The Honolulu Board of Realtors statistics for the 1st Quarter of 2008 show 46 sales in Hawaii Kai, with a median sales price of $865,300. This compares to 51 sales in the 4th quarter of 2007, with a median price of $919,000. Median list prices were considerably higher: $1,269,700 for the first quarter of this year, and $1,314,200 for the 4th quarter. In May, 2008, 18 homes sold in Hawaii Kai, with
27 properties sold on Pender Island from January to March 2008. Of those, the Dockside Realty team sold 16, making us the top selling office on Pender to date this year. As of the date of this report, 23 sales have taken place in Stonebridge (Stonebridge Place, Stonebridge Lakes, Stonebridge Commons) subdivision located off Arnold Palmer Dr. in Metrowest with an averages days on market of 150 days and 145 properties currently still for sale.
10 townhouses have sold in 2007 at the Stonebridge with an average price of $261,700 and median price of $244,000. The highest sale price was $340,000 and lowest sale price was $195,000. The average price per square foot was $155.41. The most recent sale took place on September 20, 2007 at the Vistas at Stonebridge Place for $214,900. You have to look way back to May to find the most recent sale for a Mandalay townhouse at Stonebridge Commons which sold for $313,000 choreographed by yours truly.

The June numbers are out and the month actually looked good. This is normally a busy month so we’re going to chalk a lot of this up to a normal seasonal activity spike.
