I found only four properties on the Multiple Listing Service in the 31 to 50 acre range in Gillespie County that sold during the past year as of April 19, 2008.  The price range was approximately $3,150 per acre to $9,000 per acre.  In the 51 to 100 acre range there were six properties sold ranging from approximately $4,800 to $9,050 per acre.  The average price per acre of the 31 to 50 acre properties was about $7,210 per acre with the 51 to 100 acre properties averaging about $6,770 per acre.   There are currently 26 properties in each of these acreage categories on the Multiple Listing Service available in Gillespie County.  Please contact me if you would like any information on these or other properties.   Read Sheila's agent bio

Gillespie County has many 11 to 20 acre properties available for sale. I found 21 properties on the Multiple Listing Service in this acreage range that sold during the past year as of April 1, 2008.  There were 14 properties sold in the western part of the county and seven sold in the eastern part of the county.  The price range for these properties was approximately $3,000 per acre to $21,500 per acre.  The lowest priced property was 16 to 20 miles from Fredericksburg, and the highest priced property was less than six miles from Fredericksburg.  The average price per acre overall was approximately $13,895.  Many things help determine the price per acre of a property.  Among those are distance and direction from Fredericksburg, views, and surface water.

From March 1, 2007 to March 12, 2008, there have been 14 sales of acreage ranging from three to five acres in Gillespie County.  The average price per acre was approximately $25,000.   The prices have ranged from $8,250 per acre to $37,900.  The higher prices occurred in restricted subdivisions as expected.  Other factors having an effect on acreage prices include distance from Fredericksburg, location in Gillespie County, views, surface water, appearance of surrounding properties, and of course, the appearance of the subject property itself.  The presence of an existing well also increases the value of the property.
