The Issue: Many have become critics of the California Budget Process, and with good reason. It is a difficult bill to pass, especially with a Republican governor and enough GOP legislatures in each house to block the bill. Many have criticized the 2/3 majority required to pass the budget, claiming it is too high a [...]

Since the fourth quarter of 2007 when the commercial mortgage-backed securities market effectively seized up, there has been concern that lax underwriting in residential lending would bleed over into commercial real estate loans. Furthermore, if the latter underwriting was indeed less than stellar, how much exposure would U.S. banks and brokers face from commercial real estate loans? As of the fourth quarter of 2007, losses on large bank commercial real estate loans had expanded to 48 basis points, up from 7 basis points in the previous eight quarters — largely attributable to the risky construction sector.

New York City Real Estate Market Slows as Wall Street Cuts Jobs by Bloomberg - snips:March 31 (Bloomberg) -- New York City's residential real estate market is showing the first signs of fallout as U.S. banks and securities firms cut the most jobs in seven years. Manhattan apartment sales fell in January and February from a year earlier and new properties came to the market at the fastest pace since at least 2000, according to data from New York-based real estate appraiser Miller Samuel Inc. Transactions slid 6.4 percent to 3,250, while the number of condominiums, co- operatives and townhouses for sale at the end of last month climbed to 6,225, 15 percent more than at the start of the year. Declining sales indicate that the nation's most expensive urban property market may founder this year

By Dennis Savoy Surprisingly most people think that slow computer performance is due either to a hardware problem or a virus. Actually, this is rarely the case. 95% of the time when your computer starts to operate poorly by taking longer to load things and crashing in freezing more often, it is because of one easily correctable situation -- a corrupted Windows registry.Your Windows registry is the key component that makes your operating system work. Without it, you could do nothing on your computer. It gives all the commands to the different programs in your computer to run smoothly and effectively. The problem is most people do not even know it exists, much less realize that it needs to be maintained and cleaned regularly.Left on its own, your Windows registry will quickly fill up wit

From Naples Daily NewsSHANGHAI, China — After booming in recent years, China’s real estate market is finally beginning to feel the pinch from sagging demand and tighter controls. One of China’s biggest real estate agencies, Chuanghui Real Estate, has shuttered dozens of outlets in Shanghai and other cities, leaving behind angry customers and employees, following an ill-timed expansion just as the market was peaking.Several other agencies around the country also have closed down or scaled back.So far, the retrenchment appears to be mainly limited to property brokers — the businesses first to feel the pinch when people stop buying new homes, for whatever the reason. But the moves could herald the beginning of a broader slowdown in one of Asia’s hottest real estate markets. The govern

Blogger Chris123NT is reporting that the LUAFV driver, which controls UAC in Vista, can cause latency issues if the controversial feature is disabled. Apparently, once UAC is disabled, a registry tweak that disables the driver in question also needs to be applied if the user wants to have solid boot times back (improved boot times obviously vary from machine to machine). The problem occurs in both Vista RTM and the current beta build of Vista SP1 (6001.17042). This seems to me like yet another reason why it?s not a good idea to disable UAC, but I'm sure UAC haters will have a very different perspective. It will be interesting to see how fast Microsoft will patch this problem, considering how important security is nowadays.Note that the best boot times were achieved with UAC AND the LUAFV driver DISABLED.Ryan?s Desktop - Vista SP1 17042UAC Disabled w/o Tweak - 1 min 50 sec.UAC Enabled - 1 min 30 sec.UAC Disabled w/ tweak - 1 min 12 sec.System configuration: 2.4 Ghz Dual Core AMD Opteron
Conrad Tan 519 words 11 December 2007 Business Times Singapore English (c) 2007 Singapore Press Holdings Limited He blames energy prices for recent surge in inflation (SINGAPORE) The recent surge in the pace of inflation here is mostly due to a sharp increase in energy prices and is unlikely to last as economic growth slows next year, a senior economist maintained yesterday. Meanwhile, Asian economies still have a lot of tools at their disposal to keep their economies afloat even if growth in the US slows down more than expected, said Jan Lambregts, head of research in Asia for Rabobank International. 'In my mind there is no inflation problem' for Singapore, he said. Although inflation has been rising everywhere, 'I'm not pessimistic when it comes to this because the MAS (Monetary Authority of Singapore) already a couple of years ago adopted a tightening stance, so they were very early to the game when it came to fighting inflation,' he said. 'Energy prices are mainly to bl
Indonesia cut its forecast for export growth next year on concern soaring energy prices will cause a global slowdown, sapping demand for commodities including palm oil and tin, Trade Minister Mari Pangestu said. Non-oil exports may increase about 15 percent in 2008, from an earlier estimate of 18 percent, Pangestu said in a Nov. 9 interview in Jakarta. The forecast was revised ``because of the expectation that the world's economic growth will slow.'' The International Monetary Fund last month cut its growth forecasts for Japan, the European Union and the U.S., Indonesia's three biggest export destinations, citing threats posed by the sell-off in global credit markets. Overseas non-oil shipments from Indonesia are already beginning to ease, with September's 4.2 percent rise the weakest in 18 months. ``The problem is Indonesia's two biggest markets, Japan and the U.S., will see some growth deceleration,'' said Juniman

We are often reminded " it is never over until it is over". Predictions at times fall short of what is anticipated. Hillary in the most recent debate, was expected to walk away as the starlet, but she didn't. Politics and outcomes continue to be unpredictable. And so does this horse race.Dubbed a stalwart at debating, this week we saw Senator Clinton in a not so stellar moment when her Democrat rivals for the presidency pulled a verbal slug fest that literally had her on the ropes. For a moment she wobbled, yet maintained her cool, understanding that playing to win becomes challenging at times. Two months before the Iowa caucus, Hillary's campaign is in damage control. This was the outcome of the latest presidential debate that had John Edwards and Senator Obama, as forewarned, tightening the "credibility screws" on the candidate Hillary, already being celebrated in some quarters as the next president. But for those who dreamed of a contentious debate they finally had one. Hillary un
Do you know that arguments in a relationship slow down the body's ability to heal? With the stress added on, it will reduce the process even more.I saw an article which I happened to read during one of the work courses in NIE. The researchers (both husband and wife), study 42 couples with blisters. During the 1st visit, they were told to discuss something that encourages each other. While the 2nd visit, they were instructed to resolve a disagreement. After each visit, their levels of cytokines were measured. Cytokines are messengers that pass messages to cells, to heal the wound. The researchers discovered that the amount of cytokines is lower during the 2nd visit compared to the 1st. Furthermore, those most hostile couple took two days longer to heal. However, arguments in a relationship are a formula for staying together =) Just don't be overboard.
The healing of wounds in the mouth and on other mucous membranes appears to be slowed in people with a depressed mood, according to a report in Psychosomatic Medicine.
Mounting evidence suggests that psychosocial stress can delay wound healing, but the studies have literature almost exclusively pertained to skin wound healing, Dr. Phillip T. Marucha, of the University of Illinois at Chicago, and colleagues point out.Sources:Reuters October 30, 2007
Home prices in some of Europe's hottest markets are falling after a decade of double-digit-percentage increases. The reasons resemble those across the Atlantic: higher interest rates, faltering confidence and tighter lending standards. The housing boom was a global phenomenon, affecting virtually every developed country outside of Japan during the past 10 to 15 years. Former Federal Reserve Chairman Alan Greenspan is among those who argue that a period of sustained low interest rates and quiescent inflation world-wide after the Soviet Union's collapse encouraged a rush into housing.Last year, Spanish families on average paid six times their annual salary to buy a home, compared with 3½ times salary in the late 1990s, according to the Bank of Spain, the central bank. Immigration and an influx of wealthy tourists scooping up coastal property fueled skyrocketing prices.Tomas Gonzalez, a 33-
This week, we look back at a few of the year's biggest economic stories. In recent years, home building and buying have increased, helping expand the American economy. But this year, the housing market has cooled. New home building dropped by more than twenty-five percent since last November. Many experts blame the housing market for the slow economic growth of two percent in the three-month period ending in October. In response, the Federal Reserve left interest rates unchanged. Banks followed the Federal Reserve's decisions on interest rates. While housing declined, giving money to good causes increased. China Petroleum & Chemical Corp.'s profit growth slowed in the second quarter as higher oil costs trimmed earnings for Asia's biggest refiner from processing crude into fuels. Net income increased 36 percent from a year earlier to 16.8 billion yuan ($2.2 billion) in the three months ended June 30. Beijing-based Sinopec, as the company is known, didn't break out quarterly numbers, which Bloomberg derived from first-half results reported yesterday. First-quarter profit almost doubled. A rebound in crude-oil costs and restrictions on raising fuel prices prompted CLSA Ltd. to cut earnings estimates and downgrade the stock. Sinopec, controlled by state-owned China Petrochemical Corp., said a government order to maintain stable gasoline supplies amid high international oil prices was an ``unfavorable factor'' for the second-half. ``Earnings growth momentum has clearly peaked, with refining margin deteriorating rapidly since late in t

Indonesia's inflation eased to a seven-month low in June, and the pace may encourage the central bank to cut interest rates further to spur economic growth. Consumer prices rose 5.8 percent from a year earlier after gaining 6 percent in May, the Central Statistics Bureau said in Jakarta today. The median estimate of 16 economists surveyed by Bloomberg News was for a 5.9 percent increase. Inflation accelerated to 0.2 percent from a month earlier. ``Central bank officials have been sounding optimistic about the potential for trimming interest rates further, and could take the opportunity,'' said David Cohen, an economist at Action Economics in Singapore. ``Inflation is expected to remain well behaved.''
The number of O.C. homes for sale grows, but at a slower rate of expansion, says Steve Thomas at Re/Max Real Estate Services in Aliso Viejo. Plus, the number of deals in the works is down 29 percent from a year ago.
Thomas also calculates "market time," a benchmark of how many months it theoretically takes to sell all the inventory in the local MLS for-sale listings at the current pace of pending deals being made.
By this Thomas logic, it would take 8.86 months for buyers to gobble up all homes listed for sale at the current pace of deals vs. 8.00 months two weeks earlier and vs. 5.16 months a year ago. To read more of Thomas' thoughts, CLICK HERE) Thomas notes:
"The active inventory had been growing by about 1,500 homes per month, a very rapid pace. But, in the past two weeks, the active inventory has increased by only 412 homes." Data by the slice as of June 1 for homes listed on market; pending deals, Thomas' market time, in months; and market time two weeks ago and a year ago:

As the "R"-word unfolds and American car demand plummets, Nissan will be idling Mexican production of its Versa and Sentra models. Reuters reports that the Nissan factory at Aguascalientes was shuttered last Friday, and will remain offline for seven days this month. The plant built an average of 26,000 vehicles per month last year, but will scale back work relative to American demand. Automobile manufacture is a mainstay of Mexico's industrial sector, and weakness in American car sales are expected to have a major impact on the Mexican economy. Although Mexican production grew rapidly in the first quarter of this year despite sluggish demand, plant idlings can be expected throughout the rest of the year, as the American economy goes through what is expected to be a pa
