Increased FHA Loan Limits in Northern Nevada
The new FHA loan limits have been announced in Northern Nevada and as a lender, I'm extremely happy. The good news for homebuyers in Washoe County is that FHA loan limits were increased to $403,750 from $362,790 and they increased in all other Northern Nevada counties as well.  This definitely gives us more flexibility as FHA is still the best loan out there for most buyers.  FHA loans are not impacted by the "declining market" guidelines or Wall Street's liquidity issues.  With FHA we're still able to offer 100% financing with some of the aggressive down payment assistance programs out there. In addition, the seller can cover the closing costs; therefore buyers can get in with nothing down. This is great news.  Rates are still at historic lows.

      Where Is Nevada's Nobel Prize?
Forget Al Gore, Nevada should be honored with the prestigious award for it's efforts to reduce fossil fuel emmissions and for producing renewable energy. Today I had the pleasure of attending an event, along with elected officials, including the Governor, to officially dedicate the new Nellis A.F.B. Solar PV System. It was so remarkable, I just had to write about it.Created through a public-private partnership, it's the largest solar power plant in North America. Southern Nevada is an obvious location for such an endeavor, given our relentless sunshine. The new 14.2 megawatt solar power system will produce more than 30 million kWh/year of clean power. It reduces CO2 emmissions by 24,000 tons annually, which is equivilant to planting 260,000 trees or removing 185,000 cars from the roadways. Great stuff. The best part is the fact that Nevada now produces the most solar power per capita in the country. Along with that distinction, we also are the largest producer of geothermal power per

      Sierra Nevada, Spain - Agriculture
Agriculture in such an area is bound to be limited, and can be divided broadly into three main types; that of the high northern slopes, that of the arid foothills, and that of the high southern slopes. Few people try to eke out a living on the northern slopes; those who do live either in small villages like Guejar Sierra, or else in isolated farmhouses. At lower altitudes olives and vines flourish, and small terraced plots, irrigated from tiny streams, supply all the vegetables needed, while a few cattle are kept and sheep and goats pastured on the hillsides. At higher altitudes it is too cold for olives or vines, and the staple crops are wheat, maize and potatoes, all grown on minute plots hacked out of the steep hillside and irrigated by tiny runnels led off from springs. Chestnuts give a measure of variety to local food supplies, and some sheep and goats are kept -- but they are rarely to be found above 8,000 feet, since there is little grass at this height. Methods of farming are p

      The Sierra Nevada
The Sierra Nevada consists of an enormous mass of highland extending from the village of Padul, on the road from Granada to Motril, to the village of Gergal, on the railway line from Linares to Almería, with the high peaks of Mulhacén and Veleta at the centre of the system. A great deal of research and exploration is yet to be done in the central area, but from evidence so far accumulated it seems that there has been land in this zone since lower Permian times, with intermittent invasions of the Betic sea. In Jurassic and early Tertiary times, however, this land appears to have been less extensive, and there were large geosynclines to the north and south of the present mountains, containing seas in which were laid down sediments which were later folded and incorporated into the present systems. The major fold movements took place in Miocene times, a little after the fold movements in the rest of Spain, and from a geological point of view the mountains have one very interesting featur

Democratic candidates on stage at the campus of the University of Las Vegas Nevada. The debate was hosted by CNN. (Photo by REUTERS). The first 10-15 minutes was a fire fight between the candidates. The first questions asked by Wolf Blitzer and the rest of the panel were designed to get things started off quickly. Clinton came out swinging. She attacked Obama’s health care plan saying that it does not cover 15 million people. Obama and Edwards came at Clinton just as hard. Edwards was so effective and efficient that Clinton resorted to calling it “mudslinging.” Clinton also called the attacks straight out of the Republican playbook and called them “personal” attacks. Edwards said that there was nothing personal about this and that it was about who is going to be the best person to speak up for the 35 million people in this country who are going hungry. Clinton obviously had the crowd on her side Thursday which was a major help to her. Boo

Early Impressions of The Nevada Debate
Hillary Clinton appears to be winning in the early post-debate media coverage. John Edwards continued to try to attack Hillary Clinton but the real areas of substantial disagreement are not between John Edwards and Hillary Clinton, but are between John Edwards Present and John Edwards Past. Obama didn’t get many blows at Clinton. He did stick with opposing a mandate in his heath care plan which might not be popular in Democratic circles but which will make his health care plan more palatable to the general electorate. Obama did miss a chance at questioning Clinton’s experience based upon her previous health care plan, which was as big a mistake as her vote in favor of the Iraq war. On the other hand, Obama’s characterization of everyone making over $97,000 as the “upper class” could reduce his support among independents and professionals. Chuck Todd wrote, “Biden, again, had a good night. He keeps doing well at these debates; we’ll see if he

New poll numbers should come in for Michigan pretty soon, maybe even later this week and I think he will be running higher there too since Mike just campaigned there. There is one other poll from Iowa that just came out. Even though it is not quite as high as the CBS/NYT poll, Strategic Vision has Mike at 19% in Iowa (higher than he has polled in that one ever!)

      Nevada Fall Gardening Checklist
There are certain challenges when gardening in the Nevada climate, but don't despair; it doesn't mean you can't have a lush green lawn filled with vibrant annuals or spring bulbs. There are however, some maintenance and planting tips that need to be considered during the autumn months. Here is a handy checklist for those fall gardening to do's:Reseeding lawns - The hot summer temperatures can do a lot of damage to a lawn; late September is an ideal time for reseeding and repairing that damage. Make certain you don't purchase bargain varieties of lawn seed, such as Kentucky 31 or K31. Most people are disappointed with this grass due to its coarse texture.A year round green lawn can be obtained by over seeding it with perennial ryegrass versus annual ryegrass.Give your lawn one last feeding using a fertilizer containing potassium and cut back watering your lawn to once a week in the winter months.Colorful annuals - Believe it or not, autumn planting is the time to get the most color

Nevada reverse mortgage: live life your way even after retirement By Antonio Redford
Money has its own attraction whether we like it or not. It could be just a necessary evil for some while for others it might be the very obsession of their lives. While there is a constant inflow of cash into the household, we can relax thinking that all our needs will be provided for, no matter what happens. It can get a little scary at the end of the month if we have overspent during the month and are running a little short of cash towards the end. Probably this is the time when we realize the importance of the constant inflow of cash. This fear gets increased by manifolds once the retirement age approaches. Tales From the Road: Spain, California, Caribbean, Nevada, Japan
“No charge,” said bike shop man in Mont St. Anne, Quebec. “You’re on a long trip, you need help, it’s no problem.” “You’re sure?” I replied. “Thanks.” And with a new tube in my rear tire, I pedaled off along the St. Lawrence in the general direction of Halifax. It’s not the places you go, or the things you see when traveling that are most memorable. It’s the people you meet – the helpful strangers along the way who remain in your thoughts for years to come. Last night, I had the great pleasure of staying with Claude LeMay of Baie St. Paul, Quebec. Claude put me up in his house overlooking Isle Aux Coudres, and we stayed up late in front of his woodstove, talking about the artists of Baie St. Paul and the mining town in Labrador where Claude grew up. A few hours before, Claude had been a stranger, a random profile on the hospitality sharing website www.couchsurfing.com. When we said goodbye this morning, he

ESPN.com reported via Sherdog that the Nevada State Athletic Commission fined Renato “Babalu” Sobral $25,000 for his actions taking place at UFC 74.  During his fight with David Heath at UFC 74, Babalu put Heath in an Anaconda Choke and held the choke even after Heath and Referee Steve Mazzagatti tapped Babalu.  Consistent with NSAC decision to fine Babalu, Sobral appeared to totally disregard for the rules of the Octagon and more specifically “referee involvement”.

How I began my real estate career in Las Vegas, Nevada. Criteria to design my real estate web site.
This is the second article ofWhy and how this blog and its companion web-site Las Vegas homes, condos and commercial real estate came to be. This is a lesson in life, business, planning and executionBy the time we arrived in Las Vegas in Oct. 2003, the Las Vegas real estate market was on fire. Everybody and their aunts and uncles were getting into the business. The number of Las Vegas real estate agent reps (unless you are a Las Vegas real estate broker you are called a real estate agent representative since you are representing your broker) went from under 10,000 to 17,000 in no time and everyone, especially brokers, made a lot of money since those who got their real estate license would buy a property for themselves and one or more others for a relative or friends. So I started attending a real estate school, passed the test, waited for three month for the background check which is a Nevada Government requirement and got my license. Now what?I was new to town and didn’t know anyt

Nevada Gambling with their Water Supply
I recently took a trip to Lake Mead and was shocked to find that the lake was disappearing. Places that used to be covered in water were turned into parking lots. Boat docks were abandoned, replaced with new docks hundreds of feet away at the new water's edge. The campsites, which used to be beachfront, were now a short drive from the shore. When at the water's edge, the top of the white ring marking where the water used to be was 100 feet above our heads. It looked like a disaster zone.I did a little research when I got home and found that Lake Mead's water level is approaching the lowest it has ever been since the Hoover Dam's construction created the lake in 1931, and as one park ranger told me, the water is not expected to come back. The Southwest region has experienced droughts in the past that usually rebounded in around a decade. However, this time drought conditions are here to stay because of global warming.Lake Mead is the main source of water for southern Nevada, providin

Nevada wildfire forced hundreds of people in Winnemucca
An 8,000-acre wildfire forced hundreds of people in the town of Winnemucca to leave their homes, one of more than a dozen blazes that charred a combined 55 square miles in northern Nevada. The blaze was among a series that dotted the West on Saturday as a heat wave made parched terrain even drier, forcing authorities to evacuate homes and close highways and wilderness areas.A 100-mile stretch of Interstate 15 in central Utah was closed when a 160,000-acre wildfire jumped the highway, and other fires burned in California, Colorado, Arizona, Idaho, Oregon and Washington. The fire near Winnemucca, about 170 miles east of Reno, threatened up to eight blocks of homes and an electrical substation, said U.S. Bureau of Land Management spokesman Jamie Thompson. The Associated Press

      Nevada Mortgage Applications Rise
Nevada Mortgage Applications RiseBy: Groshan FabiolaCurrent mortgage trends around the United States and in Nevada have seen a 1.8% rise in applications. This could be due to the decline in fixed rate mortgage rates. Low percentage Nevada fixed rate mortgages can be more beneficial than adjustable rate mortgages because the rate is very low and can not be raised.Compared with a year ago, mortgage application volumes are down 26.1%, but applications for purchase mortgages in Nevada have risen 3.7%. This coincides with other data that shows the housing market could be cooling down significantly. After hitting a five-month high, Nevada applications for home refinance loans fell 0.9%. Home refinancing loans accounted for 41% of loans, which is down from 41.5% the previous week.Spreads have been tightening more and more between adjustable rates and fixed rates. ARM’s accounted for just 26.2% of loans, the lowest ARM share in nearly three years. 30 year mortgage rates fell as well from 6.39

The Truffle Shop in Nevada City
On our little day trip to Nevada City last week we found The Truffle Shop. Being a chocoholic there was no way I could possible resist it, so into the store we went. Rows of huge truffles awaited us...The shop was opened in 1986 with Chef Willem DeGroot, as Master Chocolatier. DeGroot came to the States with his parents when young. After high school he decided to become a Capuchin monk in Franciscan monasteries. This is where the recipe for the truffles was developed. After 13 years he left and eventually opened today's Truffle Shop. The recipe is still the same and still remains a secret.I got a box of six truffles:Raspberry Cream: This truffle has a red colored raspberry filling. And although it was very god and intense in raspberry flavor I prefer when the raspberry is blended with a dark chocolate truffle, with a less intense flvor from the raspberries as a result.Highlander: The majority of the truffles has some kind of hard liquor in them. This one is a semisweet truffle flavor

      Nevada Dems Cancel Fox News
Democrats don’t need Fox News Channel. Period. I’m glad they’re realizing it: A Nevada Democratic presidential debate that was to have been co-hosted by Fox News Network was canceled by organizers, in part because of a joke by Fox Chairman and CEO Roger Ailes about presidential contender Sen. Barack Obama. Democrats canceled the debate Friday. They said a comment by Ailes during a Thursday night speech to a group of radio and television news directors indicated the network was biased against their party. “It’s true that Barack Obama is on the move,” Ailes said, deliberately confusing the Illinois senator’s name with that of terrorist leader Osama bin Laden. “I don’t know if it’s true President Bush called [Pakistan President Pervez] Musharraf and said, ‘Why can’t we catch this guy?’ “ Need further proof?
