Each year in October, the city of Port Orange, which lies just south of Daytona Beach, has a huge event called Port Orange Family Days. Well, this year the city of Port Orange is also having "Port Orange Family Days: Kidz Days" this Thursday through Sunday, March 20-23. Buyers are in the driver’s seat in a buyers market and sellers are up against low ball offers in a buyer’s market.
The buyer wants the house because it’s a perfect fit and the seller is anxious to sell in a slow market!
The list-to-sale ratio is calculated by taking the sales price and dividing by the list price then multiplying by 100.
For example if a Port Orange home is listed for $250,000 and the house sold for $200,000 then:
200000/250000 x 100 = 80%
In this case we see that the home sold for 80% of the list price.
If you calculate the average list to sale ratio for a neighborhood it will give you the average for the comparable sales price of neighboring properties.
So, with this in mind when you have a low ball offer of $175,000 on a $250,000 home, your buyer’s offer is 30% below the list price. You can show your buyer that this offer is 10% below the average price that sellers are accepting in that neig

Thanksgiving is finally here and I’ve made the cranberries and stuffing to take to my sister Donna’s house.
Got the TV on and watching the Macy’s Thanksgiving Day Parade which makes me wish I was in NYC for the holidays!
I promised myself I would spend this day with my family and take the day off from blogging and real estate.
For many of us, this is the one time of the year when we take time to notice the blessings in our lives.
So here I am to make this one post today and reflect on what I am thankful for and in no particular order:

This is Lauren, our granddaughter! She is 3 years old and of course the sweetest little girl we know!
Yesterday, her Poppy and I, attended a Thanksgiving school luncheon and celebration at St. Paul’s Episcopal School!
Lauren and her classmates dressed up like Indians and Pilgrims to celebrate Thanksgiving. The food was delicious and the kids were great!

The Dunlawton Bridge or Port Orange Bridge is actually known as the William V. Chappell Jr. Memorial Bridge.
There were 2 bridges before the more modern bridge we see today.
According to a book called “Port Orange” written by Harold Cardwell and Priscilla Cardwell, the first bridge was built in 1906 was made of sable palm pilings and pine timbers. After that a second wooden toll bridge was built in 1951.

On August 8, 2005, President George W. Bush signed the Energy Policy Act of 2005. which changed the time change dates for Daylight Saving Time in the U.S.
Beginning in 2007, Daylight Saving Time begins on the second Sunday in March and ends the first Sunday in November.So set your clocks back one hour on Sunday ,November 4th , at 2:00 a.m. local daylight time, which becomes 1:00 a.m. local standard time.

New Citizen Alert from the Port Orange Police Dept:
The Port Orange Police Department would like to inform our citizens about an individual posing as a legitimate real estate lady and going into residences and stealing property as she views the residence.
The criminal is going to residences with real estate signs in the yard and says she is a real estate agent. She then gives a business card belonging to a true real estate agent. She says she wants to walk through the residence because she wants to know about the house so she can show it later.
When she gets the owner distracted, she then steals money, prescriptions, or other items from the residence.
This individual is described as a white female, in her early 50s with shoulder length dirty blonde hair, glasses and heavy set. She was described as driving an older model small white vehicle that had front end damage and covered with rust. Anyone with information about this individual should contact Detective Sgt. Wayne Do

Last year, this was the perfect situation for our family when my elderly mother needed to sell her home and come live with us for health reasons. We provided her with 2 rooms and an adjoining bathroom to provide her with some privacy.

What does the new Florida roof law mean to Port Orange homeowners?
Roofing just got a little more expensive for Florida homeowners.
Effective Oct.1st, a new state law requires certain repairs when installing a new roof and applies to owners of single-family homes built before 2002. The law does not affect commercial properties, condominiums, apartment buildings or construction after 2002, when new hurricane codes went into effect in most of the state.
