A new study shows that 56 percent of new home builders are now offering incentives, up from 45 percent a year ago. Personally speaking, I can vouch for the difference in attitude from Portland’s home builders today in 2007 compared to, let’s say, 2005.Before I get to that comparison, the study by the National Association of Home Builders states that incentives tend to come in terms of upgrades and not price reductions. Reason being is that builders do not want to anger prior home buyers by lowering prices in the neighborhood.Back to my perspective. I remember in the summer of 2005 that waiting lists were quite popular. Builders were selling homes at a very fast pace and incentives were not being given, generally speaking. I also recall lotteries at some of the new developments. In one case, a home builder held a lottery for the remaining lots in their subdivision and there were probably 60 families that showed up that morning. My clients won, but that’s another story. Als

My good friend Paul Hebert has posted a very interesting article about this field, that many companies forget in the development and tracking of incentive campaigns.I want to extract from it:"....As an example: The company wants to increase sales. They determine their sales force has the most impact on that objective so they target their sales organization for an incentive program. They know that they have a high probability of sale if the sales people follow a specific process. However, they don't track those steps. They train and communicate the steps - they rely on sales management to reinforce those steps in their "huddle sessions" - but they don't officially track those steps. Therefore, when they announce the incentive program they use "sales" as the reward event. Those who sell, get the reward - all based on the assumption they are following the steps...."Link to the post

Chevrolet has just announced the new Incentives running from today, until March 14th, 2007.  The Corvette picks up $250 for any GM Employee, Supplier, Dealership Employee, or anyone qualifying for GM Supplier for Friends.  This Bonus Cash is good towards either a purchase or a lease of any 2006 or 2007 Corvette (not the Z06). GM plans to launch their big advertising push for March Madness at the end of the first quarter.  No details yet on any incentives the Corvette may receive, but in the meantime for those of you qualifying for GMS or GSU, now is a great time to act with an extra $250 on the table.
