I read an interesting article about a Landlord Bozo No No in Panama City Florida the other day...Disclaimer: I have no first hand experience as to the validity of this information.It seems a landlord was having issues with a tenant who was late on rental payments. The landlord confronted the tenant and not being satisfied with the tenants response, the landlord told the tenant a video camera had been placed in the tenants unit and the landlord was in possession of compromising videos of the tenant.The tenant, contacted the police and a 'sting' operation was setup where the tenant would exchange rental payment for the compromising video. As the exchange occured, the tenant handed over payment and the landlord in turn handed over a tape. The landlord was promptly arrested and charged with extortion! provision to revise the rent as per the market situation after certain time period
The new model will set a “standard rate” which would be the floor rate for a particular area.
The central government has instructed the state government of Karnataka, Maharashtra, Andhra Pradesh, Kerala and Delhi to put in place the new model.

I enjoy watching the ebb and flows of the market. It amazes me how everything is connected. For example, mortgage interest rates have inched up over the past couple of years from 4-point-something to now 6.5 or so. And sub-prime mortgages have dried up. In other words, you have to have pretty good credit to buy a house today.Guess what? Not as many people are buying houses these days. Two years ago, as you drove through Rochester streets, there were for rent signs on most every block. Today, that is not the case. I recently listed one rental over in Rochester's 19th Ward. I've had 22 phone calls in the past week and the only advertising I've done is put a sign in the yard. I have five houses for sale currently listed and I've not received 10 calls total on the five properties. I'd say it is a very good time to be a landlord.

The place I had rented for two weeks was private in all respects. It was high up towards the top of an ancient village, surrounded by empty land and ruins and concealed by a walled courtyard. Just right for nude sunbathing and wandering around naked. Got another phone call from my PM today. Vacating tenants have moved out as notified, but due to a "family emergency" in NSW left without cleaning or making the repairs they were supposed to. Once again, there are cigarette burns on my 2 year old carpet - this time in the lounge, paint chips off the walls, security screen is busted and needs the lock replaced etc etc etc - total comes to around $1000 worth of repairs. Their bond will cover most of it including brand new carpet and thankfully the girl, who was the good tenant is sending the PM a cheque to cover the remainder, no doubt out of her money, for the damage her boyfriend did.

I had a phone call from my property manager yesterday. The tenants in one of my properties are giving notice after only 9 months. It's funny how this particular house has had more tenants than I've had hot dinners in the time I've owned it, and yet my others all have the same tenants that were in when I bought them. I call it the Jinx House, because there is not one single reason I can think of why these tenants keep leaving after 6/9/12 months.
And not only is there a continual procession of tenants coming and going, but they all seem to be the destructive kind.
