Property Tax Questions You Need to Ask, Before You Buy
It is always amazing to me how many little details to buying a home we forget about or just don't simply think of when we are in the "heat of the moment" with emotions running wild! There are several things we need to consider regarding property taxes that make an impact on your budget. To start with, what is the assessed value of the property? Note that assessed value is generally less than mark

      Property Tax Break Broadened

How To Challenge Your Property Tax Assessment
This weekend I received my property tax bill.  (What a lovely wedding anniversary gift…)  According to the county’s assessment of my property, the decidedly unfair multiplier they use to “balance” the tax load, and the base tax rate, I owe just over $4,800 in property taxes this year.  This amount reflects a nearly 13% increase [...]

Owner-Occupied Properties Penalised by Property Boom: Property tax raised twice in a year
Owner-occupied properties, including the more than 90% of HDB flats, were penalised by higher property tax because the recent property boom has resulted in higher property valuation. Yet, owners of these properties have nothing to gain from the property boom, unlike property investors who see higher rental return. This prompted a Straits Times reader to ask: Fair for the Government to increase prop

Right Wing Republicans Continue To Insist That Property Tax Relief Be Put Above Human Needs
If you thought that right-wing, anti-tax Republicans would temper their desire to see the bogus concept of “property tax relief” move forward in light of recent media coverage showing it to be nothing more than a high-dollar tax shift, think again. None other than former State Rep. Talmadge Heflin, now the director for the Center for Fiscal Policy, we see exactly where the Republicans’ priorities lie: “Regardless what the surplus amount winds up being come January, the two iron-clad priorities for those funds are to fund the continuation of the 2006 property tax cut and to preserve the balance in the Rainy Day Fund. . .” No big surprise there. But, one must wonder: how long will Republicans in the Texas Legislature put property tax “relief” that mainly ben

      Appealing Your Property Tax Bill
With the recent decline in Los Angeles area property values, one of the most commonly-asked questions is, "Why do I have to pay such high property taxes when my home is worth less than the assessed value?" The answer is, "You Don't!" California's Proposition 8 created a provision for a temporary decline in value for property tax purposes. Each county within California may have slightly different procedures for requesting a property tax adjustment for a property that has declined in value, but in the end they all follow the same basic rules. Before you file an appeal, be sure to call your County Assessor's office to make sure that there isn't an error that can be easily corrected. If not, then your next step is to file a Decline in Value Reassessment Application. Once your application is received, it will be reviewed by the Assessor's Office. If they agree with you, then you'll get the asked-for reduction on your property tax bill. If they don't agree with you, then you'll h

Stop! This FLorida Property Tax Reform Is Not Ready Yet
Again, lawmakers have done nothing to solve the Florida tax problem they created! The Florida House and Senate should have stayed home!!! They slapped together a plan worse than it’s predecessor and doesn’t fix a damn thing! Now, it’s up to voters on January 29th to decide on the latest misguided attempts at solving the FLorida property tax dilemma! WHAT DOES THE PROPOSAL SAY? The $25000 homestead exemption would increase to about $40000. This gives the average homeowner a $240 tax break. WOW!!!! The exemption is really $50,000 but the additional $25,000 exemption applies to the portion of a home’s value between 50K and 75K to make sure that most homes pay at least some tax. The exemption includes school taxes, hence the equivalent of a $40,000 exemption. The Save Our Homes 3% cap for annual increases on assessed valuations is still the same Renters and commercial properties are not affected In addition, the homesteaded Floridians who move within the state would have the righ

      Property Tax Rebate Checks
When you weed through all your junk mail during the next few weeks, be on the lookout for a letter and application from the State of New York for a property tax rebate. Applications are scheduled to be mailed to western New York in mid to late July. You might recall that last year, New York State property owners simply received a rebate check. This year, our state legislature, in its infinite wisdom, decided to have homeowners apply for the rebate. Reportedly, Governor Spitzer was in favor of treating the rebate as a tax reduction but lawmakers insisted that taxpayers be sent checks with politicians’ names prominently displayed. Also different from last year are income limits, with those who make less than $90,000 downstate getting the greatest benefits.I guess I’m just not smart enough to be a lawmaker. For the life of me, I can’t understand why we don’t just reduce taxes instead of mailing an application that gets returned and processed so we can mail a rebate check. Heck, if

Property tax roll sees smallest gain in four years
More news about the state of the Orange County real estate market, this time from Assessor Webster Guillory. Orange County property assessments increased 8.34 percent during the 2007-08 fiscal year. That's the smallest tax assessment increase in the county since 2003, and the third smallest increase in the past decade. In the past year, the tax rolls increased from $377 billion to almost $409 billion. Because Prop. 13 caps assessment increases at 2 percent a year, the change is primarily a measure of property sales and new construction. (Sales accounted for 62% of the increase, and construction accounted for 12%.) Here are tax roll increases for the past 10 years (dollars in billions): Year Increase Pct. Change 2007 $31.5 8.34% 2006 $38.0 11.21% 2005 $30.6 9.90% 2004 $24.7 8.71% 2003 $18.1 6.82% 2002 $20.7 8.43% 2001 $20.8 9.26% 2000 $19.7 9.64% 1999 $16.4 8.72% 1998 $10.2 5.74% -- Jeff Collins

Will the sky fall on schools under property tax reform?
If Florida voters approve a constitutional amendment next January to further reduce property taxes, Pinellas schools could lose up to $70-million a year, superintendent Clayton Wilcox told board members today. He said the district could lay off its entire administrative staff at district headquarters in Largo and still not make up half of that amount. It could layoff all its art teachers, guidance counselors and PE teachers and it would only cover 75 percent of the loss, he said. Yes, $70-million is a sky-is-falling number, the superintendent conceded. It assumes legislators won’t make good on promises to adequately fund education by making up the deficit with other kinds of revenue (Many local officials doubt they can). But it’s best to be prepared, Wilcox told his board. “Every penny we can put into reserve would be the responsible thing to do as a wedge against what could happen,’’ he said. “We’re running a very, very tight ship right now.’’ On the same top

O.C. property tax haul to grow at slowest pace in 8 years
Register county government reporter Peggy Lowe passed on some nuggets from the latest county supervisor's talkfest ... Even county government's cautious on O.C. real estate. Current budget estimates for 2007-08 fiscal year call for property-tax revenues to grow just 2.9 percent this coming year vs. an average 10.3 percent growth the previous five years. The county's assessed valuation of all taxable property is estimated to rise 6 percent in '07-'08, down from 11.2 percent in this current fiscal year ending June 30. If the projection's correct, it would be the slowest growth since '98-'99. During Tuesday's hearing, Supervisor John Moorlach mentioned your real estate blogger by name and said many real estate sources are arguing with Lansner about the markets. The graph above -- showing annual growth in "secured roll" property tax revenues (orange bars) and O.C. home affordability (thin line) since '85 -- moved Moorlach to say that the trend, "screams major correction ahead.

The major locations in Mumbai Metropolitan Region (MMR) can therefore turn out to be a prohibitive choice. The state’s Urban Development Department has decided to lay down the penalty as a ‘distinctive’ to the increasing number of illegal establishments coming up in townships and urban areas of the state. The state cabinet has approved an amendment to the Bombay Provincial Development Municipal Corporation Act, the Nagpur Municipal Corporation Act and the Maharashtra Municipal Councils Act, and made for the penalty in principle. The legislature will consider over the amendments in the monsoon session and then made applicable in the state. The penalty will be brought into effect in all urban areas and upcoming townships in the state except in Mumbai. MMR alone has over a lakh of illegal establishments. Kalyan-Dombivli Mun

      Cut Your Property Tax?!
I didn't know it was actually possible. But The National Taxpayers Union reports... "As many as 60% of homes are assessed for too much. About 33% of property-tax appeals succeed." The procedures on how to get this done vary, but you normally have 30 to 60 days to file an appeal. "Ask the assessor's office for a copy of your property card, which documents the information on which the assessment was based. If the card lists the wrong number of rooms or square footage, for example, you may be able to get your assessment changed without a formal appeal." If the information seems to be accurate, visit sites like Zillow.com and domainia.com to check how your homes assessment compares to the other homes in your area. If you find similar homes assessed at a lower value, that may help you build a stronger case. Pete Sepp from the national taxpayers union recommends... "If you spot big discrepancies, check your local assessor's office's records for more details on homes with similar fea
