Kansas City Real Estate Thoughts ... There are many types of Kansas City real estate investment opportunities out there and they're not all the $125,000 and under cash flowing type properties. For investors and home buyers who are searching for potential...(read more)
The season may be over, but I'm not ready to stop writing about college basketball. I think it's extremely silly to do one of those 08-09 Top 10s, since we have no idea who is going to enter the draft. So for now, I'm going to look back at my bracket, and see how I did. The purpose of this exercise isn't to gloat about how smart I am, or to mock my stupidity, but to see how things can be improved next year. I will be comparing my picks to the average picks from the ESPN Tournament Challenge, which can be found here.I am not going to go too in depth for the first round, since there were so many games. I got 25 of the 32 games right, while the average bracket had 22.9.Sweet 16Correct picks: 12TC average: 9.34There were four surprise (below a 5 seed) Sweet 16 teams- Villanova, Davidson,
Last night we had a return to major humor on How I Met Your Mother. I think that the Barney episodes are some of the funniest ones ever. For a guy who can do this over and over he deserves many episodes centered around him.
The Bracket refers to the top 64 women that Barney has [...]

Hey everyone, stephen a back again. I suppose I could be called The Sports Flow's resident college hockey writer, with all of two posts under my belt. Last year I dropped a Frozen Four Preview as well as a prediction on who would win the Hobey Baker Award. I went 1 for 3 on the Frozen picks but I did get the Hobey right so I'll take it. This year my role has been expanded a touch and I'll be taking a general overview of the entire tournament to get everyone ready for the Frozen Four in three weeks. And as always, thanks to everyone at The Sports Flow for putting up with me. Here we go.What: The NCAA hockey tournamentWho: The tournament champions of the six conferences (WCHA, CCHA, Hockey East, ECAC Hockey, Atlantic Hockey and the CHA) plus 10 at large teamsWhere: Albany, NY; Worcester, Mas
This is my NCAA Men’s Basketball Tournament Bracket (as of 3/24/2008). I of course had a few upsets, and this definitely isn’t my best bracket by far. My problem is I am so biased towards certain teams and it usually comes back to haunt me…(I usually have Duke and Gonzaga in the lead 8, and [...]
For those of you who don’t have the time to get to know all 65 teams in the NCAA Tournament, filling out a bracket is a numbers game. But you have to know which ones count.
- Only three teams finishing the season ranked No. 1 have won the championship since the field expanded from 53 [...]
To my chagrin the Washington Post Beer Bracket is run by a panel of judges. Your vote doesn't matter! Not only that, but many of the judges aren't beer experts. The biggest disgrace so far was when Leinenkugel's Sunset Wheat rightfully demolished Ommegang Hennepin with 89% to 11% in reader votes and Ommegang advanced anyway!!
I have only tasted 2/8 of the beers left and no longer feel
Adam, we feel your pain!
Well, my bracket is falling apart faster than Britney Spears’ life. Last second shots are killing me! Gonzaga, Vanderbilt, Uconn, Drake, Oregon, Kentucky, and Kent State, you let me down. How in the hell did West Kentucky win that game with that looooooooooooooong 3???? Uconn, what are you doing? And Vandy, [...]
He's got Kansas, North Carolina, UCLA and Pittsburgh going to the final four with North Carolina winning it all, according to media folks who are traveling with the Obama press. Report says Obama put down $10 and filled out his tourney bracket to play with his campaign staff. Hmmm. Pittsburgh. He does need that city's votes for the upcoming Pennsylvania primary.
Our new friends over at BlackSportsOnline.com sent over a friendly challenge. We’ve been challenged by the sports guru Robert Littal to beat him at his game in picking March Madness’ winners. Here a look at our bracket submitted this morning:

(click to enlarge)This is the bracket I will be entering into Sportsbook's "$11,000,000 Bracket Challenge". Needless to say, I am confident. The main thing here that has not been discussed is the Final Four. Kansas has a much easier draw than Louisville, and they are better than them to begin with, so they're in the final game. The exact same thinking caused me to pick Memphis over Duke. Considering their draw, their talent, and the relatively low number of people that are picking them, I would've been hard pressed to pick a team other than the Jayhawks to win it all.Using the numbers from this week's posts, there is a 1.37% chance of my Final Four happening. That is so depressing- I really wish I hadn't calculated it. There should be a way to parlay regional winners, so you could bet
I’ve been writing some form of my bracket takes, via mass email then blog, for a long time now. Every year since 2003, in fact. Prior to that, I lived in Lawrence, so I basically talked to or saw everyone I talked hoops with every single day anyway, so there wasn’t much need for the inter-tubes. This year, it looks like the trend will end. I got nothin. I’ve been away too long, and I can’t even pretend to know what’s going on in college hoops anymore. I’ll still submit a bracket, of course, but I don’t even know which teams in the Midwest region I should be scared of this year. I’ve seen a total of one game on TV since 2006 - KU-Southern Illinois online last year. I think CBS is running the first 3 rounds online again, so I’ll watch any KU games I can, dependent o
While compiling the list of NCAA tournament pools, I've noticed a trend. Every large betting site has a contest in which you can win an extremely large amount of money- $11 million, in Sportsbook's- by picking all 63 games correctly. This is obviously difficult. But so many people fill out brackets, somebody has to get them all correct, right? In a word: no.To do this, let's simplifying assumption that you pick all favorites. Clearly, these are the teams that are most likely to win- thus the "favorites" thing. So the numbers I come up with will actually overestimate the chance of going 63/63, since very few people actually do this.By favorites I do not mean the higher seed- I mean the team that is favored in the game. From the lines at Pinnacle Sports, we can figure out the percentage c

GMU earned a lowly 12th seed in the NCAA Tournament today. They face Notre Dame this upcoming Thursday. On to more important business, the WaPo beer bracket update! Disgusting beer like Miller Chill was eliminated and we are down to 16 beers like Leinenkugel’s and Brooklyn Lager. I will update again when we get to the final four and show off my beer lingo!

Conceptualised along the Japanese idea of ‘space saving': Bangalore-based Asipac, a provider of concepts, planning and marketing solutions to the real estate market, along with over 20 builders (domestic and international) are planning India's biggest private sector housing venture—the Rs 62,000-crore Satyagriha Project, which proposes to build 342,000 homes in the next six years across India. Technology to save electricity and water: The houses are fitted with sensors to conserve electricity and water. Bathrooms have shower cubicles split into a wet and dry area. These have weight sensors—when a person steps into the wet area the water starts, and turns off the moment he steps into the dry area. The toilet bowls are fitted with bum-washers, which too conserves water. The Satyagrih
You may or may not be aware that Canada's income tax system is set up in a "progressive" manner. Basically the more you earn, the more you are taxed. In fact you may have heard people referring to high-income earners losing half of what they make to the government. While it is true that a high income earner will pay a lot of money in tax, they don't normally pay HALF of their income to the income tax collectors. Allow me to explain...There is no 50% tax bracket in Canada. In Ontario, the highest tax bracket that exists is 46.41% for income over $120,888 (for the 2007 tax year). So right off the bat you can see that someone would not lose HALF their earnings to income tax. But there is more to this story than just that. Let's start with an example and then work backwards... If Bob earned $125,000 for 2007, he would have a combined total federal and provincial income tax of $40,179. That would leave him with a "take-home pay" of approximately $

The level at which an individual would take the issues of global warming and climate change today would depend on how they understand it. Also, a lot would rely on the relevance of the issues today would have with regards to the manner of living. Just imagine in schools why most activities are inclined towards instilling green awareness education as well. Children think less of the benefits of keeping the environment clean but if asked individually, most of them would consider it only routine.
Elder people would value the world more. They have seen the good and bad consequences and are aware of what is going on today. The various events and happenings can be attributed to the way that people live and most of the old ones know what such contributing factors are.
In all, I guess it would depend on how people get oriented and placed in front of the truth of it all. That is perhaps the best alarm clock anyone could have when it comes to appreciating the green efforts and green movements
I've heard this many times, even from my beautiful mother! This is not true! Let's bring up my SAMPLE tax table as a refresher:$0-$10,000 = 0% Tax Rate$10,000-$20,000 = 10% Tax Rate$20,000-$50,000 = 20% Tax Rate$50,000-$75,000 = 30% Tax Rate$75,000+ = 50% Tax RateYou will hear some people complain that they don't want their next raise because it will move them into a higher tax bracket and reduce their takehome pay and they will have less money to spend. Okay, the Government does some interesting things but they've figured this one out a long time ago. Here's how it works: Let's take someone earning $49,000. Their marginal tax rate is 20% in our example tax system. That DOES NOT MEAN they pay 20% x $49,000 in tax. They pay 0% on their first $10,000, 10% tax on the next $10,000, and 20% on the next $29,000. Let's work that out:(0% x $10,000) + (10% x $10,000) + (2
This is the debut album by the East London four-piece indieact whose music has been compared to that of The Smiths andThe Strokes, amongst others. 'Up The Bracket' was produced by ex-Clash guitarist, Mick Jones. Included is the single, 'Up The Bracket', and the double A-side tracks 'I Get Along' and 'The Boys In The Band'. This special edition features the bonus track 'What A Waster' and also a bonus DVD featuringthree of the bands videos. Can the debut album from London dandies the Libertines live up to the hype? With the Clash's Mick Jones at the production helm, gravelly tracks such as "Horror Show" and "The Boy Looked at Johnny" rattle along like first-gen punk classics. But like the Strokes, the Libertines manage to imbue snotty garage rock with a sort of wistful romanticism that adds genuine soul to their raucous clatter. Although there's no sign of "What a Waster", the single that made their name, there's no shortage of excellent tunes here. "Boys in the Band" is an

CastilloInquirerMANILA, Philippines -- Morbid though it may sound, but Chot Reyes picked the perfect words to describe the latest turn of events in Philippine basketball.“We’re in the group of death,” Reyes told the Philippine Daily Inquirer over the phone, a few minutes after learning where Team Philippines landed after the FIBA-Asia championship draw Wednesday in Japan.“We’re in the worst position we could be in,” continued Reyes. “We drew the biggest and best teams in the (Asian) region.”There was no luck in the draw for the Filipinos after they found themselves in the bracket of no less than mighty China and rock-solid Jordan and Iran in Group A, making survival of the eliminations a tough feat in itself.“The good thing about it is that if we survive the eliminations, the quarterfinals will be relatively easy,” Reyes said.“You work so hard only to leave your
People owning apartments in illegal buildings in townships of Kalyani, Dombivli and Mira- Bhayander will require to pay twice the amount of property tax as fine. The major locations in Mumbai Metropolitan Region (MMR) can therefore turn out to be a prohibitive choice.
The state’s Urban Development Department has decided to lay down the penalty as a ‘distinctive’ to the increasing number of illegal establishments coming up in townships and urban areas of the state.
The state cabinet has approved an amendment to the Bombay Provincial Development Municipal Corporation Act, the Nagpur Municipal Corporation Act and the Maharashtra Municipal Councils Act, and made for the penalty in principle.
The legislature will consider over the amendments in the monsoon session and then made applicable in the state.
The penalty will be brought into effect in all urban areas and upcoming townships in the state except in Mumbai.
MMR alone has over a lakh of illegal establishments. Kalyan-Dombivli Mun
Let's just get right to the point. Women are nothing but objects and pawns for exploitation of deep desires. That said, let's discuss the NBA's annual Dance Team Bracket where fans vote online for their favorite dance team to advance through an NCAA-style March Madness bracket. The goal? Well, umm...ya just view beautiful woman after beautiful woman trying to decide who is the sexiest group of booty-bouncers in all the land.If I was a woman (I'd be a damn nasty lookin' chick...but that's beside the point), if I was a woman...a strong; independent woman...things like this shallow bracket of bodily competition would piss me off to no end. Luckily, I am a man and do not have to struggle with morality or any kind of standards. So...on with the womenfolk! The voting is underway, and the final round will be available to vote upon on April 10-11.The next matchup -- which is open for voting today -- pits the A-Town dancers (Atlanta Hawks) against the Lady Cats (Charlotte Bobcats). It's Finally Four time, I mean Final Four time! I think for the most part, we all expected UCLA, Florida, Ohio St. and Georgetown to be in it. But, I took the chance on USC. Taking chances on the March Madness bracket like hitting the lottery - if you can pick the upsets, people think your actually smart. I never claimed to be smart...Here's my my bracket as of March 25th:
My bracket -- my real bracket, not that silly upset picking thing we do in the PH4H challenge -- isn't doing that well. So far, I was wrong about Old Dominion, Gonzaga, Marquette, Texas Tech, and Oral Roberts. 68.4%. That's a D+.
News: Pre Pro Sports is breaking down the first-round brackets. Here's the top 4 storylines in the South...yearbook style. Most Likely to Succeed:Texas A&M. The Aggies are the most dangerous 3 seed in the tourney since Carmelo Anthony led Syracuse to the national title as a freshman in 2003. The path isn't easy as they will have to get past a Memphis team with only 3 losses in the Sweet 16 and Greg Oden and the Buckeyes in the Elite 8, but Texas A&M has the perfect balance of inside-outside scoring to make a deep tourney run. Most Likely to Get a Home-Cooked Meal:Lousville. Since when does a 6 seed get home court advantage? One of the best matchups of the first round may be negated with Rick Pitino's team playing the first two rounds in Lexington, KY. The Stanford Cardinal have the talent with the 7-foot Lopez twins (pictured on the left) manning the middle, but they have the disadvantage of having to fly across country to play in front of thousands of Louisville faithful. Most Lik

Look for them to show the world they belong in this tounrey. Sorry ND fans, the Irish are going down.#7 UNLV vs. #10 Georgia Tech - GA Tech ended the season on a roll. UNLV seemed to plateau a bit. Tech could pull off the upset, but Rd. 2 (Wisconsin) is looking rough regardless of the winner here.Players to Watch:Joakim Noah - Had a steller tourney last year, and by the looks of it, an even more impressive hair stylist.Tajuan Porter - Referred to as The Little Engine That Could Shoot by an Oregon fan blog. This tiny 5'6 man could light it up in the tourney. Bookies wonder WWJ

No, it's not the Tar Heels so just do yourself a favor and erase them from your Final Four. As we told you before, people are underestimating Tyler Hansbrough's mask debacle. They'll be bounced by Texas in the Sweet 16, courtesy of Kevin Durant. Meanwhile, the Hoyas are the hottest team in the nation coming off a Big East title and winners of 15 of their last 16 games.Class Clown:Texas Tech. This award goes to the biggest joke of the tournament, according to the Vegas oddsmakers - Bobby Knight's team. Personally, we always hope Bobby Knight advances so we have more opportunities to listen to his words of wisdom (note: don't miss out on this link, but beware at work), but it looks like BC is a safe bet to escape Round 1.Most Likely to Miss Their Star Player:Marquette.
