Oh dear oh dear. Conference season is still in full flow and yesterday my research partner and I travelled to the lovely Lake District to present our paper. At least I've heard it's lovely; all I actually saw was rain and a lot of soggy sheep. However, this entailed train journeys of several hours during which I managed to grab some reading time, amidst gossip and an in-depth discussion of our c

From: Piling On: Borrowers Buried by Fees Slowly but surely, a handful of public-minded bankruptcy court judges are drawing back the curtain on the mortgage servicing business, exposing, among other questionable practices, the sundry and onerous fees that big banks and financial companies levy on troubled borrowers. It isn't a pretty sight, if you are a borrower. But shining a light on this dark corner certainly qualifies as progress. The cases come out of bankruptcy courts in Delaware, Louisiana and New York, and each one shows how improper, undisclosed or questionable fees unfairly penalize borrowers already struggling with mortgage debt or bankruptcy. Given the number of new borrowers falling daily into the foreclosure mire, dubious practices by servicers are beyond troubli

I know it goes against the age-old adage, but this tip will not only save you a ton of money, it will also reduce the clutter in your household. Beneficial any way you slice it.We are a society of collectors. Whether it is DVDs, books, or miniature purple unicorns, we hoard our treasures as jealously as old Smaug did before Bard's arrow knocked him out of the sky. We line our belongings up in orderly rows, making sure to polish them to a pearlescent gleam, all the better to impress friends and family who come to visit and look upon the glory that is our DVD/book/purple unicorn collection. And when we, in turn, visit their homes we are likewise awed by the sheer volume of goods they've managed to accumulate. The greatest irony of this unhealthy mutual admiration? Well, since, in social circl
During my public speaking and private coaching sessions, I cover many unconventional strategies that have helped me become a top producer in the mortgage industry. Ive always been one to think out of the box, and my mind is always focused on how I can improve myself as a loan officer and become more successful. Anyone who has been a reader of this newsletter--even for a short time--can see that the person who succeeds best, is the one who does things differently. I urge you to do the same.
At the end of last month, I published a post entitled "Borrower Approved, But Property Rejected By Fannie Mae. The Latest In The Credit Crunch". It was regarding a real-life situation currently unfolding with buyer clients I was working with. They had a contract on a property that was initially approved, but later rejected by Fannie Mae for being "in an area of diminishing property values". At the time, the outlook was gloomy - the buyers were in default, faced losing their Earnest Money Deposit and possibly even being sued for liquidated damages.
But that outlook has since changed! I recommended that my buyers pull the loan from their lender and go with a lender who my clients and I have been working with for years. This gentleman and his assistant have a perfect track record with my clients and he is one of the most knowledgeable and experienced loan officers in the country.
The buyers agreed and finally, after over 3 weeks, countless hours of labor and everyon
With the latest Prosper site update, they added a borrower rate guidance. This feature helps borrowers pick an interest rate that will be successful in the auction process. Previously, Prosper would suggest rates based on where loans had funded at. Experience had shown, however, that listings that started with a relatively high interest rate would get bids and would eventually be bid down while

Naturally my credit score has improved
Your credit score is a numerical gauge of your ability to payback loans. Anytime you want to borrow money or get credit, the lender will look up this score to determine the risk involved in lending to you. The higher the score the better, so if you get a credit report and see a high [...]

When he appears at nearly 10 o’clock on a Saturday morning, when we have already achieved steady state. They are all fed, clean and most importantly of all, dressed. Their father is not dressed, even though the long hand is seconds away from 10:00. A robe does not qualify for ‘dressed.’ Nor is he clean. He is already brewing his weekend headache due to caffeine withdrawal, but I am without mercy. I push a mug of black coffee in his bleary eyed direction, with verbal prompt, “there you go dear, that should help.”I recall the chap in the restaurant the previous night. He sat at the counter with his pal enjoying a beer, when we arrived to collect our take away, which is called a ‘take out,’ in America. A Friday evening chill out, where chaps chat. My spouse was still at work.It was an exceptionally brave move on my part, not spontaneous of course, but the bribery component was in place. A treat for her, had to be balanced against the pain threshold that her brother
One of the things that came out of Prosper's latest upgrade (see this linkfest for details) was increased information about a borrower's previous loans. I stumbled on a listing for a multi-loaner and found the interface very useful. I got a screenshot of this random listing (for an unreferenced borrower with all the credit info erased to protect the innocent).
This was a good example. Several
In this week’s Business Week, John Edwards was interviewed on a variety of economic questions. His answer that really stuck out to me was to this question:
As President, what would you do to help middle-class Americans reduce credit- card debt and help lower-income people avoid getting trapped by predatory credit-card lenders?
Edwards:
What we’re going to do is restore balance in the credit-card market. I am proposing a Borrower’s Security Act that would do the following: first, require credit-card companies to disclose the true cost of making only minimum payments, as many consumers do.
This seems like common sense to me. Ideally, when someone buys a gun, they are required to be properly trained on how to handle it safely. When someone buys cigarettes or alcohol, the health risks are printed clearly on the packaging, in text large enough to read. When you sign up for a credit card, the important information is in the fine print, and in a language that most Americ
