It was just over a week ago that we visited the 285 Columbus Lofts Broker Open House, at which time, there were 4 units Under Agreement at the luxury rehab of the former American Red Cross building at the corner of Clarendon Street and Columbus Avenue. According to Boston Homes, 12 are now Under Agreement slated for a Spring/Summer 2008 completion.
The absorption of 285 Columbus Lofts, now at approximately 20%, bucks trends elsewhere in the city for new downtown condo developments that have not yet opened. For instance, the neighboring Bryant on Columbus development is approximately 10% Under Agreement, while FP3 Boston in the Seaport District is approximately 20% sold, but has had a significant head start on 285 Columbus Lofts. As we detailed earlier this week (see What's Happening at Penny Savings Bank?), Penny Savings Bank in the South End is approximately 30% sold, while the development has been open for several months, and had a significant runway of preconstruction showings.
The redevelopment of the American Red Cross building at the northwest corner of Columbus Avenue and Clarendon Street, known as 285 Columbus Lofts held a broker open house today. This was the first look that many agents across the city have had to look at this new loft-style development where average price per square foot is $850, and 4 of the 63 units are Under Agreement. One of the things that we hear from clients most often is a request for “multiple exposures” (i.e. a corner unit that has windows, and thus views and light, available on multiple walls). This is actually a tough request in the city given that there are so many brownstone floor throughs, larger buildings are oftentimes built on top of one another, and free standing buildings or those on the corner of two streets have a limited number of corner units.
That said, when a corner unit with multiple exposures does come onto the market, it’s somewhat of a rare and special thing. Interestingly enough, on Monday, a second two-bedroom, two-bathroom 1,000+ square foot multiple exposures loft-style condo at the popular Lincoln Plaza condominiums came onto the market.
There are currently two corner units available at Lincoln Plaza. Priced similarly between $669K and $690K (right around $600 per square foot), these two units offer a lot to be desired.

Stadium Lofts has delayed accepting reservations until early next year. Originally, reservations were to begin this month but it appears they are still finalizing interior finishes and pricing. There was also a hold up with permitting approval after the developer altered the original design with additional floors.

Took a short hard hat tour of Mosler this morning, mostly to view the penthouse and sneak a peek at townhouse 2 and #703. The place was a madhouse packed with construction crews and building inspectors. I snapped a few photos, but unfortunately, the TH and 703 were both in rough shape and they only had the studs up in the penthouse.
From what I did see, the TH and 703 have quality interior finishes and I liked the industrial feel with the exposed duct work, concrete walls and ceilings. The little coffee shop is a nice touch but a little too convenient being accessible from the lobby.
If you’ve been considering Mosler, you might just want to snatch up one of the three remaining units. Sources indicate the developer is likely to increase prices once the building is completed.

The redevelopment of the small six-story five-unit Financial District condo development at 65 Broad Street is now sold out. Unit 5, which was the model unit in the direct elevator access boutique development, received an Offer and is progressing through the purchase process. The lofts at 65 Broad Street went down a rather rocky road in closing out all of the available units, from being listed with multiple real estate brokerages, to even trying to take the units to auction. Some would say that none of the tactics really worked, however, originally pricing the units up in the $500K range did not get things started on the right foot.
Once all remaining units were knocked down to $399,000 each, traffic and showings picked up, and the last unit had multiple pursuers. Not surprising, given that the least expensive property on the market in the Financial District is $603,000 (a large one-bedroom at the Richmond Lofts development). Star Lofts on the Bay looks to me to be a prime candidate to have a developer closeout sale in the near future. Closings for units at Star Lofts on the Bay began towards the beginning of July. As of today, there have been a total of 18 recorded closings with the last one being recorded on August 14, 2007. Not one other unit has been recorded in over a month. I think it is safe to say that closings have slowed to a halt.
Star Lofts on the Bay is a boutique building with only 48 units in the entire building. The 18 recorded closings, however, indicates that 62.5 percent of the building has not closed. That is incredibly shocking!
There are currently a total of 14 units at Star Lofts on the Bay listed for sale in the MLS. Six of the units listed in the MLS, however, do not correspond with the units numbers of the ones that have closed. The project is located at the corner of Hill Street and Decatur Street in downtown Atlanta and is part of a mixed use development which will also include 30,000 square feet of retail and restaurants called the Pencil Factory Shops. This property was the former site of the National Pencil Factory.
There are going to be 188 units once this project is completed and they will be priced from around $150,000 to $450,000. As soon as I have more info on what retailers and restaurants will reside here, I will let you know.

The Triumph Lofts are being built in what else - an old Triumph Motorcycle parts distribution warehouse. How fabulous is that? Especially since you can see the old conveyor belt lines on the ceilings of some of the lofts. Tagged as “close to everything,” these lofts boast floor to ceiling glass windows, are very spacious, have individual balconies, and the Triumph spa pool with the immersion sun deck is very Miami even on Memorial Blvd., and quite frankly, I think it is going to work. The view (even on a cloudy day) from the roof top deck is incredible as you look out over the old Cabbagetown mill stacks to the city where it spans from downtown to mid-town.
I had the pleasure of touring the construction site with Robi Sarkar of Triumph Development Partners who I promised I would quote. Here goes: Mr. Sarkar said, “Priced from 289K to the mid-300’s, Triumph’s 30 units (10 on each floor) offer a unique value to this developing corridor.&rdquo
Railside Lofts is a proposed mixed use development in Castleberry Hill. This $50-million project will sit on 6.6 acres and will consist of 35,000 square feet of retail and commercial space, 186 residential units and a park that runs along the Norfolk Southern rail line.

This loft conversion of an old 1908 school on North Avenue in the Poncey Highlands has 30 lofts with hardwood floors and is in a great location blocks away from Freedom Parkway, Little Five Points, and the Highlands.
Here’s a little bit about what’s gone on there, real estate wise, in the past 6 months. Three lofts have sold since February 13, 2007. All three were one bedroom, one bathroom units with an average sales price of $243,500 and an average of 54 days on the market.
Currently, there are 2 lofts on the market in the Highland School Lofts. One is a 1 bedroom/1 bath unit for $269,900. The other is a 2 bedroom/1 bath, 2 level unit listed at $289,900.

Those of us in real estate have been hearing about the proposed Detroit-Superior Lofts for a while now. There are two articles about the plans and it's always a bit amusing to see the differences in the stories. Isn't news always like that? It seems the project is still a 'go' and it is still being developed by TEG Properties of Cleveland. Both articles agree on that. They also agree that the non-profit group A Place For Us is no longer in the picture for that site. (The site btw, is at the corner of W. 28th and Detroit)Crain's Cleveland is where I first read about it today. Stan Bullard wrote an article about the 50 unit project. It was once also going to cater to more senior residents (in additon to the gay population) and it was to be a four story building. According to Bullard, it is now a seven story affair. Today, I discovered a 3 bedroom pre-foreclosure at Uptown Lofts. Built in 2005, Uptown Lofts is a relatively new building. The building has a concierge, swimming pool, gated parking, club room, sauna and fitness center. It is located on the corner of Biscayne Boulevard and NE 23 Street, in the Arts District of Miami. Uptown Lofts has a total of 66 units.
I went over and checked out the 3 bedroom pre-foreclosure an hour after I found out about it. I’ve seen other units at Uptown Lofts in the past, but I wasn’t aware that some of the Penthouse units have 20-foot ceilings. That is, until today. The 3 bedroom/2 bathroom pre-foreclosure has 1,950 square feet of living space, 20-foot ceilings, stainless steel appliances, a huge wrap-around balcony, spiral staircase, stackable washer/dryer and a fantastic view of Biscayne Bay.
