Most homeowners will use a real estate agent to sell their home. With more than a million REALTORS® nationwide, how do you choose one? Most home sellers will either ask their family and friends for a referral or they'll call the agent who sold them their home originally. Some will choose the agent who kept in touch through neighborhood marketing. Others choose a brand name brokerage they recognize and take whichever agent answers the phone. While all these methods are fine, there are some things you can do to be more pro-active in selecting a brokerage and an agent. Select a Real Estate Brokerage That: * Is properly licensed and in good standing with the state. (This just requires a quick phone call or a visit to the appropriate Web site. Real estate agents in the US will be looking closely at a case where one of their own is being sued by a former client. The disgruntled home buyer is taking the agent to court to try and claim compensation for buying an over priced house. The claimant alleges that the real estate agent was aware that the home was over valued by $30,000 and hid this fact to claim a larger commission.

A potential buyer is interested in one of your listings and calls to set an appointment to look at it. While you have them on the phone, find out what they are looking for and what interested them about the listing so you can prepare a selection of other properties on the market that may be more to their liking if they reject the one they came to see. Here are five questions you will want to ask in order to narrow down the selection.1. Is this house in your price range? You might think the answer to this would be obvious, but many people like to look at houses that are beyond what they can truly afford in the hope they will find a way to get it anyway. If it is in the correct price range then limit your search to homes from 5% under to 5% over the price of the home.2. What number of bedroo

Many real estate agents are marketing dabblers. They try something (put up a website, send out postcards, advertise in the local paper, run a tv or radio spot, send a newsletter, etc), see it doesn’t work as well as they’d like, then move onto something else. They never stick with it, nor do they ever take the time to figure out why their marketing wasn’t successful. They simply conclude that marketing doesn’t work and throw their hands up in frustration.
Marketing doesn’t have to be that way. In fact, the beauty of using direct response advertising is that with some effort and patience, you can figure out why something isn’t working and work to improve it. You don’t have to play guessing games and hope that your new advertising campaign will be the magic bullet that has your phones ringing off the hook.

We have all heard that age old axiom that the three most important aspects of real estate are Location Location Location! This is absolutely true since real estate is fixed on a given spot and is influenced by not only where it is, but also what it is and what is around it. But what about choosing a broker or agent to help you buy or sell a property? Location also applies to the people who market real estate. Unless you live in or are planning to relocate to a very small town, it is questionable whether or not a given agent is really familiar with your neighborhood, the schools that your kids will attend, the crime rates there, and many other considerations. In general, while most agents in the larger cities have access to a large volume of real estate information over a wide area, it is next to impossible for an agent to know everything of importance about every neighborhood and property in the city. There is just too much to know and not enough time.A competent real estate agent at a
By: William Purchasing a property or home is one of the most crucial decisions that one takes in life. In order to ensure that you take this crucial and significant decision in the right way, you need to seek professional help. The professionals who can help you purchase the right homes are real estate professionals and real estate agents. Real estate agents have a thorough knowledge of real estate in their town. There are certain networks of real estate agents who are spread over a span of a few states. So even if you need to buy a property in any state, you can seek the services of these networks. It’s the knowledge and the contacts of real estate agents that you cannot replace. They have the best contacts and most complete knowledge of local taxing regulations, financing options and are highly skilled negotiators. Reducing HasslesReal estate agents and professionals are the second name for convenience. If its stress free and hassle free buying that you are after, then you need to
As articulated to me by my real estate teacher before I obtained my real estate salesperson license, “the agent is scum and the broker is god!” This is a very important lesson to learn. The problem that most aspiring licensees have is that they are under the false impression that once they receive a license, they have free reign to sell any property and represent any client that they see fit. The truth is, agents are nothing without their brokers. A licensee cannot sell any property or any timeshare, nor can he/she represent any client without the consent and involvement of the broker.Educational requirements are another difference between an agent and a broker. In order to obtain a real estate salesperson license (depending on the state in which a license is obtained), a person usually need only show proof of having taken a specified number of hours of real estate classes and pass a test. However, the requirements to obtain a broker’s license are far stricter. First of al
Last year, we put our house on the market and decided after dealing with a very, very bad agent for three weeks to pull the house off the market. In December, we received a letter making demands from the same jackhole. There were several mistakes/problems with the contract, MLS inaccuracies, and a laundry list of other issues, such as start date missing from the contract. The house, we found out later, was set to list for a whole year.
Several months went by and we had a lot of various problems with the agent and the attorney sending letters/calling to make threats to sue us for $25,000, their full commission. We were really scared and recognized we made a crucial mistake and we might just have to pay for it.
Well, ding ding, the contract is dead! It is dead! We are done with it! The house went off the MLS two days ago. Since then, we have been receiving many calls (75 the first day, 50 yesterday, and about 20 today) from other agents wanting to list our house. Has it been a y
Steven Groves is back with the second installment of his growing definition Agent2.0.Take it away Steve:Agent 2.0 - Defined The Drive To Be The BestBy Steven Groves So far in the rollout of the Agent2.0 model, I have talked about social media and the resulting social capital. Now I need to tell you that once you get in front of a prospect, none of that matters it mattered to get them there, but once a prospect / client has requested contact, the needs of the Agent2.0 changes gears. From that point forward, a whole other set of tools / tactics come into play; we'll cover the personal drive to be the best first. The Drive to Be The Best "Its a funny thing about life. The following is the experience of a homeowner who tried to go For Sale By Owner (FSBO). As reported by Blanche Evans of Realty Times this is a cautionary tale of what can go wrong in a real estate transaction. It really isn't as simple to get these deals done as some would think. Some highlights:1. Buyer and seller agree to use the same attorney;2. Problems were found at the home inspection, it is what happens next that is the problem;3. Buyer hires a contractor to do the work and after cashing the retainer the contractor dies (I kid you not);Alan Jacobson, a homeowner, reports his tale on a web site called:www.FSBOgonewrong.com
Lately it seems like news stories about For Sale By Owner (FSBO) homes vs. homes sold by real estate agents have been popping up more and more often. In many of the stories the conclusion is that FSBO homes are a better deal, financially, for the homeowner. Now I’m not saying a homeowner can’t or shouldn’t sell their own home, but I think it’s unwise to minimize the value that a good real estate agent provides. So I went ahead and made a list of the top 100 reasons you should use a real estate agent for everyone who is thinking of selling their home themselves. Enjoy!
The best research tool for home buying – According to the National Association of REALTORS®, real estate agents are listed number one (85%) for Information Sources used in Home Searches.
Saves you time – An agent knows clients lead a busy life with work, family and kids. A real estate agent takes the time necessary to ensure a smooth transaction with the least amount of intrusion into your li

Premise of Agent2.0 – the ‘Duh’ Statement The sale of real estate is / has changed significantly in the last several years. The major shift is the immediate and widely available access to multiple listing service (MLS) data. MLS data was at one time the exclusive domain of the real estate professional, who acted as the gatekeeper of the data to the public,...
No matter if you are involved in the buying or selling of a property, a good real estate agent is the person who can make you really rich or really poor. They are the ones to advise you on any business and, as easily as bringing you profit, they can also cause you the loss of great amounts of money.
I believe that each and every single one of you will agree that the process of buying or selling a property is very detailed and difficult. Not to speak about the mistakes one can carelessly make along the process! The fact of the matter is that it is your money on the line! Therefore no mistakes are small and insignificant enough not to bother you.
In order to avoid any loss of money or profit, a real estate agent is the best idea you can get. There a are two different types of real estate agents: the first category includes the real estate agent who are dedicated and stay with you every step of the way, and the second one is made up of the ones that give out their work to other

When you are looking for real estate to rent in a new area that you are unsure on then it is important that you select your real estate agent carefully, there is some advice that can be given out to help with this process. Firstly check how long the agent has been in practice, an agent that has been in business for over 5 years must be doing something right. How long has the agent been in the local area? An agent who has been in the area for a long time will know the market place and will be in a better position to guide you. How busy is the agency when you are inside, do they have busy sales staff or lots of real estate advertised, this can be a good clue to the popularity of the real estate branch.Often it can be better to use an established agent who is part of a larger group. One such agent is John Holmes who provide Fairfax VA Real Estate and has been in business for over 20 years. Buying or selling a home can be especially difficult when dealing with an incompetent or disloyal real estate agent. Now, don't get me wrong, I'm not out to knock realtors. Then, there is that worrying small percentage of
