A few days ago I profiled the Top Producer Community Reports (Website Community Reports) that are included in a Top Producer Website subscription. After the posting I had received a number of direct emails to see a working demo of the reports. A new proposal was introduced last night to build a 44 story condo/office/retail mixed use tower at the corner of 6th Street and Sahara. Tony Romas, Marie Calendars and the small shopping center would be replaced if the plan ever goes forward.
The biggest objection is that the parcel and site plan would be in the back yard of homes on Alhambra Circle in Town and Country Estates, and right across the street from a dozen homes on 6th Street. The neighborhood Associations have always objected to commercial intrusion into the neighborhoods.

In my town, each neighborhood tells a unique and different story. Some neighborhoods show the age and growth, while others have unique traits. Regardless of what the neighborhood has to offer, it is essential to know the different neighborhoods around your city. When a person states that they want a school in a certain district, you can know which neighborhoods to give them listings for without too much research. It will make you look prepared and very organized, which you in fact are. My town also has different types of houses such as Victorian, Contemporary, etc. By knowing the types of houses in each neighborhood as well, you can find something quickly that fits the needs of your clients. Knowing your neighborhoods will make a world of difference.

The subprime mortgage crunch this year has driven the number of possible foreclosures higher. There were about 6,700 formal notices to start the foreclosure process in 2004. But this year, that number is on track to more than double... Comptroller William Thompson Jr. says his foreclosure prevention hotline, launched in April, has received 2,100 calls. I have a side project that I’ve been meaning to get to that is a Wiki of Columbus Neighborhoods. You could go crazy trying to decide what makes up a neighborhood and start calling every subdivision a neighborhood, which in a way, they are. I couldn’t find an officially sanctioned list of recognized Columbus Neighborhoods on the City’s Site.
Wikipedia has the following listed as Columbus Neighborhoods. I will probably use most of these Columbus Neighborhoods and maybe drill down one level here and there to include communities such as Woodland Park and Beechwold. Here’s a chance to brush up on your Columbus Neighborhood Knowledge.
Tell me what you think about this list. Overly comprehensive (I never heard of Seagrave) or not comprehensive enough?

Looooong ago. I sold a house to a couple relocating to Central Ohio from Cleveland. They wanted a new or newer house in an area where they knew no industry or commercial developments could upset their life, liberty and pursuit of happiness, American Dream, etc.
Schools they wanted smaller… Their kids were coming from a much smaller high school than the majority of Central Ohio school districts offer. They really liked the Olentangy School District because it was so small… (remember I said this was long, long ago., Olentangy was a dinky school district then, kinda rural. It did not have the breadth of programs of other schools in the area but that is what they liked. ) We looked at homes in the Westerville and Dublin school districts as well initially but they thought the high schools in Dublin and Westerville were too large for their kids.

Kenmore Park is a neighborhood in northeast Columbus. I showed a house in Kenmore Park on Weber Road to a buyer a few years ago who was sure it was haunted. It was decorated like a bordello, it was pretty old, it was a VA repossession but I did not know why she thought it was haunted.
As she explained it: “old house someone must have died there sometime…” I don’t think the house was that old. She bought a home built in the 1950’s.

I’ve been meaning to begin my own little tiny weekly post devoted to telling my loyal readers about all of the little neighborhoods that exist in San Francisco. There are 86 of them according to the San Francisco Association of REALTORS® (they’ve been kind enough to carve up our City into tiny little chunks for us and then we, REALTORS®, further carve up the City and add fun little names to neighborhoods like “Tender-Nob” or “Baja Noe Valley”.)
But as the weeks have gone by, I’ve found myself to be too busy to get out there and take photos of all 86 nooks and crannies that SF has to offer. Not to mention the witty descriptions I’d have to post alongside the photos, or the in-depth statistics that I’d have to compile and post. My clients come first! My blog comes second! And so I’ve procratinated just long enough for someone else to take on this enormous task, and frankly, to do it better than I would have!

First you need to ask yourself what makes a great neighborhood?
The Sacramento Magazine recently published why 10 neighborhoods stood out. Just so you know there are more than 10, in my humble opinion. But, here was the Sacramento Magazine picks and some of the reasons why:
Loomis, was chosen for its rural, slow paced and is actually in Placer County, not Sacramento County. It has a population of 6, 300. This is one of those places where “Everybody knows your name.” They have a real sense of community and support local businesses. The City of Davis in California has made no secret that they have a moratorium on growth. There is a reason why Richards Blvd. is only 2 lanes that is their way of keeping strangers out. The laws are very explicit no smoking in their City. There was even a case that went to court over someone snoring to loudly.
Davis knows what it want and they don’t care who knows it. Don’t like it, don’t move into Davis. It’s just that simple. There is a little bit of everything in Davis from the wide tree-lined streets with nostalgic homes to the apartment dwellers attending the University.

Jeff Kipp of Living in Cleveland hosted a lively panel discussion this morning at the Levin College of Urban Studies on marketing and improving Cleveland's neighborhoods. It was the quality of the participants that enticed me although I admit, it was hard not to roll my eyes and say 'oh lordy another attempt to market the City, what will they come up with THIS time.' Luckily, they dispelled my worries early on by agreeing with Paul Volpe who said he is tired of videos that feature Tower City and the Cleveland Orchestra....and a bunch of 'happy people' who don't really say what is important enough to out-of -towners to bring them here.
