I had a flyer through my door this morning, low-quality and poorly produced, and using such choice quotes as

Basically, the flyer was advertising a website - they would put an “extensive” description of your property on their website, including up to 12 photos, for £99.
All well and good, but they then go on to talk about the Office of Fair Trading, and make the point that you can supposedly avoid paying an estate agency fee if you introduce a buyer directly, even if you have a contract with an estate agency.
I am not a lawyer, but something felt odd about this claim, so I took the advice of some local estate agents on their understanding.

Say I need to make $6,000 in the next couple months as an agent, and I have three buyers I’m working with. I’m driving around and around showing houses and putting in low ball offers that get rejected for two buyers, and driving around and around and get an offer accepted for the third buyer.
The first two buyers take up 2/3 of my time and pay me nothing, so I have to get a $6,000 worth of commission from the third buyer.
If buyers were paying for my time, as an hourly rate or whatever, then I might get $1,500-2,000 from each of the first two buyers, and then only $2-3,000 from the third buye

The listing agent would negotiate the fee for both the buyer’s agent and him/her self and then place the home in the MLS. The agent who brought the buyer would receive the co-op fee.
This changed in 1983, when the Federal Trade Commission published a report called The Residential Real Estate Brokerage Industry. The report found that 72% of potential home buyers working with an agent thought their agent was working for them - not the seller. I was debating negotiation of commissions with a fellow agent.
Their view was to always ask for 6% commission and if they we’re having trouble closing the deal, to let themselves be negotiated down as low as 5%.
My view is that I don’t negotiate my commission. I have both a 5% option and a 6% option a client can choose from, but those plans are fixed.
I suspect more often than not some extremely pleasant clients who bend over backwards to get their home market ready just agree to 6% because they are, well, so agreeable. I also suspect that more often than not some less pleasant clients who make life difficult and drag the chain in terms of getting the house ready etc are the ones who demand 5%.
So we end up punishing the good clients and rewarding the bad ones. (This is all “hunch” by the way. No studies done.)

Apres modification du Règlement de l’Assemblée nationale, les commissions seront composées de onze membres votants, dont cinq du Parti libéral du Quebec, quatre de l’Action démocratique du Québec et deux du Parti québécois (un troisieme siège non votant est egalement accordé au PQ). La Commission s’est egalement entendue pour abaisser le quorum en Chambre et dans les commissions parlementaires.
