      The median sale price for March 2008 was $250,000 this is a 5.7% decrease over the median sale price for March 2007.The Vancouver residential real estate market peaked in July 2007 with a median sale price of $269,900. Prices have now fallen 7.4% from that peak.Months of supply (total inventory/monthly sales) is at 11.9 months compared to the 7.0 months of supply in March 2007.       Vancouver real-estate marketer Bob Rennie promotes density
      Last spring, Metro Vancouver released a report suggesting that members of entire employment categories—including police officers and nurses—would have trouble buying their first home in the region at their current income level, assuming a 10-percent down payment and an interest rate of 4.4 percent. For Rennie, one of the keys is increasing densities and allowing the benefits to be passed along to consumers. But he worries that Vancouver’s EcoDensity Initiative (for more, see page 39) might be putting too much emphasis on environmental sustainability and not enough on addressing the financial challenges faced by middle-income people. “I think EcoDensity is irresponsible if it doesn’t address affordability,” he said.

      UBC students set to highlight Vancouver housing problems to UN
      A class tour of Vancouver’s impoverished Downtown Eastside has led two UBC students to draft a human-rights complaint that will be filed against Canada before the United Nations. The complaint will be brought before the UN Human Rights Council by the Impact on Community Coalition, Pivot Legal Society, and the Carnegie Community Action Project. These groups have been critical of the adverse impact of the 2010 Olympics on housing. “This is just disheartening,” UBC political-science student Mike Powar told the Georgia Straight , referring to the housing problem not only in the Downtown Eastside but also in the Metro Vancouver area.

      Vancouver Home Sales Hit 20 Year Low
      From the Columbian:Home sales in Clark County dropped to a 20-year low in February, a decline that now appears to be chipping away at the real estate community. But local experts say signs of an improving spring market are already evident. “We’re hearing reports that more people are attending open houses and inquiring about property,” said Sandy Hendrick, executive director of the Clark County Association of Realtors. Those brighter signs follow a dismal start to the year. Once again the turn around is right around the corner.Membership in the Realtors group has declined right along with home sales, dropping by about 7 percent to 1,870 members, Hendrick said. “We were projecting a 10 percent decline, but it has not been that much,” he said.

      The median sale price for February 2008 was $244,900 this is a 3.9% decrease over the median sale price for February 2007.The Vancouver residential real estate market peaked in July 2007 with a median sale price of $269,900. Prices have now fallen 9.3% from that peak.Months of supply (total inventory/monthly sales) is at 14.6 months.       Heritage Vancouver has pulled out the big guns
      At the top of the list is the iconic art deco Burrard Bridge, completed in 1932, which has earned a spot on the list for the past six years because the city is pushing to overhaul its look with outer bike lanes, known as outriggers. It's akin to placing a stainless steel hula-hoop over your grandmother's ball gown, Heritage Vancouver notes dryly. Second on the list are about 40 to 60 of the city's historic public schools, which continue to be threatened with demolition as part of a seismic upgrading program. Downtown's Robson Square Complex, which is 30 years old and an internationally recognized architectural landmark, is third on the list because of the province's proposal to cover it over with wood laminate for use as a public meeting place.
