But I bet he never expected one of his first stories covered by the Associated Press would be because he cat went missing.Massa and his wife have a 20-pound Maine Coon — Max. This week's hero was suggested by Cindy & KathiEach year, around this time, since 1992, the Arlington National Cemetery has something happen to it. It gets covered in vibrant green Christmas wreaths. The wreaths are donated by a man named Merrill Worcester who is the owner of the Worcester Wreath Co. in Maine. Even as a kid, I was awed by Arlington National Cemetery when my parents took my sisters and me to Washington, D.C. from our home in Ohio. It’s not just the landscape that’s impressive, but realization of all the history represented by those thousands of headstones which seem to stretch on forever.
If you never visited Arlington National Cemetery, let me describe it to you: rolling hills, winding roadways, clusters of mature trees, and small groups of people reading headstones here and there. Other than the sound of Taps being played at yet another funeral, it’s a quiet place - a place for reflection and prayer, like any cemetery, but exaggerated by its pure magnitude and your awareness of the heroes resting here who each contributed in their own way to the freedom and quality of life we enjoy now.

may be interested to know that these wreaths -- some 5,000 -- are donated by the
Worcester Wreath Co. of Harrington,
Maine.
The owner, Merrill Worcester, not only provides the wreaths, but covers the
trucking expense as well. He's done this since 1992. A wonderful guy. Also, most
years, groups of Maine school kids combine an educational trip to DC with this
event to help out. Making this even more remarkable is the fact that Harrington
is in one the poorest parts of the state.
And the results are truly a mixed bag. For all of the media hype about what a bad market it is right now, we’re still seeing some good successes in these closer in markets. Frankly, we’re beginning to see successes overall where homes are priced appropriately and presented well, no matter where they’re located. Sometimes it is still taking some time, which is frustrating for the sellers. However, a home seller in the DC area can have hope!
Here’s how the numbers look for just the month of November, 2007 and how it compares with just last November:

What I see in this is that drastically fewer homes were sold pretty much across the board during the November 2007 period when compared with 2006; additionally, at least for just this month, average selling prices were off in the condo market, but held steady or even saw increases over last year for the single family home market.&nbs

Yesterday I had the distinct honor and pleasure of visiting Arlington National Cemetery. My grandfather, who served in Korea and in WWII is buried there, as is my grandmother who preceded him in death by almost 30 years – so we went to visit their gravesite and take in a little history, too. It is a beautiful and peaceful place – the rows so precisely laid out, the beautiful fall colors around us and it was a gorgeous day. There is so much ceremony here and I thought I would share with you some of what we saw – both with some facts and some photos. First, you will see signs like the one to the left - and it’s nice - because it keeps the chit chat down and really serves as a reminder that we’re in a cemetery to honor those who have served our country.

Don’t you love this time of year? Bright yellow, red and orange leaves adorn the trees and now has created a carpet of fall colors on the ground. All of these leaves need to go somewhere! Arlington County Environmental Services has leaf collection down to a science. Here are some fast (and fun) facts that might be of interest:
1. TWO Options for Leaf Collection:
Arlington County Environmental Services offers us two options: vacuum curb service, OR you may place leaves in the FREE biodegradable leaf bags that the county provides. The leaf bags will ONLY be collected during this leaf pickup time of year – and won’t be picked up again until the spring yard waste pick-up. Check the schedule to see when they will be in your neighborhood.
2. TWO months of collection:
Arlington County will make two leaf collection passes, one in November and again in December.

Today’s condo focus will highlight the quaint community of Colonial Village – nestled between Lee Highway and Wilson Blvd stretching almost the length between the Courthouse and Rosslyn Metros. Construction began on this complex was in 1935 and was completed by 1940 - it was one of the area’s first apartment complexes and really set the standard for garden styled apartments for the era. They are low brick buildings situated with appealing, landscaped courtyards and charming interiors.
Conversion to condominium began in the late 1970’s and by the late ‘80’s all 700+ units were totally converted to condominium. It’s a wonderful and desirable place for many to call “home.” There are many restaurants and bars in close proximity – and with the metro accessibility, combined with affordability, Colonial Village continues to gain in popularity.

What I notice are condo sales falling off a bit, as well as average selling prices, but remember, I’ve said this before - it’s VERY difficult, if not impossible, to do trending off of 1 discrete month of sales data – this is just a snapshot compared with the same time last year. So, for more solid trending data, let’s look at Year-To-Date info:
From this I can see that we’re ahead on condo sales in almost all aspects from 2006 – we’re lagging a slight bit (less than 2%) in Single Family Detached home sales over 2006, but holding strong in the 22207 zip code. However, Days on Market continue to plague us as we see longer averages than last year.

It’s that time again – time to report numbers. Frankly, we’re seeing a steady market. No huge swings in any direction. Condos are still moving quite well, average sales prices are remaining steady or are experiencing slight increases and, has been the case all year, days on market (on average) are longer this year than last.

Yes, I have been called upon to serve Jury Duty by Arlington County. At first – I think my first thought was, “I can’t serve Jury Duty now - I’ve got too much going on!” C’mon, let’s be truthful – isn’t that the most natural response?
So for a month, I’ve been preparing my strategies, listening to other wise souls tell stories of how they narrowly escaped, or what tactics I should use in order to be excused. The intersection of Clarendon Boulevard and North Highland Street was the epicenter of the annual Clarendon Day street festival this past Saturday, September 29, 2007. This was my third year making an appearance at the event held just a few blocks from my apartment. Each year, it’s gotten a little bigger, and a little better.
Bands and musicians play at 4 different stages located around central Clarendon, while local restaurants and artists sell their creations to a diverse crowd of local area residents. Proud dog owners are everywhere, and I was happy to see a skateboard demo by some local kids sponsored by Convoy Skateboards (also locally run). There will be plenty of family activities including the Famous Racing Pigs, a petting zoo, pony rides, a rock climbing wall, Police demonstrations and more. Of course, there will be amazing and wonderfully diverse food offerings as well as entertainment nightly ranging from theatre productions to comedy acts.

Well folks – the numbers just keep getting more and more interesting. I have people ask me practically every day how the market is doing! They hear gloom and doom stories on the news about properties just sitting on the market – about subprime lending problems – about skeptical buyers – sales in the toilet, basically. Well, for yet another month, I’m intrigued and encouraged by the numbers I’m seeing.
First, let me tell you that for unit sales of condos and single family homes in Arlington County, July was a stellar month! Unit sales are still continuing to track at or over 2006 sales AS ARE AVERAGE SELLING PRICES. What this means to sellers is STAY REASONABLY PRICED and there are buyers out there. However, the other message I’ve been sending over the past months is that “Days on Market” have gone up - so sellers, sit tight, buckle in for the long haul, be smart when you price, get yourself a good
Arlington County Virginia has been recognized as one of the TOP TEN Digital Counties in the US by the Center for Digital Government and the national Association of Counties. Today I had a great opportunity to show a selection of Arlington Condos to some new clients of mine – there are so many options in the condo market. We were focused on some of the newer buildings along the Orange Line – we looked at a few units in 1800 Wilson, 1021 Garfield and Lexington Square. Now, let me tell you - the inventory is surprisingly low and (as I’ve said in previous posts) prices are steady, if not higher than I’ve seen lately, at least in this market segment.
It struck me how the buildings are defined by 1) proximity to metro 2) “neighborhood” 3) age of building and 4) building amenities. My colleague Scott Montgomery, my husband and I had the distinct pleasure of hosting the Sellsius boys in Arlington for lunch on July 4th… We had a great lunch, great fun, GREAT food (at Mexicali Blues), great company, etc… We shared a lot of laughs and genuinely enjoyed each other’s company. Believe it or not, as I have said in recent posts – the market is still a good solid market in Arlington. Here is a look at some recent statistics.
First here is a chart showing the May numbers as they compare with last year. We’ve sold more condos and more single family homes than during the same month last year – our average days on market are higher, which means more inventory and our average sales prices are either steady or slightly lower. Again,though, I’ve mentioned before that it’s tough to look at just 1 month because there may have been a $6M property that changed hands drastically affecting the average selling prices.

Good morning! Ever wonder how Arlington can keep up the growth? Or, have you heard rumors about a new project? OR, have you driven by one of those big signs saying “XYZ Project, Opening Summer 2007” but it’s still a vacant lot?
Over the weekend, I stumbled on a fantastic website that Arlington County maintains that focuses on the Economic Development. It’s fascinating! It goes neighborhood by neighborhood (e.g., Ballston, Clarendon, Virginia Square, Columbia Pike, Pentagon City, Shirlington, Rosslyn, etc…) and categorizes “Under Construction,” “Recently Completed” and, my favorite, “Projects of Interest.” It’s a great resource to read about upcoming changes, dispelling rumor/myths, etc… CLICK HERE to go check it out!
There’s also a section of “The Crane’s View” that will show some sort of artist’s rendering of the project - sometimes it’s a streetscape, others, more like a bird’s eye view – anyway, pretty cool!

Wow – I would like to report to you that real estate sales in Arlington County Virginia for April, 2007 are alive and well!!! April 2007 saw an increase of 16.7% over April 2006. WOW – again, WOW!! We outpaced the entier Northern Virginia region significantly. Overall, the region experienced a 12% decline year over year.
While this is terrifically exciting news – it’s a month… just a month. Our months can swing wildly by one or two big sales or lack thereof. However, not to rain on the parade – this is great news for our local area. I know traffic has picked up and there seems to be a buzz in the air - that’s cool!
