Last month we reported the partial demolition of a the home on the corner of 7th and Bracken in the Radlick Park Subdivision. We grabbed some photos over the weekend of the framing that’s in process. We’ve talked to the owner, who promises us the finished look will still be in character with the neighborhood. I hope this will be our last renovation for a very very long time. Our horror story began in late August when the contractor came to our house and quoted $6,000 (labor only) to repair our clogged backyard drain, hang new doors, and overhaul our bathroom. Rockbrook has three cool old stone lodges, one for each age group (Juniors, Middlers and Seniors). They were built back in the 1920s and have wooden floors, huge fireplaces, and windows all around. The two largest ones have wooden framed (using Locust log posts!) porches wrapping around three sides. This fall we’re replacing the porches on one of these, the one that overlooks the Rockbrook Camp lake. It really is turning out great. The oak decking looks fabulous. Once we have the railings put up, it’ll really be awesome. We’ll keep you posted as things move ahead.

FORT WORTH (Dallas Business Journal) – Two historic downtown buildings will be renovated by their new owner, a private investment group from New York. RYLB FW Properties LP purchased the Oil & Gas and Commerce office buildings, which total about 440,000 square feet. The property includes an adjacent parking garage with about 500 spaces. The Commerce Building was built in 1930, and the Oil & Gas Building was built 24 years later. The buildings are located at 307 and 308 W. Seventh St. and are 65 percent occupied. Dallas-based Swearingen Realty Group LLC represented the seller, Los Angeles–based Fort Worth Plaza LP. Stream Realty Partners, also of Dallas, will lease and manage the properties.

Even the small rooms need to be renovated and while people may be thinking cheap, perhaps they should first think of up to where they can re-design the whole room. For some people, it is not much of a challenge since the space allocation is not all that big. But if people and designers just place in their creative imagination, they would be surprised at the output that even small rooms can bring towards them. Indeed, it may all depend on the designers. But for anything, it is all about creativity and imagination in the bedroom no matter the space or floor area. Renovation may be a drag sometimes, but for some people, it may be something worth the effort if placed into focus properly. OK, so it’s been a heck of a week… We’re meant to be getting a new kitchen put in, so we spent all of Wednesday ripping out the old one and making a lovely pile on the front lawn. DALLAS (Dallas Business Journal) – Adler Realty Investments Inc. has purchased three office campuses totaling more than 400,000 square feet and valued at more than $35 million. The Forum at Beltline and Bent Tree Plaza, both of which are near the Dallas North Tollway, consist of six office buildings totaling almost 300,000 square feet. The Preston has three freestanding buildings at the corner of Preston and Belt Line Road. The California-based company plans to renovate and upgrade each of the properties. Bradford Cos. has been hired to manage and lease the buildings. The Forum at Beltline and Bent Tree Plaza sales were brokered by Holliday Fenoglio Fowler LP. Grubb & Ellis negotiated the sale of Preston Belt Line Office Park.

After several heated discussions about my room, my family finally decided to repaint it. It is now the colour of a lovely lilac from BEHR. Also, I replaced my big grey desk with two desks: a working desk and a computer desk. It makes a little "L" shape right beside my bed. Quite cool if you ask me. :] Aside from that, it's civic holiday tomorrow, so that means one day off from work! ^^

Last week I wrote about some home renovations that I plan on doing prior to selling, here’s the update:•Stained the deck (approx cost $15)•Removed kitchen cabinet doors and filled in holes (approx cost $0)•Replaced bathroom vanity, sink, faucet and moved plumbing (approx cost $400)This week I plan on:•Filling some holes in the bathroom drywall that were created as a result of removing porcelain inlayed toilet paper rolls and towel holders. •Painting the removed kitchen cabinetsTotal spent on the renovation so far:$415. This leaves me with $1585 remaining in my budget.

I closed on  a 3 bedroom, 2 bath, 1148 sq ft renovation project in Lafayette, CA on May 25.  This asking price was $550,000 – which is good considering a typical 3/2 is about $850,000 in this area.  The location was perfect – the best schools in the area, and the backyard is adjacent to an open space preserve.  I toured the property the day it came onto the market, and when I walked in the place, I knew it was a little too good to be true.  And by too good to be true, I mean the inside of the house was a complete disaster. I immediately called the listing broker to get a feel for the offer situation, and she informed me that the property already had 4 offers, and that I had until 5pm to get my offer in.  Apparently, she thought the house was a complete tear-down, and was not salvageable.  I thought I had found a free lunch – and so did at least 4 other people. Jen and I are no strangers to home renovation.  We are, however, quite aware of our own limitations in knowledge and skill and are more than happy to call the experts when needed.  I love these sorts of sites who show photos of home projects gone horribly wrong.  Some of the photos you need to read the description to understand completely, but photos like this speak volumes.
