She said she thought an exchange meant that she could fill the house how she pleased!! She said she would pay for the extra charge of laundering the 2 extra beds though. I did mention to her that a home exchange home is not like a rented villa as utilities are paid for by the owner and there could be huge differences in party sizes if not agreed beforehand. She was fine with sending a cheque so that's a good result. We will certainly know for next time to make su

Redefining the debate on buying vs. renting now that the chickens are coming home to roost
It’s that classic question hurled at renters by smug buyers who have shielded themselves with untenable (yet widely accepted) assumptions: Why throw your money away on rent when you could be building equity in a place to call your own? Renting Properties in a Buyer’s Market
by guest author Nicholas I have recently moved to a mid-size Arizona market. This market is rapidly starting to feel the down-turn in the housing market that Jeffry mentioned in his latest post on Smaller Texas Real Estate Markets Doing Well. The houses that are for sale are staying on the market longer and longer. I am planning on being in this area for 6-9 months before moving out of Arizona, so I will discuss two options that are available to me. Renting This is the easy choice. No money down, no homeowners insurance, and very few worries (other than making the monthly rent payment). Those are the benefits. You already know the downfall, throwing that cash away every month without gaining any equity. You also have to abide by any rules that the owner of the house decides to impose. Buying So I mention to most people that I am considering buying even though I am only going to be here for 6 months, and they are appalled. Why would you do that, especially in a slowing market for such a

Renting vs. Owning - Who Hits Paydirt.
A quick excerpt on the R.O.I of renting versus buying."The results of this research show that only renters who are highly disciplined, savvy investors are able to match the wealth that owners can accumulate simply by making their mortgage payments," says the study. "If they meet these criteria, in the best scenario for renters, they can accumulate over 24 per cent more wealth than owners in Edmonton, Halifax, Montreal and Regina, and they can accumulate at least as much wealth as owners in Ottawa, Vancouver and Winnipeg. In Calgary and Toronto, renters cannot on average over our study period match the wealth achievable through home ownership."Click Here To Read Article

Renting a car in the Philippines
Renting a car is probably one of the smallest options you have to make in visiting a relatively unfamiliar country. But should you decide to avail of car rental services, you’ll have to carefully decide what rental firm you should hook-up with, the type of car that suits your requirements, and other services you might need (e.g. chauffer). Good thing that in the Philippines, we have several companies that offer this type of services. For today, I’m going to tell you the basic requirements for renting a car in the Philippines according to one of Manila’s better car rental companies – the JB Rent A Car Inc.The RequirementsIn renting a car from JB, the following should be presented by the renter (balikbayan or foreigner)1. Renting vs. Selling - What Makes More Sense?
Our move is coming ever closer and we’re in a unique position where there is the possibility we could keep our current house and rent it out. The typical price a tenant will have to pay to rent a home in our area tends to be higher than our current mortgage costs. Even after taxes and home owner’s insurance (and maybe even a home warranty), we might still be pulling in a slight profit. Home prices have gone up in our area pretty significantly. We’ve got some equity in this house that we could use to invest for our future, or to pay down the mortgage on the new house. The idea of eventually making a reasonable profit renting the house out to folks, and maybe even paying off the house while it earns that profit is also appealing. But there’s more to the picture than that. We’re not sure we want to be landlords. The whole idea of having to make sure other people have the rent in on time, or to deal with problems that happen in the house (who wants a 4

Developers Renting Their Inventory as a Last Resort
On Friday, the Daily Business Review published an article entitled, “Condominiums: Holding Pattern”. The article points out that several developers of recently completed condo developments have opted to rent their unsold or defaulted inventory to remain afloat. The question that resounds throughout the article is whether or not this approach makes economic sense for these developers. Their hope is that the rental income earned will buy them time until the market rebounds. The Midtown Miami development lies at the forefront of the article. 2 Midtown has had considerable problems with closings since they began in May of this year. As stated in the article, I have found only 179 closings for their 338 total units. The class-action lawsuit against the developer by contract holders certainly hasn’t helped matters. However, the root of the problem lies in the fact that the preconstruction prices offered by the developer were much too high for that neighborhood. Unit

Buying VS Renting Your Home - Which Makes the Most Sense?
Deciding whether to buy or rent your home can appear to be a tricky decision if you have yet to get your feet wet in real estate. In reality, however, the decision involves relatively simple math and logic. The basic rule of thumb is as follows: if you are looking to occupy for the short-term, renting makes the most sense; but if you are in it for the long haul, buying is probably your best option. Here's why:In the long run, real estate tends to appreciate in value. The amount of appreciation varies by area and market timing, but over time, most every home will appreciate in value so long as it is in a desirable area. In good markets, appreciation can exceed 10% per year on an annualized basis over a long time frame. Renting a House in Ludhiana Goes Simple
Real estate agents in Punjab are fast cashing in on nowadays. A major part of the credit goes to the construction boom which has nurtured the growth of real estate business in the state. Although, property prices in most part of the state are going through roof but rentals are growing at a stable rate. One of the cities witnessing such a trend is Ludhiana. House rentals in the areas accommodating middle class income group as well as the posh like Sarabha Nagar have recorded a sharp increase in the last 1 year. Rent for an independent house built over 250 sq yards in Sarabha Nagar is hovering anywhere between Rs 7,000 – Rs 15,000 per month. However, the rents were believed to be the same last year as well, which clearly underlines that there is no considerable hike. On an average, the rentals have not seen an increase of more than Rs 2,000. Residential colonies in Ludhiana such as Vikas Nagar, Gurudev Nagar, Haibowal, and Dugri offer accommodation at a monthly rental in between Rs 4,2

Property owners follow new trends while renting out flats
Renting out flats or rooms with preference attached to caste, religion or nationality has not been uncommon in Dubai until the recent past. This trend however, seems to be changing with time, as now, certain property firms also prefer to rent out entire buildings to people belonging to the same nationality. Although, this could be considered as discrimination, the officials do not necessarily think so.The officials are of the opinion that, as more and more individuals from various nationalities are being drawn to Dubai, when people of the same nationality live together, there is likely to be more harmony and peace. For instance, the new building in Rigga Al Buteena Area, has eighteen flats comprising studio, and one to four bedrooms halls which has been set aside only for the Filipino nationals.Talking on this issue, Nizam Hasan, a bachelor, is said to have mentioned that a building in such a prime location would attract huge bachelor crowds, particularly, with the rule imposed by the ci

Renting An Austin Apartment? Now’s The Right Time
Apartment renters are usually renters for one of two reasons. Either the renter cannot yet afford the costs associated with a new home or he/she does not want the responsibility of home ownership. Either way, there are things that one must consider. While it is cheaper to stay in an apartment, many feel that money is just being thrown away rather than invested in a property with an eye towards ownership. Others say that it is best not to move into a home that requires you to live beyond your financial means. Both of these views are true. While owning a home is the ultimate duty of some, it is imperative that the full budgetary impact be considered prior to signing any papers. Of course, there is the amount you will pay for the home monthly but there are property taxes, home repair, increased utilities, maintenance and up keep costs that need to be factored into any decision. Living in a home that is beyond your personal financial means proves to be a very frustrating experience, when b

      Make Money Off Renting Apartments
Today, I saw a posting from my landlord about a two bedroom apartment up for lease and also a $150 referral incentive if we can find someone to lease that unit. The greedy / business-minded side of me immediately thought about whether it would make sense to switch to a two bedroom apartment and try to rent out the extra bedroom. Below were the pros and cons that I thought about. Advantages Rent Charges - The rent for my one bedroom apartment is currently $995 and the two bedrooms are running for $1,350. This means that as long as I can charge more than $355 for the extra bedroom, I will come out ahead on rent alone. Utilities - I can structure a contract so that the person that rents the extra bedroom share the utility bills. This will further cut down on the utilities we spend since there are some fixed ones like internet and cable TV. Sell some furniture - If the new tenant has some furniture they want to bring into the apartment, it will allow us to sell the furniture that we have f

Why to Construe Renting Real Estate as a Service?
The growth rate of liberalization in service sector in India will now be determined with the help of a new parameter i.e. the transition of the country from a high rate direct tax regime to an aggressive indirect tax. Currently, the framework of sales tax in India is believed to be highly burdensome which has been tried to ease out through the VAT. Service tax was introduced in India in 1994, as an immediate outcome of liberalization at the rate of 5% on three services which has today extended to more than hundred services. The effective rate has shot up to 12.5% on the gross amount charged. The service tax in India included the items whose characterizations like services were indisputable. This comprises of brokerage, courier, and other maintenance services in sectors which eliminates or minimizes the incidence of direct tax. Service tax on real estate development services was first imposed in 2004-2005 and included building repairs and changes. Then, the taxes were made liable for c
