      An interesting article by Vipal Mongra, entitled "In death, afterlife,” appeared in The Deal on Monday predicting the future of Collateralized Debt Obligations (CDOs).  In the article, Messieur Mongra speculates how CDOs may fare in comparison to other products/strategies that were pronounced dead only to rise again from the ashes.  Most notably, the article points to how wrong many prognosticators were about the prediction (based on a wave of corporate defaults and broken deals) that LBOs and junk bonds would be gone forever.  The tone of  Mssr.       General Motors Corp. Adds New Cash Incentives
      General Motors Corp. reported to add more new cash incentives on its large Pickups and SUVs for October following its second-straight month of sales gains. The offers of $1,000 cash rebates on such vehicles as the 2007 and 2008 Chevrolet Silverado large Pickup and GMC Envoy SUV began Tuesday and run through the end of the month, said GM spokesman John McDonald. GM has sought to lift profit by scaling back on costly incentives this year. Cash rebates and zero-percent loans last month helped it boost truck sales by 3.5%, while the industry had a 2.4% truck decline. “We are trying to introduce customers to some of our new 2008 models and continue our sales success,” McDonald said. GM also extended through Oct. 31 its offer of zero-percent financing for up to five years on some SUVs and large pickups, McDonald said. Year-over-year, Honda’s incentives jumped by 73.2 percent to an all-time high, and Toyota’s increased by 53.6 percent. That stands in contrast to the industry average, which actually dipped by some 7.3 percent versus a year ago.Critically, however, even with that new jump, Honda’s incentives totaled an average of $1221 per vehicle, and Toyota’s moved to $1567.       “We will pay $20,000 in closing costs…you can get into our homes with no costs!”…Sound familiar?  In our local market, builders have been offering to contribute 6% of the purchase price to a new buyer’s closing costs.  Really, it is a fantastic offering!  We are in a high closing cost state, so this is a very enticing incentive to buyers.  There is a HUGE problem that we are seeing in conjunction with this offer.  The builder requires the buyer to use their “approved” mortgage lender.  Normally, this wouldn’t be an issue.  It’s good for the builder since they know the mortgage lender and can trust their customers are in good hands.  The caveat to this is some of these in-house mortgage lenders are taking advantage of the 6% contribution.
