As I have been noting recently, there has been a concerted effort by real estate industry insiders to undermine the credibility of the S&P/Case-Shiller Home Price Indices (CSI) in a sordid and underhanded bid to wrestle back control of the perception of the value of residential real estate in the eyes of the public. The National Association of Realtors (NAR) provided the opening salvo when in D

A major concern for realtors is personal safety. Many times the realtor is working alone in showing a property, having an open house, or manning the model house in a new subdivision. Here is an excerpt from a letter I recently wrote to Rep. Ginny Brown-WaiteYesterday I thought of a very simple yet potentially powerful solution to our nation's economic recovery. My solution for the nation's recovery will need your help. A few years ago, Congress passed the National Do-Not-Call Registry laws. This made it a violation punishable by up to $11,000 for each call made to telephone numbers listed on a "do-not-call registry". There were exemptions to this law, such as: charities, surveys and political calls. Each one has been abused. So-called "charities" are usually for-profit companies that call "on behalf of" charities, ask for "donations" and then typically keep 82% for themselves. So-called "surveys" are sales calls in the form of a survey. Th
In the world of best selling books, not unlike real estate, “positioning” a book is the “why” of book marketing. One of the most through, frustrating, rewarding, and intense marketing plans you can undertake is a plan that promotes a book. I am pretty new to the Keller Williams Realty office- however I have to give them some raves. When I sit in their team meetings, sometimes it is like listening to a different language. They use a lot of acronyms, just like the military (MREA , 80/20, and 4-1-1!) but I am [...]
One of the most unproductive time wasting traps that Realtors can, and do, fall into is attending networking events without a plan, without a clue to who they wish to meet, and without qualifying the event’s effectiveness. From Bend Realtor Cheri Smith:I am tired of all the negative press about our real estate market so I was really excited to get an email this morning about the new marketing campaign being launched. The combined efforts of the Central Oregon Chamber of Commerce,Central Oregon Builder's Association, Mortgage Professionals (OAMP), and Realtors (COAR) are partnering to spread the word that it's a great time to buy!Of course I agree and never miss an opportunity to share this view but it will be wonderful to have an alliance with the same mission. The message is pretty clear:Interest rates are at near historic lows, 100% financing still exists as do interest only loans, and more homes of all types are currently available. It's a great time to buy your first home or upgrade to the home of your d

There are a number of reasons why I am attracted to ranch style homes. Tallahassee, Leon County, Florida, is filled with these ranch homes. Limited Dual Agency refers to a realtor representing both the Buyer and Seller in a Vancouver real estate transaction.
Unfortunately, not all Realtors fully co-operate, as set out under the MLS code of ethics, particularly when they have an opportunity to make double the commission. In many cases, they give our industry a bad reputation.

Tony Marnella (Realtor) would like to share a few thoughts about the current Portland real estate market...In the 20+ years I’ve been in the real estate industry, I’ve seen and experienced firsthand the various peaks and valleys of the real estate market. One of my biggest frustrations right now is the amount of FUD (Fear, Uncertainty and Doubt) being generated by the media about the state of the current real estate market and the local economy. In my opinion, there is a lot of misinformation and a failure to acknowledge the positives about our local real estate market. Our economy is in fact doing quite well and our real estate market is solid. Only the “perception” ofthe market is bad. Our local market is not going to be affected by the sub-prime market like the rest of the
Many people, in an effort to avoid paying commissions to a Realtor, go the for sale by owner route. While this may seem like an exciting challenge to homeowners, the reality can be a little bit darker. True, real estate is an exciting market to be in, but it is also one fraught with legal complications. Buying and selling can be quite stressful, especially if you don't know exactly what you are doing. First of all, a Realtor is trained in all legal matters involved in the sale of real estate. Sometimes, these sales go smoothly, but sometimes, clauses, liens, and contingency contracts can make them very complicated. I recently heard about a couple who sold their own home. They entered into a contract with a couple who ended up having serious trouble getting financing. They ended up missing
How does a realtor profit from a short sale? When formally requesting a short sale commitment from the bank, realtor commissions are usually included if a realtor was involved in the deal. The bank may counteroffer to lower the commission. Realtors can also "hunt" for short sales by talking to clients that have had their homes listed for a long time with no success. The realtor can explain the short sale process and help the owner negotiate with their lender to get it sold and the realtor gets their commission.Contact me today so we can evaluate your individual situation.
Can we talk Real Estate? Specifically, I'd like to talk to you, Bankers. Now, I realize that you have lost money. I also realize that you have cut back on personnel. But it's time to really concentrate on your bottom line. You, Bank are in the business of making money, not owning houses. Houses cost you money. The longer you own the house, the more money it costs you.I have a solution. Instead of ignoring Short Sales like you've been doing. I suggest that you start accepting offers on Short Sales. That way, you won't have the expense of a foreclosure.Ok, I know, there is no tax write off with a short sale but hey what's your bottom line? Do you really think you are money ahead by having a house as an REO for 150 days? Please...give me a break. You need to hire more m
As our world evolves people become more and more specialized in their given trade. When you need a lawyer any old lawyer will not suffice; you’ll need to choose between an immigration lawyer, a divorce lawyer, a bankruptcy lawyer, or one of the other dozens of lawyer’s specializations. The same is true of doctors, accountants, and contractors. Why do we turn to experts? They know more about their industry; we trust that they know what they are doing. In economics when one party has more information about a transaction than the other it’s called an information asymmetry.A traditional example of information asymmetry is a used car. The day you drive a car off the lot the value drops significantly. If you need to sell it the next day you will never be able to recover your purchase price.

If I have a medical condition involving my heart I do not go to a general practitioner, a pediatrician, or a proctologist. I go to a cardiologist because his or her sole focus is on that which is most important to me in that moment. Especially when it could be a matter of life or death. I go to someone who has studied and mastered my individual need, because I know that he or she has dealt with my sort of issues previously and has gained the experience to solve my individual needs with the care, skill and confidence necessary. So if buying and selling a property is the largest single sales transaction that most people will deal with in their lifetime, why wouldn't want to choose a specialist who handles their precise individual needs. Why is it im

Your home is the most likely your most valuable asset, and the largest single investment you have made. Successful professional gamblers would balk at risking the majority of their winnings on anything less than a sure thing.
