animals. Why would they treat their own kids so terribly? © WishBoNe for A Mind of My Own, 2007. | Permalink | No comment This work is licensed under a Creative Commons Attribution-Share Alike 3.0 License.

Chain of Title, Title Seasoning and Land Trusts
These three strange concepts are tightly related and may make or break your deal. Chain of Title is the real estate property ownership history. You may think that only current state of title is important, but in reality last couple years of ownership are important because of two words: mortgage fraud. Here is the most common scenario of mortgage fraud. A scammer, mortgage broker and crooked appraiser work together to pull this off. Let’s say a scammer buys a house worth 100k, appraisal is done to show that house is worth 150k, mortgage broker falsifies documents and buyer from behind the interstate overpass is brought to the closing to sign the papers. The homeless buyer gets his $100 for troubles and $50k get split up by the 3 scammers. New mortgage never gets a single payment made and the house goes into foreclosure. Banks are not dumb, after couple hundred cases like this they instituted a new requirement – Title Seasoning. What they saw is when house gets sold 2-3 times in a sh

      Bicycle Trusts
I was recently reading about setting up trust funds and thought I’d highlight this interesting trust structure. A bicycle trust is similar to traditional trusts except there are certain milestone and requirements that must be met by the beneficiaries. These milestones can be virtually anything ie-graduating university, turning 35, etc...So much like riding a bicycle you have to “pedal” to make it work. This is a great structure to ensure that your hard earned inheritance is being used in an appropriate and responsible manner. A properly thought out bicycle trust would ensure that if something did happen your 18 year old son couldn’t drop out of school and use the $300,000 trust fund to tour himself and his band around the country for a few years. Instead, the trust could be setup so that he’d receive $20,000 upon your death however, after that milestones would have to be met to receive more money, $15,000 after the first year of university, $15,000 after the second etc...If

How To Avoid Shady Income Trusts
Alright. Maybe I can fit a little sequel to the income trust series. I’m not sure if anyone noticed, but there is a distinct divergence between prosperous and crummy trusts in the aftermath of the income trust tax ruling. The prosperous ones continued to flourish, while the crummy ones never quite recovered to their roaring days. You heard of the old saying: A rising tide lift all boats As long as everyone was happy about receiving their 10+% yield, no one was questioning the sustainability of the underlying foundations that supported these yields. Alas, all good things must come to an end. The tide came and went. The Halloween upheaval exposed so many little elusive holes beneath some of the rottenest boats. The tax ruling announcement turned investors’ stomachs, and sure enough, most trusts retreated 15-20% the next morning. As painful as it may be, I think Ottawa’s decision to plug the tax leakage was a blessing in disguise as it forced out the excess sp

How To Pick Oil And Gas Trusts
One great reward about being a blogger is the new insights you gain from researching and presenting articles. It’s one thing to skim over the Internet for the lowdown of income trusts, but quite another to articulate them to an audience. So much to learn still despite spending a couple of evenings on O&G trusts. Well, this post wraps up my part on the income trusts series initiated by Thicken My Wallet. I hope you’re enjoying it so far. Saving the worst for last, oil and gas trusts are probably the most provocative group of all. O&G trusts are holding structures that own the right to royalties on the production of natural reserves. These trusts do not engage in explorations. Instead, they negotiate and buy royalties from exploration companies. These exploration companies will generally stay behind to manage the production, but the trusts and their unitholders own the right to the stream of profits from the reserves. The one key difference between investing

      How To Pick Pipeline Trusts
Pipeline trusts are terrific additions to any diversified portfolio; their cash flows are generous, predictable and sustainable. When you buy a pipeline trust, you’re buying a combination of long-lasting energy infrastructure cash-cow machines used to transport and store oil and gas. Many pipeline trusts are involved in some of the largest and longest-lasting oil projects in North America, thus enabling them to secure long-term contracts to transport oil from productions to refineries. What are some of the key characteristics of pipeline trusts? Strong competitive advantages from high barriers to new competitions due to hefty capital costs, government regulations and brands. Pipelines have longevity and low maintenance. Revenues are largely fixed while capital expenditures are minimal. (Translation: reliable cash flows) Not much growth potential. Buying at the right price is crucial, because you don’t want to be stuck with a low yielding and slow growing investment. U

      How To Pick Business Trusts
I’m collaborating with Thicken My Wallet and Million Dollar Journey to compose a series of posts on income trusts investing. Thicken My Wallet is leading the series with a bird-eye’s view on the financials such as payout ratios, cash-flows, capital expenditures and financing. I recommend you visit his introductory post, and then follow his links to the different categorizations of income trusts by Million Dollar Journey and me. The traditional sense of business trusts is slow-growing mature businesses in the manufacturing, service or general industrial sectors. They typically produce stable cash-flow and distributions to trust-holders, which is why yield-starving investors are finding the distributions from business trusts irresistibly tempting. However, critics are warning that a majority of business trusts are sprinkling only small amounts of genuine income from operations, while a significant amount (over a third) of the distributions are simply return of equity. Royalty Trusts: Another Attractive Investment
Trust is a very important term in the world of investing. To put it in simple words, a trust is nothing but an arrangement whereby money or property is owned and managed by an individual or entity for the benefit of another. The money is invested in companies with operating assets, which produce income and cash flow that is eventually passed to the investors. These trusts are neither stocks nor bonds but investment trusts.
