Home sellers often wonder if paying for a service to stage their home is worth the money. According to the statistics from stagedhomes.com, staging results in a sales prices that is on average 6.9% higher and with 50% less time on the market. The findings here probably have some bias but there has not been too many studies conducted to give a valuation to staging.
Staging services can range from adding simple accessories and rearranging furniture to renting large scale furniture pieces. They declutter and unpersonalize to create a place where it’s easier for prospective buyers to imagine themselves in the home. Essentially, stagers work with a person’s time frame and budget to transform a home to appeal to the most number of buyers at a cost typically between $500 to $2,000 and the process does not take a long time. It only adds a small amount to the costs of selling a home with the potential of huge benefits from a higher price and quicker sale.

When cancer is diagnosed, the doctor will want to determine the stage, or extent, of the disease. Knowing a patient's stage helps the surgeon or oncologist (cancer specialist) make recommendations about the best course of treatment. Doctors will consider the chances of being cured by surgery alone, type of surgery that is likely to give the best possible outcome, and whether additional treatments (radiation, hormone, or chemotherapy) will be helpful. At the same time, the doctor will consider other factors, such as a patient's general health and treatment preference.To determine the stage of a cancer, doctors use results from the physical exam, diagnostic tests including X-rays, ultrasound, biopsies, computerized tomography scans, magnetic resonance imaging, positron emission tomography, blood tests and other tests combined to create a picture of where the cancer is located, how large a tumor is (if a tumor is present), whether the cancer has spread, and what subtype of cancer it is.
I want to share a recent Home Staging transformation I was involved in.
A family with two young children decided to sell their house in order to purchase a larger home. The husband is a real estate agent and wanted to Stage the house, but his wife was resistant to the idea at first. So, he decided to get an external opinion and called me in for a consultation.
I spent 1,5 hours in the house, going from room to room and telling them what I thought needed to be changed, painted, moved, decluttered, etc… Decluttering was a BIG issue for this family. As you can see from the pictures, the house is full of their possessions, furniture passed on from the family, kids’ toys and other everyday stuff.

Start the home staging process as early as you can once you have decided to sell/let your property. Don’t wait until your property is on the market for a long period that you are potentially forced into lowering the asking price.
View your home honestly from a buyer’s/tenant’s perspective. You may need to invest some money and effort to carry out small repairs. Give your house a touch up or get it painted. Ensure that your property has “curb-appeal”; trim the hedges and mow the lawn.
Organise your belongings and eliminate all the clutter or unwanted items. If you don’t use something throw it away. This will help when you move. Clean all areas from the outside to the inside. People look at corners that you might over look so inspect your home before you show it and give it one last cleaning before your buyers/tenants arri
Home Staging has become an important and, often, necessary marketing tool to sell a property successfully. What do we mean by success?
Usually, the clients are looking to achieve two objectives when putting their property up for sale: they want to sell it quickly and they want to make MONEY, as much money as possible. The return on investment can be sizeable but, like any other business venture, success requires a strategy, a budget and a concrete action plan (preparation).

There is no more critical component of life insurance underwriting of prostate cancer than the stage and grade. In the medical world it is often next to impossible to find a simple explanation of anything. I found an article today that explains the whole prostate cancer diagnosis process as simply (and accurately) as I have ever seen.
The article lays out in layman’s language what doctor’s are looking for, how they grade it when they find it, and what it means for you.
Remember that the factors underwriters are looking at is the PSA at the time of diagnosis, the TN stage of the cancer, the Gleason score or grade of the cancer, and the PSA after treatment. The post treatment PSA may differ depending on the treatment chosen. A prostatectomy should result in a PSA of 0 and that is the underwriting goal. If a seed implant is used, once the PSA has been at .5 or less for a year, better than standard rates can apply.

How do you know that Staging a Home for sale will bring you tangible (meaning $$$) benefits ?
There are few statistics available on the subject and every marketplace being different, it’s hard to measure the exact impact Home Staging has on a sale. But, based on 2003 statistics provided by StagedHomes.com, a price increase of between 2% and 10% is a very realistic (and even conservative) estimate.
Another measure is the time it takes to sell a property and translate that time into money. The longer the house stays on the market, the more it costs you in house payments and other expenses, diminishing your potential profit. As an example, let’s assume that a house has been on the market for three months and your mortgage payments are $1,000 a month, so you have put an extra $3,000 into it (plus insurance, electricity and heating and other incidental expenses).
At the end of that period, you’ll probably lower the price to attract buyers. If the house was originally listed at $30

The owner was home and we both had the most wonderful time discussing the house and some of the most interesting pieces in it. We chatted about pricing, how homes were sold, how the MLS really works and why realtors can’t just wave a magic wand and have a buyer appear.
And as we chatted, we cleaned up a bit. Decluttered some.
The listing agent was ecstatic.

“No I didn’t, that’s how the house looks without too much stuff”.
It’s not faking it anymore than combing your hair and brushing your teeth is.

When we discuss Home Staging, we usually talk about the property’s interior and what needs to be done to make it look its best. What is sometimes neglected is the outside which also needs to be decluttered, cleaned and decorated. After all, the buyer’s first impression will be of the outside and the landscaping of the property – the curb appeal !
Without spending a lot of money on professional landscaping services, some basic improvements can make a big difference.
The lawn (front and backyard), the hedges, and the flower beds must be trimmed and the leaves and the grass trimmings raked.
If in season, plant some annuals – a quick and inexpensive way to brighten up the outside.
Keep the walkway and the front entrance clean, neat and clutter free – pick up all toys/bicycles/garbage/tools/construction materials and anything else lying around the property (front, side and back) and store them away.
The front door and the windows must be visible and free
So, you decided to invest a few hundred dollars to prepare your house for sale. But how much should you budget ? How much home staging is enough ? And what are the top priorities ?
These are the questions which I often encounter from clients. The answer is – it depends ! Each house and each situation being unique, so is the approach to staging your property. But we’ll try to give you some general rules and tips to help you evaluate what needs to be done to sell your house quickly and for most money.
On average, you should plan to spend between 0, 5% and 1% of the property’s market price on fixing it up and staging it.
How do you decide where should your money go ? A good starting point is to walk through your house and examine each room – be critical and objective. If a room looks small, cluttered and/or unclean, put it on the “to do” list. If you notice things which need to be repaired, your visitors will too, so put the items to be fixed on the ”to do” list
