Historically, real estate agents have represented the seller of a property. The seller, after all, is usually the one who pays their commission, and agents therefore have a fiduciary relationship with the seller. This in no way means that agents may operate outside the bounds of the law and ethical conduct of course. It just means that the real estate agent is just that, an authorized agent of
At first glance, they are the sort of glossy particulars you would find in the window of any estate agent's. But, on closer inspection, most of the properties on offer 'boast' some rather unusual features - such as boarded-up windows, possession orders and no front-door entrance. The homes are being offered by Squatters Estate Agents, which has set up a 'shop' in a derelict warehouse near the gleaming office buildings of the City of London. The new service is advertised on anti-capitalist websites and prospective 'tenants' are directed to the premises - squatted, of course - in the Shoreditch area of the capital. A reporter from this newspaper met James, an 'agent' in his late 20s, wearing jeans, a T- shirt and several days' stubble, who guided us through the details o
More controls to keep real estate agents in lineBy Wong Siew Ying, Channel NewsAsia | Posted: 15 April 2008 1954 hrs SINGAPORE : Real estate agents may be accredited under a new scheme, if the Ministry of Finance (MOF) gives the go-ahead. Two industry watchdogs - the Institute of Estate Agents (IEA) and Consumers Association of Singapore (CASE) - are joining hands to start a new accreditation scheme and they plan to submit a proposal to MOF in the middle of the year. They believe compulsory guidelines will help improve the professionalism of the real estate industry. James Chua had planned to buy a 4-room HDB flat, in the Admiralty area, valued at about S$260,000. He was willing to pay only S$12,000 in cash over valuation (COV). But he was told that another buyer had already made a simila
At least 4,000 U.K. real-estate agents from the 12,000 estimated to be in business may shut their doors by next year because of the collapse of the real- estate market, the London-based Times reported, citing Robin King, a director of real-estate agent network Movewithus. The network's sales have dropped between 30 percent and 50 percent since last year, the newspaper said. The Property Shop, an east England-based real estate agency, shut nine of its 10 offices and dismissed about 30 employees in April, just before its parent company, Alexander Partnership, went into administration, the newspaper said.

Tesco has set the cat amongst the pigeons of UK estate agencies and property portals by announcing that it intends to launch an online estate agency service. The financial strength behind Tesco could see undercutting the traditional estate agencies. The move is response to the difficulty it experienced with it private sellers website services. Rightmove and Primelocation could also be forced, under competition rules, to list Tesco's properties if it becomes a fully fledged agent
This has the ring of urban myth, but the number is so huge it seems worth repeating: API, the trade association for Spanish property agents, is reporting that 40,000 estate agents—half the estate agents in the country—closed down last year, in the wake of the slowdown in the market. As a result, it is believed that as many as 100,000 property agents lost their jobs last year.
Part II: The Windows Experience IndexWhat is the Windows Experience Index?“My computer is a 5.5. Yours is a 4.8. My computer is way better than yours!”This just might be the future of technology bragging on the elementary school playground. The Windows Experience Index is a technology, native to Windows Vista machines, that assigns a numeric value to the performance of a computer. The higher the number, the faster that computer can perform common tasks.Windows Vista runs 5 different tests to determine the performance of the processor, memory, graphics, gaming graphics and primary hard disk. At the conclusion of each test, a number (from 1 to 5.9) is assigned to that component. The most important of those numbers is whichever is the lowest. That number becomes the Windows Experience Index
Part I: You’ll Be Migrating Sooner Or LaterIn the last week, I had 2 separate conversations with real estate agents that concerned me. The first was with an agent who just ordered a beautiful Lenovo Thinkpad X61 Series Tablet, complete with Windows XP Tablet Edition installed. The second conversation was with a real estate agent who had been using Windows Vista on his HP Pavilion laptop for the past several months. The agent asked me how difficult it would be to remove Vista and install Windows XP.Why did both conversations concern me so much? It has to do with the idea of equipping new technology with an operating system that just celebrated its 7th birthday. In technology years (much like dogs years), that is ancient.Windows XP versus VistaWhile I am the first to admit that Windows Vist

When it comes to getting top dollar for their homes Real Estate Agents know how to get it done. After all it is what they do for a living. The only thing that typically keeps a typical home seller from achieving the same results is the reluctance on their part to invest in the sale of their home.Since Realtors package, market and sell homes for a living and they know what home buyers want. Here is a list of the top ten items that real estate agents do when preparing their own home for sale.Carpets are clean and in good condition. Otherwise, get rid of them. All clutter is removed. Everything is thoroughly cleaned. Pet odors are eliminated! Broken items are fixed. All clutter is removed from the front yard. Curtains are always opened, windows shades always up and lights always on. Walls are clean and there are no smudge marks. The closets are reorganized so they appear larger. I am going to break an important business rule and promote a competitor of mine. Why? Credit has to be given when it’s earned and Colin has earned my respect.A good way to gain added value in a real estate transaction in Las Vegas is to buy a property and then up-zone it. For example; buying a residential property and then changing the zoning to office commercial. Millions have been made by savvy investors who bought industrial properties or Las Vegas land and changed the zoning to commercial tourist or MUD1.I have a property on Desert Inn and Oneida Way, for those who are unfamiliar with Las Vegas it is located about seven minutes to the east of Wynn Las Vegas on Las Vegas Boulevard. The zoning for this property was residential and master plan was office. Although this is called a conforming zone change, one has to satisfy numerous Clark County requirements in order to change the zoning and obtain a certificate of occupancy. I am a few weeks away from finishing this project an

The question of whether or not to choose the FSBO route is not as cut and dry as some agents would have consumers think. I've run into more than my fair share of agents that don't do their clients justice for the 3% commission on a 900k house in the San Francisco Bay Area. As such, I would recommend any savvy individual to attempt to sell their property themselves if they are so inclined.
The people I run into in the San Francisco Bay Area (as well as likely readers of this blog) are college educated, and I feel confident these individuals are more motivated, more incentivized, and more competent than the average agent to sell their own home.
I believe part of the problem lives in the misaligned incentives of the agent and seller. Agents care little about the last 25-50k in sales prices - as it has little effect on their commission at the margin. The commission doesn't change too much between, say, $800k and $850k (roughly, an additional $750 on a $12,000 commission), so the agen

I swear he made that number up. Where the hell does this guy come up with 99% of all renters being qualified buyers? Sure, if they’re all liars. There’s an old saying in real estate - buyers are liars. Are these agents so dense they believe their own ridiculous rhetoric. The guy continues by saying…
