      Manicure and other Essential Staging Fees
      For blog readers where aren't stagers, you may not appreciate the physical side of staging:  moving furniture, hanging window treatments, wiring artwork, cleaning, ironing, packing, unpacking ... all of which takes a toll on our hands! According to the statistics from stagedhomes.com, staging results in a sales prices that is on average 6.9% higher and with 50% less time on the market. Knowing a patient's stage helps the surgeon or oncologist (cancer specialist) make recommendations about the best course of treatment. Doctors will consider the chances of being cured by surgery alone, type of surgery that is likely to give the best possible outcome, and whether additional treatments (radiation, hormone, or chemotherapy) will be helpful.       Prostate Cancer Staging For Life Insurance!
      There is no more critical component of life insurance underwriting of prostate cancer than the stage and grade. In the medical world it is often next to impossible to find a simple explanation of anything. I found an article today that explains the whole prostate cancer diagnosis process as simply (and accurately) as I have ever seen. The article lays out in layman’s language what doctor’s are looking for, how they grade it when they find it, and what it means for you. Remember that the factors underwriters are looking at is the PSA at the time of diagnosis, the TN stage of the cancer, the Gleason score or grade of the cancer, and the PSA after treatment. The post treatment PSA may differ depending on the treatment chosen. A prostatectomy should result in a PSA of 0 and that is the underwriting goal. If a seed implant is used, once the PSA has been at .5 or less for a year, better than standard rates can apply. Bottom line. Know your cancer. Know the numbers and seek out an

There are few statistics available on the subject and every marketplace being different, it’s hard to measure the exact impact Home Staging has on a sale. But, based on 2003 statistics provided by StagedHomes.com, a price increase of between 2% and 10% is a very realistic (and even conservative) estimate. Another measure is the time it takes to sell a property and translate that time into money. The longer the house stays on the market, the more it costs you in house payments and other expenses, diminishing your potential profit. As an example, let’s assume that a house has been on the market for three months and your mortgage payments are $1,000 a month, so you have put an extra $3,000 into it (plus insurance, electricity and heating and other incidental expenses).       When we discuss Home Staging, we usually talk about the property’s interior and what needs to be done to make it look its best. What is sometimes neglected is the outside which also needs to be decluttered, cleaned and decorated. After all, the buyer’s first impression will be of the outside and the landscaping of the property – the curb appeal ! Without spending a lot of money on professional landscaping services, some basic improvements can make a big difference.
