      Southern California home prices are now 19% below their peak last year
      Property records show that foreclosures are growing as a proportion of the home sales market. About one-third of Southern California homes sold in February had been foreclosed since January 2007, up from 3.5% of sales a year earlier, according to La Jolla-based research firm DataQuick Information Systems.DataQuick said the median price for a Southern California home last month was $408,000, down 17.6% from a year earlier and 19.2%, on average, from peaks reached last year. The median price is the price at which half of all homes sold for more and half for less.

Bear Mountain offer skiers and snowboarders almost 1,700 vertical feet of top to bottom beginner through expert terrain.       Southern California Land Prices Depreciate 50% More bad news for Southern California builders holding a large inventory of finished lots: Land prices have plunged by more than half in the region, dropping to levels not seen since 2002, according to a report by The Hoffman Company, a land brokerage firm based in Irvine, California. Prices may still have further to fall, said company principal Norm Scheel. “The decline in the price of land has happened rapidly; in the past two years we’ve lost five years of appreciation,” Mr. Scheel said. “We may see prices drop a few more percentage points in the first half of 2008, but land values already have taken the ‘big hit’ and whatever comes next will be minor in comparison”.       The Short End of the Stick: Examining Short Sales in Southern California
      It doesn’t come as a surprise that the Fed cut interest rates yet again this week. As the asset backed securities market is freezing up in tandem with falling home prices, the Fed is trying everything it can to inject any sort of liquidity into the housing market. The major policy shift that did occur is their rhetoric of potentially holding off on anymore rate cuts for fears of inflation. We have inflation? I thought $800/ounce gold and $94/barrel oil is simply minor cost of living adjustments. Of course there is inflation that is vastly underreported by the Bureau of Labor and Statistics. Another trend that is emerging is in the short sale market. Even as early as July of this year, the number of short sales in Southern California was approximately 5,000.       I’m asking. . . because I don’t really know. At writing, the wildfires in Southern California have burned over 420,000 acres, destroyed over 1,100 homes, and displaced nearly a million people. In less than four days, this year’s fires have nearly surpassed the record destruction of October 2003.       My wife and I went to Camarillo on Saturday for a little one day mini honeymoon (got married oct 6 ) and awoke Sunday to sheets of dust and small branches flying past the windows. We ate at a funky little Mexican restaurant as the wind blew the metal roof so hard that it was groaning and twisting. We drove to Santa Clarita to see my old friend and 34 north collaborator Jeff Knowlton and as we went to lunch we saw a thin haze....in the time it took for our meal to come it had gone red black......it was the Agua Dulce fire and we could see distant flames.... we left as it flew 15 miles in a few hours and burned into the south end of Jeff's Neighborhood of Canyon Country.
