Since insurance rates and property taxes seem to be clouds over the Miami real estate market, then the anticipated lower taxes on declining property values will be the silver lining of that cloud.
While every state and local government has its own methods for assessing home values for tax purposes — some do it annually, some every five years, and everything in between — many counties are hearing from residents that they would like their homes reassessed, or have taken steps to bring the taxes down of their own volition.
From my estimation, property values have been declining in certain markets for about 1.5 years. When will the county tax assessor re-assess property values?

I was watching Channel 7 News last week when a special segment about real estate foreclosures in South Florida aired. I felt badly for the people in this story that are losing their homes but there are two messages in the video segment below which I feel may be beneficial to some.
It is my feeling that foreclosures in general ARE NOT the best buys for one reason: the majority of the foreclosures that are available were originally purchased at or near the “peak” of the market—and the banks have lent too much money on these properties. I’m going to start including a monthly condo trends report. My hope is that it will help to shed more light on the current state of the market. It is likely to be my most followed monthly piece. After the new year it, along with some other newly added statistics such as a rental market index, will become “premium” content. Just wanted to give you all the heads up. I just finished compiling the numbers and I was pretty shocked.
I basically wanted to find out how many months of inventory we have in Miami and Miami Beach. I created a report for Miami-Dade County, one for Miami and one for Miami Beach. I broke each report down to various price ranges to figure out which category has been affected the most. I took closed sales for the month of October and compared it to the inventory that is now available. Below you will find the numbers for Miami-Dade County:

Alex ”A-Rod” Rodriguez, who signed a contract to buy Shaquille O’Neal’s mansion on Miami Beach’s Star Island, took an intentional walk from the deal. The house, which Shaq bought for $18.8 million in ‘04, is listed at $32 million.
A-Rod’s wife Cynthia is expecting a baby in April and wants to remain near her folks, John and Evangeline Scurtis, who live in Coconut Grove. That’s why Rodriguez exercised a 30-day termination clause.

This month I have started to feel that Miami Beach condo sellers are coming to terms with the reality of the “new” market. The impending wave of new condos “across the bridge” will no doubt bring down the market as a whole. Don’t worry, the best properties in the best locations are the LAST to go down and the FIRST to come up!
Three new luxury buildings will be added to the Miami Beach real estate mix: Continuum II, Apogee South Beach and Canyon Ranch Living Miami Beach. It will be interesting to see how many speculators place their units on the market at Continuum II. Since Apogee South Beach has so few units (67), I think that any inventory that comes to market will be quickly absorbed.

A reality of today’s market are price reductions. While most real estate agents try to educate their clients on the state of the current real estate market in Miami Beach, sometimes condo sellers do not heed the advice of their agent for multiple reasons. What I have found is that most of my seller clients DO understand the reality of the market in general, but their hope usually “gets the best of them” and want to believe that they may be the “lucky one.”
Today in my email I received NO LESS than 30 emails touting the following:
1. Price Reduced. I think “yeah and so?”
2. Owner Says Sell. This is my personal favorite. I say: “No duh!”
3. Motivated Seller. So I call the agent and they tell me, “the owner wants full price.” Now that’s MOTIVATED.
4. Below appraisal. I think: “Man, those people need to give up on that appraisal from 2005!”
Ok, so you’ve tried the higher price. Nothing happen
With the real estate market in a state of flux, absorption rates are increasingly used as an indicator to assess how long it would take to sell ALL the existing condos in each condominium, assuming the rate of sales stays constant and no new listings are added to the inventory. Additionally, absorption rates are the best way of tracking market performance. They are usually used to indicate “overall real estate market performance,” or how an entire market is doing.
To calculate monthly absorption rate, I have taken all the condos that are currently on the market in each building in the South of Fifth Street (SoFi) neighborhood of South Beach, and divided them by the number of listings that have sold in their respective condo in the past six months and divided that number by six. Many people compute absorption rates by using the number of sales in a one month period, but I use a six month sales average so it “smoothes” the seasonal “peaks and valleys” to gauge the true overa

I remember when I got into the real estate business about 15 years ago that agents who primarily sold condos were considered second-class brokers. How times have changed.
Word on the street (or in my ear) is that the penthouse at Setai South Beach, located at 101 20th Street in Miami Beach, is under contract. Penthouse Villa B encompasses the entire 40th floor of the high rise and is 6,200 interior sq. ft. with a 4,000 sq. ft. roof terrace and private pool.
While this rumored sale would be newsworthy on its own, the magnitude of this potential sale is staggering. If the unit closes at or above $22.5M (which I heard…), here’s what it would mean:
