Many small businesses subsist on a small but manageable profit margin. Most small businesses are run by do-it-yourselfers. When there is such a fine line between profit and loss, most owners will opt to rely on themselves rather than bring in professional resources. Unless they know for a fact that a computer system vendor or consultant is reasonably priced, ethical, and capable of remaining within the budget, they will opt to assign a low priority to what may appear on the surface to be a non-critical consideration. Oftentimes, they will backburner a project that doesn’t need attention right this minute just to keep the daily work flow on track. This can become an issue when there is a need for a capital expenditure that was not carefully planned for. It not only can dig significantly into the bottom line, it can disrupt the normal course of business.

Now That you've found a Realtor you're comfortable with, the work can begin. Along with a listing agreement and other forms the agent needs to list your house, your Realtor will need an Letter Of Authorization sometimes referred to as an LOA. You've talked to the people you need to speak with and you've decided the short sale is your best option at this point. You can sell your home and walk away clean, avoiding foreclosure, bankruptcy and taxes on any amount forgiven by your lender.
But it's not that easy. The mortgage company holds all the cards and although most do not want to own single family homes, Your short sale must be approved by the lenders loss mitigation department. (We'll discuss how to get approval in tip #4)
Here are some things to consider at this time.
Because you have no equity in the home and the bank will ultimately decide what they will accept, you will also pay no commission or closing costs for the sale.
Short sales are a lot of work and lenders often prefer to work with an experienced Realtor, rather then a home owner. Realtors have the best chance of selling the property in this market.
Don't pay for any person or company

You have missed or are about to miss a mortgage payment. You’ve called your lender and they said they can’t help you at this point. Your upset because you work hard and always paid your mortgage on time.

Refinance, but only if that is going to help and not prolong your problem
Live in the house, try to earn more money
Put the house on the Market. if market value isn’t greater than your mortgage amount talk to your mortgage co. or Professional Realtor about a short sale.
Live in the house until it is foreclosed or you declare chapter 13 bankruptcy.

In 5 weeks I’m moving to a house that has double the useable square footage, and the same-size double garage without the huge mezzanine storage I have now. Looking around my garage tonight, one of 3 conditions must be true:
#1 - I have too much stuff
#2 - my garage is too small

Those of you familiar with special education law understand that I absolutely cannot comment on the facts of the cases.I do want to talk about the process of decision writing, however. I thought I had some good points to contribute, and stories to tell even though I’m nowhere near retirement. I really have had a few bad investment mistakes along the way, and I’m sure I’ll run into more in the future, but that’s one of the points of MyInvestingBlog.com - figuring this stuff out!

If you have ever listened to Dave Ramsey, there is a good chance you have heard him say “go and change your family tree”. It is a beautiful saying that paints a wonderful backdrop for our motivation to make healthy and wise financial choices. The idea being that the money choices we are responsible for now can and will affect your children and family. Those are huge shoes to fills, and they get even bigger when broaden the perspective to grandchildren and great grandchildren.
Let’s not operate out of fear though. Be encouraged by that fact that if you stop your family’s reliance on debt, or align you decisions with your values, or even make wise investment choices, those choices will positively affect your family tree for generations to come. I’ve made a number of good and bad financial decisions in my life. Unfortunately until about a year ago, the majority of them where bad. I could list far more than 6 decisions and frankly could probably write a whole book on the them. To keep from completely boring you though, I’ll only share 3 of each. My sincere hope is that you can learn a little something from my decisions and maybe avoid learning things the hard way like I did.
Our 3 Worst Financial Decisions
#1 - Purchasing an RV
About 6 years ago, we decided to buy an RV. We purchased a new 26′ travel trailer. It was incredibly nice and we enjoyed many wonderful times camping at the South Carolina beaches and the North Carolina mountains.

I think this was the only time that good timing worked for me. Normally, I have the tendency to buy investments at the worst possible time. As Lady Luck would have it, I bought my house at the end of 1998 — right before one of the biggest housing price boom ever.

Best Financial Decisions

My worst financial decision
I decided that I was going to narrow this down to the single worst decision. If I was to make a list, there would be quite a few, and I am sure I will touch on them over time. But, for now my worst decision or group of decisions was:

At the time I had just about no concept of money or debt. I would have cared no more about having $80,000 or $10,000 of student loan debt. They were merely meaningless numbers to me that I didn’t face up to, because I figured I would take care of it later, when I was making the “big bucks” as a 22 year old college grad. We are all very impulsive creatures. As such, we take many actions throughout our lives that have less than desirable outcomes. What appears to be the right thing to do in the moment may only appear to be so on the surface.
Think twice before making any impulsive decisions, especially if they involve those who are closest to you.
Our emotions are the ones that lead us astray in moments like these because they shape our reality with many shades of colours and perspectives, therefore making things appear to be somewhat different than what they really are. Yes, emotions are a wondrous yet dangerous experience, especially when it comes to our impulsive decisions which are purely based on the emotions we are feeling in the moment.
Next time you feel as though you are about to make an impulsive decision that just seems like the most obvious choice to make; step back, hold off for a mo
miWisdom today… Only a fool expects the world to remain the same and constant, and then bases their choices and decisions on what they already know. This type of thinking is entirely based on past experiences, based on that which has long gone and that might not apply to the present moment. You must instead be constantly vigilant to all the new information presented to you and the changing circumstances that life brings your way on a daily basis.
Every new choice, decision and action must be made in the moment based on what you know of the moment, and not what you knew of your past. If we do not take the time and make the effort to study, take into account and reflect on everything that has changed from yesterday, than we will simply fail to see the light of new opportunities that are coming our way.
Look at every piece of information, every person, every sound and sight that enters through your senses, and begin to understand that life isn’t what it used to be, it isn&rsq

On the other hand, if their outcomes contradict what they expected, they will regret their decisions and actions. Yet it is not their decisions and actions that they are in actuality regretting but rather the outcomes of these decisions and actions.
